    We paid Rafael Perez, owner of Perez Landscaping & Trees, over $100,000 to execute a major landscape & hardscape plan for our house in Prairie Village, KS. Initially, Rafael was wonderful to work with. He was responsive, fast and had a very kind demeanor. Toward the end of our project, he became totally unresponsive and ultimately failed to live up to his contractual obligations.
    Our contract with Rafael included a 2-year warranty that extended through the spring of 2025. Within months of the completion of our project, many of the patio steps that were made of stone pavers became loose, wobbly and dangerous and the stone patio stoop leading into our kitchen began sinking. Rafael promised to come fix it, which he never did. I sent him numerous messages about it and he finally stopped responding. In March of 2025, I got in touch with him about a few trees that were dead or appeared to be dying. He said he ordered a new tree to replace the dead one and that he would look at the trees that appeared to be sick. Unfortunately, Rafael never showed up, never replaced the dead tree, never responded to our messages. We finally got to the point where we asked for Rafael to come over and meet with us to develop a plan for how he would live up to his contract. We gave him a week to send us some available dates & times for our meeting. We told him that if he did not respond, we would have no choice but to leave a complaint with the BBB and file a legal claim against Perez Landscape & Trees. Unfortunately, that is where we are now.
