      An absolute crackpot of a joke. Total scam, they are bullies who have no knowledge of the industry they work in. They prey on the weak and will royally screw you over. This company needs to be HEAVILY investigated & shut down. They somehow consistently remove legitimate reviews from google stating just how much of a scam they are. I see the note from just a week ago thy are 'tidying up' & that is NOT enough, They have scammed me and many other out of thousands, they deliver FALSE PROMISES & enter sales agreements on peoples home without their consent or knowledge. As a victim of prey myself, I will not stop until they have been ceased or investigated. I cannot bring enough attention to the fact they DO BUSINESS AS cashofferKY for a nationwide company called 'WeBuyHomes365'. This is complete & utter fraud as they are using YOUR A+ BBB rating on their website webuyhomes365.com. This needs to be addressed & I will not rest until these scummy scammers are out of work.

      I don’t usually leave reviews but in this case I think it’s important to state that working with Joe W****** turned out very for me. He was honest with me and handled my questions and concerns in a fair and equitable manner. I would work with him again.

      On July 8th 2024, I signed a contract agreeing to sell my house to them to $265,000 with no specified closing date. I requested a specified closing date 3 times before they responded but only saying that their initial offer was too high. I agreed on a lower amount $235,000 but only if they specified a definite closing date. They did not. When I suggested a new contract or an addendum to the current contract to reflect our agreement the responded with "I think we are going to have to cut ties on this"
      When I stated that I would report that they broke the contract to the BBB they responded with "Please have your lawyer contact me as any negative reviews defaming us will be pursued against you."
      1 day after that exchange another representative contacted me to schedule a a broker walk through. When I informed him of what was said the same representative that threatened legal action contacted me stating since I wouldn't let the broker walk through that I was in breach on contract and "Therefore we will have to file a memo to place a lien on the property for the breach of contract"
      I have everything in writing and I would strongly suggest that anyone dealing with them have all communications in writing as you can see they changed their purchase price, refused to update the contract, and then threatened me with legal action.

      I met with jaylen who made an offer on my house and told me they would close in 30 days. I was passed off to 3 other people (Joe, Lionel, ams Tara) within the company who did absolutely nothing. They came to take pictures and never said they were listing the house with those pictures. They never said they were listing my house period. I always thought I'd be getting the cash offer that was in the contract. All they did during this process is lie and drag me around.tgey finally got an offer on my house way lower than what I owed but because of my situation I had to accept it. After I signed all the paper work that buyer backed out. I'm not facing foreclosure and being kicked out of my apartment. I reached out to the head of the company who so signed the contract explaining the situation. He saw my message but never responded. I spoke with manager who said my situation was not ok. She stopped responding to me. This is the worst company with no morals or empathy. Communication was almost nonexistent. I feel like I've been taken advantage of a single mom with little income.i have screenshots of messages as well as the contract to back my rating
      More people need to know what type of scam company this really is.
