I purchased this home in late June of 2022. This was a brand new home with a one year warranty. I had problems within the first month. My roof was leaking between the siding and my wall, also I had basement leakage. I sent pictures to Vatterott and they tried to fix it, yet it was unresolved. It wasn't long after that, the leak continued when it rained. I also sent several emails that my driveway was crumbling. No response. I then had a sewer leak and was advised to call my homeowners. My basement had sewage in it! I was told that it was cleaned out and I would have no more problems. I had an independent plumber inspect it, he stated that it was already blocking up, and that he had the camera clear it, but it would have to be fixed. Evidently, the line in my front yard was not set correctly. After he contacted the ************** Vatterott sent someone out and finally fixed the problem. I sent numerous emails, as well as a certified letter to Vatterott. It stated that His representative told me to file with my homeowners, I only received $90.00 instead of the $5000.00 I reported. My deductible is $2000,00. My homeowners closed the case. Vatterottt did dig up the line and fixed my issue, but I went most of the summer of 2023 without a front yard! Finally, I had a water leak in the front room of my home just January of this year. It came through my smoke alarm and light fixture as well as other spots. I sent pictures to Vatterott and have heard nothing! The roof issue has never been resolved since I moved in. Also I had a roof inspector and he stated that my roof is in terrible shape, and needs replacement. My home is only 3 years old. My neighbor has the same issue's. I contacted the City and they stated that all the permits have been lost due to a new system. The City Inspector stated he would contact Vatterott for a copy, there has been no response from Vatterott. I am a 71 year old woman, and expected my home to be my forever home. Ms. ****** purchased her property from us 3 years ago, She has been out of warranty with us for over 2 years, all of her issues were
resolved at that time, and her issues with the water leak was with the sewer dep't and we still assisted in that and footed the bill for it and have yet to receive reimbursement and we don't repair cracks and driveways, it was never part of her warranty at that time. We are not responsible for any maintenance or repairs to her home, she's not a renter, but a home owner.Customer Answer

I stayed at the *********************** and I moved out when I was supposed to and they are trying to keep my deposit. My lease was over in October 2023 and they are trying to keep the deposit for November 2023 rent. Every time I put a work order in it takes 6 months to address. I**;m having issues with my toilet leaking from the base and no one has fixed it in weeks. My grass also has not been cut all summer. I have had to pay out of pocket for it to be cut and it is not my responsibility. They are trying to charge me $279 for repairs and I am not willing to pay for that as I do not feel I am responsible for that.Initial Complaint

Ive been having issues with my Central air in my apartment since May 14, 2024. The rental office had maintenance come out and put window units in the bedrooms of the apartment. The rooms are cool but the rest of the house is hot. *** made several calls about a resolution to get the ac unit fixed. No one has called me back and its been over two months. *** made calls, emails, left voicemails also went to the office and was told maintenance would come out after I put a work order in for the 3rd time. Bugs are getting into the apartment through the cracks left in the window, where maintenance put the window units. Mosquitoes are eating me and my 3 kids alive. We came into the house last week to a big wasp flying around. The company just keeps giving excuses, saying theyre short staff and put in a maintenance request.Customer Answer

I’ve been living in one of vatterott properties for two years without any central air, I do have ac units which I bought and they’ve still ceased to put an central air system back in my townhome. I have had an emergency request for my air not blowing cold air since Wed May 31 and no one still has not been out to service. I received a call at first from maintenance stating that all the **** people were on vacation and that he would be out to my apartment to work from outside because i had to go into the office and would not be home and if he couldnt get it fixed from outside he would call. I did not receive a call and my house was still hot. They have on record that i have a 2 year old in the home with me. I then called and spoke to the property manager who told me all of maintenance was in a Monday meeting and she would reach out to them after they get out. I guess it was an all day meeting bc o did not hear anything again and my house is still hot. The next time i left a message with corporate Assistant Property Manager with no resolution. This last time i asked for the maintenance supervisor ***** which i have contacted three times and left a message with no response and my house is still hot. I came home on Sat Jun 3 to a note on my door stating that they tried to get in and no one was home. Did they really expect me to stay in a hot house with a toddler until they decide to consider my emergency request an actual emergency and why wasnt i called when you were out to gain access to my house . I talked to you before so its a lie that you could not contact me then. We have had 90+ degree weather and this is ridiculous and unacceptable. My central air does not work and I have been living here for 2 years and they have known the whole time and they finally said I needed a new unit for **** dollars. I have it on video. It only gets cool in my living room. I cant breath and I am covered in sweat every time I wake up. My ceiling is leaking in my bedrooms and the living room and my windows are leaking as well .They have a rigged my front door and I do not feel safe. It is not secure and would allow for anyone to enter into my apartment. I don't feel safe. I am allergic to bees and I told them I cant have my window open and I have told them this and they refuse to pay. I have really bad allergies and asthma and I cant have my window open at all. I have trouble breathing and I have made this aware to them constantly. They have a high turnover rate for landlords and they keep repeating the same process and I have repeated my issues to each one but nothing is done. I feel like I am targeted because they had intentions to remodel the apartments but haven't yet and so they are trying to prevent me from living at the apartment by refusing my request for another apartment. Good afternoon,
I am the Regional Property Manager that oversees the apartment that ********************** resides in. ********************** moved in with a signed payment agreement to pay her security deposit in three installment payments. She made the first payment and failed to to make the other two. After reviewing her file in March, I realized that there was a payment from SAFHR funds that paid her account, and resulting in a credit on her ledger. I proceeded to transfer part of the credit amount and posted to her security deposit ledger. ********************** has been upset about the transfer. She has entered the leasing office in a hostile manner more than once and was seen walking in front of the leasing office with a sawed off shotgun. We are in the process of evicting her due the violent behavior she has portrayed.
Regarding the work orders, I have attached the completed ones, and the notes will show you that the roof was repaired, but the ** has not been replaced because ********************** would not allow our maintenance department access to her unit. She also refused a window ac unit that we offered to keep her comfortable while the ac unit was being repaired/replaced.

To whom this may concern My name is *************************. I am a 40-year-old single woman with no children. I have currently been living at **************. unit B4 going on six years now when I first moved over here I loved it maybe a few years ago before the pandemic hit, it went left. We have had multiple managers And multiple scams. They have been going on in regards to getting people into these apartments as well as people in the office have been sleeping with some of the residents. This current manager that is in the office. She was cool at first but she recently just got this new position and she has turned into a hot f****** mess. Excuse my language , I have things in my apartment that have needed to be repaired since the very first day I have pictures of these things that needed to be repaired. I have a leak in my bathroom currently two people have came to see it when discovered that there may be mold. The leak is coming from the upstairs apartment. No one lives there now they recently moved out and no one has been up there to fix anything nor knock on my door. I also have a long seen crack foundation crack multiple throughout my apartment they are aware of them but no one has come and fix them when I first moved here my rent was 775 , it is now 802 when it snows we have to clean our own property off now but they want that 802 when we need things fixed in apartment. They still want that 802. I have contacted the corporate office left messages overtime. No callbacks never today , the people that move from upstairs 2 weeks ago they had been pulled into one of the residence parking spots on 14 the mattresses that they put out there two weeks ago that manager *******. K so ******* claim today when I went in there to confront her that she contacted the trash company in regards to the mattresses. on today my 72-year-old mother and the neighbor next-door were outside moving the mattresses out of the parking lot when they were off to the side trash can
