      I would strongly advise anyone to avoid living here. Their lease termination process is nothing short of predatory. Despite giving verbal notice to the front office in plenty of time that we would not be renewing our leaseand receiving confirmation from themno one informed me that a written notice was still required. I only found out when I followed up later, and by then, they claimed it was too ******** theyre forcing me to pay for two additional months on a month-to-month leaseat an increased ratefor an apartment I wont even be living in. I tried speaking with the office staff, hoping to resolve the situation reasonably, but was met with zero empathy and a complete unwillingness to find a middle ground. They seemed more interested in squeezing every last dollar out of me than in treating tenants fairly.This complex is all about profit, not people. Do yourself a favor and find somewhere else to liveanywhere else would be better than here.

      Poor practices, poor customer service, and the ********************** quality is not worth the price. I DO NOT RECOMMEND. As a resident of The One at ************, I was the first ****** in the unit and still experienced a number of issues such as gaps between the doors and walls which let in air and bugs. The fake hardwood floors became unglued in some areas, there was writing in marker on the cabinetry, tons of nicks and chipped paint, uneven surfaces, insufficient parking spaces and more. On top of this, I was also locked out of my apartment in the middle of the night and made to pay for valet trash service that was so inconsistent, I stopped using it altogether. My lease was ending in May, and I planned to move to a sister property, The One at ***************, in hopes for a better experience, but their opening date changed from June to August. Although Hawthorne Residential knew I would be residing at one of their properties for the next 15 months consecutively, (because I was only moving from ************ to ***************), they added a short term fee of $300 per month to my lease at ************, while I waited for the *************** location to officially open. The additional $900 to stay in the same 1 bedroom apartment with all of the existing problems is absolutely insulting. It requires me to pay more money than the apartment is worth, when I already have to pay more to keep it cooled because of the door gaps, pay more for my own pest control, and pay for trash service I dont use. It demonstrates a complete lack of concern for ******s and pure greed, which I believe anyone looking for a new home should be informed of. Furthermore, ************ is a military town and as a veteran, I dont want any fellow service members being taken advantage of by this company. Renters should be paying for quality, safety, and comfort not overpaying or paying absurd fees for poor quality. This cannot be the standard and so this company needs to be held accountable for its practices.

      Allow me to start by saying I reached out to Hawthorne at Wisteria on 6/19, and applied for an apartment. The representative Jayden ****** was nice in the beginning until Rent Grow completed my screening process and lied stating that I have several level of charge offs which was a lie, and a high level of credit payments which also was inaccurate. I received an email of this, no phone call only an email requesting a good address to receive my admin fee of $200. oh how these businesses cherish you, but then treat you like a criminal when a screening company they apply for lie and deny you. I wasn't given any information to file a dispute or any additional information. Just an address requesting where to send my admin fee. Funny thing is the exact same day I applied with another apartment complex and was approved with a $150 deposit hmm. Make that make sense. These businesses don't confirm anything trusting in a screening company that's taking their money, and sending back denials with inaccurate information. 10/10 I don't recommend anyone to go to this business if you are looking for a place to stay. Also go on their website and read their reviews of their maintenance guy sleeping in model homes, leasing agents doing drugs allegedly and much more. Good thing I dodged a bullet here.

      I have a lot to say about my experience at ************* Apartment Homes. I lived there for two years, and unfortunately, the level of professionalism and maintenance left a lot to be desired.After moving out, I didnt receive my security deposit for ten months. I was repeatedly told it was being sent, but it never arrived. Communication stopped altogether at one point they even began ignoring my calls. I had to seriously consider taking legal action just to recover what I was owed. I was relying on that money.During my lease, the refrigerator broke down three separate times, each time leaving me without a working fridge for over a week. Rather than replacing it outright, they kept attempting temporary fixes. When they finally did replace it, they never compensated me for the food I lost which happened every time it broke.On one occasion, while repairing the refrigerator, the maintenance worker accidentally damaged a pipe under the sink. I didnt realize it until the next morning when he knocked on my door to inform me that the apartment downstairs had flooded.I also had to deal with roaches from time to time. Even though pest control is included in the rent, they only came to spray after you already had a pest problem and only if you asked. At one point, my A/C broke, adding to the ongoing list of issues.Before moving in, they didnt allow me to tour any units because "none were available yet", and I was in a bind. These were advertised as "luxury apartments" but lets be real, the countertops were hideous ******speckled laminate, carpeted floor in the living room and bedroom, you could see the paint strokes on the walls, and a roll of cheap grey flooring in the bathroom and kitchen- there was nothing luxury about the experience.Bottom line: these apartments are overpriced, poorly maintained, and managed with little regard for tenant rights or comfort. I would not recommend them.

      Were former residents of Hawthorne at Northwest and want to share our experience to help others make informed decisions.We moved out early and are now paying nearly two additional months of rent for a unit we couldnt stay in due to unlivable noise conditions. There is virtually no soundproofing between floors. Everyday sounds from the unit abovewalking, talking, dropped itemsechoed constantly throughout our apartment. This wasnt about loud neighbors; its poor construction.Early on, we believed the noise was isolated to one upstairs unit and provided testimony to management based on that. We were told those neighbors were given our phone number so we could resolve things directly, while we were denied theirs. We now believe that was not truthful. Looking back, we regret our involvement in what turned out to be a structural issue, not a tenant issue.The problem never improved. Multiple tenants above us have come and gone, and weve since realized this is a pattern. Other residents in our building have shared similar experiences. Despite this, management consistently minimized our concerns, often framing them as personal preferences instead of legitimate complaints.The property looks nice on the surface, but livability is lacking. Its clear the design prioritized appearance and density over comfort or long-term satisfaction.Were sharing this so others dont go through what we did. If youre considering moving here, ask to tour a second-floor unit during peak hours when someone is home upstairs. Appearances can be deceivingmake sure you know what youre getting into.

      Living at Views at *************** has been incredibly frustrating. From day one, I encountered numerous issues that were either ignored or poorly *************** Start Date Issue:Before signing, I noticed my lease start date was May 7th, but I didnt move in until May 17th. I raised this concern, but management refused to correct it.**** Problems:A week after moving in, I realized my AC wasnt working, making my apartment reach 80Fa serious issue since I work from home. Maintenance attempted to fix it multiple times, yet the issue persisted until September. I was often left without AC and had to request a portable unit, which ended up flooding my living room, attracting ants, and ruining my rug. When winter arrived, the heat also failed due to an incorrectly installed part. I later learned the **** system was from 1992, and despite repeated breakdowns, management refused to replace it. Since turning on the heat, Ive had constant illness and eczema flare-**** likely due to dirty air ************** Issues:My toilet had low water pressure until it became completely unusable. After a failed repair attempt, I was left without a toilet for four days in my one-bathroom unit. I had to use the on-site gym restroom, which was highly inconvenient. Additionally, maintenance damaged my belongings, and I was never **************** Renewal Issues:I didnt receive my renewal notice until 3/24, despite requesting it on 3/19. By then, the early bird rental special had expired, and I had less than a month to decide. I submitted a 40-day notice, but management insisted on a 60-day requirement, forcing me to extend past my leases end date. When I asked for corporates contact information, they refused to provide it, and my calls were ************* Thoughts:With an incorrect lease start date, broken ****, plumbing failures, and unresponsive management, I strongly discourage living here. Avoid this complex like the plague.

      I applied January 2025 to the Station at *********** apts in *******,** owned by Hawthorne Residential Partners. I was not approved, which is not an issue at all because I did find a much better apt. However, when applying I was required to pay a $250 admin fee that was to be refunded if the application was denied. Ive contacted the property numerous times and emailed for an update on my refund. The leasing office agreed it seems odd they havent issued the refund yet and provided me the with corporate accounting number in Greensboro. The corporate office never answers or returns calls and Ive left about 5 voicemails and dialed in to several departments, still no answer and no call back. I also submitted the contact form online. I feel scammed that this company so easily took my money electronically but requires 30 days to send a refund check in the mail. Its been almost 60 days and I cant even get an honest update and still havent received my refund. Ive worked in accounting for 20 years and know this company cant possibly be that inefficient to require potential tenants to pay this fee prior to approval and not have a steadfast process on refunding as needed. That doesnt exemplify good business and should be thoroughly investigated. I thought I had done my due diligence by researching the *** community before applying but I see now that research on the management company is just as important because how things are ran at the top greatly affect every level under it and this is horrible. Hundreds of dollars people have to pay up front with the certainty from these leasing offices that theyll be refunded (promptly) if not approved, is false advertising from this company. The truth of your process should be explained to give the applicants an option to proceed or not because in this economy not everyone can or is willing to just walk away with their money being stolen, especially from a thriving business. Where is the moral check in this?

      If I could give zero stars, I would. Shortly after signing my lease and moving into the unit, I experienced issues that should never occur in a residential property. On my first night, I felt something crawling on me while I slept but brushed it off. The next day, I found a dead ***** in a cabinet and reported it to the office. They sent an exterminator, but that didnt solve the problem.When I returned later, I was horrified to discover a severe ***** infestation. Roaches were everywhereon the kitchen counter, in the cabinets, drawers, toaster, cereal box, dishwasher, and even crawling out of my shoe in the bathroom. This wasnt a minor issue; it was a major health hazard.When my son visited the unit, he was equally appalled. I went to the office to request a transfer or a resolution. One staff member was empathetic, but another was rude and dismissive, telling me Id have to stick with the unit or pay four months rent to break the lease.This was completely unreasonable given the uninhabitable and unhealthy conditions of the unit. I feel deceived and taken advantage of, as I was knowingly placed in a unit with a severe infestation. The managements lack of accountability and refusal to address the issue appropriately was unacceptable. Avoid Hawthorne at the Pines at all costs if you value your health and peace of mind.

      Mr. ***** was scheduled to move into apt ****************** at ******************** on October 16, 2024. Mr. ***** chose to cancel his tenancy on 10/16/24 and did not move into apt ******************. He called Progress *********** to cancel his electric account but gave them the wrong **********. Price did email the office at ******************** on 12/31/24 complaining that he was still being charged for power. He was informed that the address he gave ********** was not ******************, and he would need to contact **** about his mistake. The office cannot contact **** on his behalf because it is an account in his name only.

      Since last Thursday I have been having a reaction to the chemicals used to spray for bugs at my unit, an issues that the unit already had when I first moved in. As the week went on, my symptoms got worse and by the following Wednesday my eyes were on fire, nose running, the feeling of sunburn on my skin, and a rash began to form and I wasnt able to sleep until 4am the following morning. I woke up on Thursday hoping it would be better but it wasnt. I left the windows and doors open and turned off the fans in the unit hoping to get it aired out and hopefully find some relief. I left for a little bit and the symptoms I was having lessened. I returned to the apartment a little after 7pm on Thursday, hoping that airing it out helped, and after sitting there for another hour I couldnt stand the reactions,again, any longer! I could hardly keep my eyes from watering or open due to swelling at that point. I decided to find a hotel and due to it not being business hours at the apartments leasing office, I called and left a voicemail about what was going on. I had a business card from *****, the pest company used, and I called them that night as well to try to get some answers while I waited for the apartment complex to open and call me back. The pest company, *****, was unable to provide any answers, other than the time it usually takes for the chemicals to dissipate (***** days), due to being in contract with the apartments. However, they also reached out to the leasing office via email to let them know that I was having an issue with pesticides used for treating the unit. When the leasing office opened, I received a phone call that they got the information about what was going on and my voicemail, but they were unsure what to do at that time. They needed to reach out to management and the risk team to see what could be done.They are only willing to have me sign a release form told me they would have it to me by last Friday 5pm its now Monday and nothing
