    I had done everything to keep water out of my basement. New road, new yard, and finally I was fed up enough this spring that I called Smart Foundation. They were comparable in price with the competition, not cheap that is for sure. I certainly got what I paid for. The service was outstanding as the quote was right on the money with the job they did. The guys who did the work checked in 2-3 times a day, so I was at work and knew exactly what they were doing and when they left. I have to say, considering they were working on at least 50 feet of my basement wall, they did an excellent job at clean up. After each day they cleaned and organized their equipment, the demolition was neatly managed, and hardly any dust. They were done in just 2 days. The staff in the office was there with any question and all follow up was timely. I had to finance through their bank and they were easy to work with. It was so nice to be able to get ahold of a real live person with questions etc. The follow up made it stress free, from start to finish. Yes, I would highly recommend Smart Foundation. Thank you all.

    A great job and considerate workers. They were helpful moving some of the stuff I wasn't able to move. They cleaned up well also. Thanks for the quick fix.

    I needed some follow-up (warranty) work done, because I still had a large excess of dirt that hadn’t settled in the area where my foundation was lifted. It had been piled several inches deep against my foundation; that was an invitation for termites and siding-decay. The guys came out and hauled off all the dirt/clay that was above the sidewalk/patio/foundation. Looks perfect!! Thanks so much.

    This company strung me along for literally 14 months after taking my deposit. Once the job finally started, they sent the invoice before it was completed and immediately started harassing me for payment. I'm honestly in shock at the lack of professionalism and humanity demonstrated by the people at this company.

This occurred during a time when we were winding down our concrete flatwork division at the end of the season and we tried to cancel the project and refund you the deposit on two separate occasions because of the long wait times and you did not want that.

    I had a small project to complete. Just 2 floor joist support posts. Smart Foundation Systems did an Excellent job. Great communication by workers and office staff before and after the work was complete. Cleaned up after the job and left no mess. I would recommend Smart Foundation Systems.

    It was a good experience with them, nice work, very responsible workers, I supervise the work and they did what they promise, they installed internal drainage system and a sump pump.

    - 100 ??s. BEWARE !!! I chose them because of their rating with the BBB and their website ************ was hired to correct what was causing the not level floors, self shutting doors, and wall cracks. Their original bid was 12K. They asked for 4K to schedule work, then once work begins another 4K. No supervisor came with the workers. They were asking me what was suppose to be done. They didnt have the correct equipment and left. Next day the salesman came showed them and left. They were to remove 23 structural, support posts and install the pier system they advertise online stating they drive the piers to bedrock and this would correct and sustain my house for a lifetime-guaranteed. When they finished nothing inside my home had changed actually it was worse. No supervisor inspected the job and they were demanding final payment within 24 hours or my warranty would be void. Upon inspection, another 5K was now needed to do the job correctly and the manager would be there to oversee. After paying 12+K once again, workers came unsupervised with no manager, just the salesman for a bit - and after they were done it was even worse!!I Then I hired my own engineer. He deemed my home as unstable in the condition they had left it. They had removed posts under the joints of the wood beam and put their piers in to the sides of the joints Within a few days several of their piers had fell over or were loose under the beam. They had only driven the piers 3 or less definitely not to bedrock!!! Worse of all, I also found out from the Johnson county inspector they were suppose have by law gotten a permit with an engineers approved drawing No permits were obtained at all and their contractors license wasnt active! Not to mention the companies insurance had lapsed during these months while on my job. A lot of money and time to correct a problem they actually made worse and caused more damage. Which forced me to spend more time and money. CANT BE TRUSTED!!

    Excellent service from start to finish. They installed internal drainage system and sump pump. Thoughtful, respected property, explained exactly step by step. Very important though they completely cleaned up afterwards. Highly recommend this company.

    From beginning to end this was a great experience. Installed a sump pump and drainage. From the first point of contact, to the sales person that quoted us, to the ******* and the workers, to the ladies in the office who called to check in with me, this is such a fantastic company that does great work. I would absolutely go to them for any other related foundation needs.
