    Retained the owner, ******** to provide house plans for a renovation project. I was assured the plans when finished, would pass all state and local ordinances. Even the contract states all local and state codes will be implemented. The plans called for two load bearing walls to be removed. The plans failed to meet local and state requirements as a result of the design not having the removed load bearing walls supported with any bracing. ********** has refused to honor his own contract.

    Based on the client's complaint, there appears to be a misunderstanding regarding the responsibilities of a designer and a structural engineer. As a designer, my responsibility was to ensure that the plan I provided complied with all ************** building codes, except for the bearing wall which falls under the purview of a structural engineer. Therefore, it was the responsibility of the structural engineer to review and approve the bearing wall before submission to the city for approval.


    It is also important to note that the engineering service was not included in the proposal and contract between me and the client. Hence, I did not provide any engineering services related to the bearing wall.
