      I am a former resident at the Avenues of Lakeshore in Birmingham, Alabama. I have been trying for a year and 5 months to get my deposit returned to me and have yet to receive it. The property has recently changed management companies, so I have been trying to reach the corporate line. There has been 0 returned called even though I’ve called multiple times and the only option is to leave a message. I lived in an apartment that was absolutely disgusting when I moved in and was not offered a different apartment in exchange. I will tell all of my friends, family, and others to never rent from Hawthorne Residential Partners because they DO NOT care about their tenants.

      We issued check #4402 on 10/03/2022 and then reissued it on 12/12/2022. The new check didn’t cash so it was written off to unclaimed property.

      I never received a check in the mail for the deposit, so I don’t understand why it was written off as unclaimed property. I’ve also been calling your corporate office and have left multiple voicemails but no one will get back with me. Why was that never explained to be when I called the property every month.

      I would give a negative rating if I had the option. As a resident of 9 months at Hawthorne at Bay Forest in La Porte, TX, I have tried to reach out to the corporate office on multiple occasions about issues needing to be resolved with property management. On my move-in day, my entire unit had the odor of marijuana. The carpet and AC vents were cleaned to try to fix this. The smell returned daily, and I realized it came from a neighboring unit. I have complained month after month, and nothing has changed. The lease is this is a non-smoking community, but they do not investigate or enforce that. The community is supposed to be gated, but they are "broken" over 75% of the time. I was out of town, and there was a fire in one of the units in my building. I was out of town, but with my doorbell camera, I saw firefighters knock on my door. This is the only way I knew about the fire. I asked management to check for damage once I could get ahold of them hours later. I was advised to make a maintenance request for them to do it. It took them over two days to check; luckily, there was no damage. I asked to change the AC vent, but I did note that I needed to be called beforehand to lock up my dog. Nobody called, and they entered to do it without my knowledge. When I talked to management, they apologized and said they are always on alert with pets and take special care when entering apartments.
      I was hoping someone from corporate would return my calls, emails, and messages to discuss these issues, but they have yet to reach out. I have filled out the Contact Us form on their website multiple times in the last few months and have yet to hear back. Things are getting progressively worse, and I am running out of ways to try and reach out to them.

      Thank you for reaching out concerning Hawthorne at Bay Forest. As you noted, we are a smoke-free community. Unfortunately, residents and guests do, on occasion, violate these rules. We address them to the best of our ability. If illegal activity is taking place, we request that any resident contact the proper authorities. Gates at the communities are now fully functional after receiving several repairs over the last few months due to damage from wind/rain to our call boxes. A recent small kitchen fire was noted at the community, however, no additional units were affected. We do apologize if entry into your apartment to complete a requested work order was not accompanied by a notification and will rectify this in the future. The local Regional Manager for Hawthorne at Bay Forest has reached out directly to address these concerns.

      I lived here for one year and it was the worse experience I’ve ever had. There were several wasps coming in somehow and I sent several emails and called several times and was told someone would be out there to spray weeks after the situation, when I’m allergic and no one came at all to spray, and I ended up moving out. Sarah P******, the manager was very unprofessional and rude and when I’ve called about issues she cut me off while talking and hung up on me, which is very unprofessional as a manager. Also, the week before my lease ended, the office came in my apartment when I was at work and got rid of several of my belongs including personal items from someone that’s passed in my family previously and never gave them back. I reached out to the office about the issue and asked for corporates number and have screenshots of Sarah P****** telling me that there is not a number for me to speak to anyone higher up than her, and she was very rude. They told me that they got my apartment mixed up with someone who got evicted in my building and didn’t mean to go through my belongings but never returned my $500 that was left in the apartment and taken and never even cared to respond about the issue with my money since there’s no cameras they stated. I’ve had nothing but issues living here and very upset about my experience with the staff, especially the manager Sarah. I’m also disappointed they got away with stealing my belongings and never returning my money back to me and said since there were no cameras they have no proof even though my belongings were in my home. They got away with being thieves and I find that very upsetting. I wish there was an actual number to corporate I could reach, and find it hard to believe that there isn’t. If i could rate this apartment in the negatives, I definitely would. I do not recommend moving here.

      Worst nightmare of my life moving here. Dealt with nothing but rude and unprofessional office staff and management constantly due to obvious discrimination. The rent is almost $1400 a month and there is nonstop ants, roaches, and spiders. Nobody in the office can ever answer the phone which should’ve been a red flag during the entire application process to never be able to get someone on the phone. The office will open hours after it’s supposed to open leaving you with your hands tied even when you have an emergency because you can’t even get someone on the phone. The office manager Taylor H****, at the specific complex I am at, has made my time here even more miserable, always feeling talked down to by her. Now after months of dealing with… my car being towed with absolutely no notice from the office and the office opening hours late to the point of me having to pay an extra day fee at the towing company before I could get any information on where my car was, power constantly going out in my apartment and the maintenance man admitting to me he mentioned multiple times to management that something needed to be replaced but they complained it was too expensive, the AC going out within our first month of moving in… They are filing an addiction against 25-year-old single mom and her two children because I asked the maintenance man to watch his smart *** tone when he was addressing me aggressively for having to unlock my door. My mind is absolutely blown I have never dealt with such an atrocious company in my life.

      I have a very strange situation with Hawthorn at the Carlyle in Greenville South, Carolina. I came in the office to submit a 30 notice but was never given the correct paperwork to submit. I informed the assistant manager that I was leaving my apartment since my lease was completed. She told me ok but never gave proper paperwork. Two weeks after submitting my notice the same manager informed me that they never received notice of me leaving and that I was still responsible for next months rent. I tried informing them of the situation but they refused to help. I had a good stay here until the strange situation. I reached out to corporate several times but they don’t answer or call back even to voicemails.

      Mr. ***** was on MTM and did not provide a 30-day notice prior to turning in his keys. When he spoke to the office team regarding his potential plans, the notice process for MTM was explained, however, after he came into the office, they did not receive the 30-day notice. Since the notice was not given prior to the return of the keys, he was charged for the 30-day notice.

      If I could warn everyone to stay away from this place. The place has roaches, and when I first moved in they never cleaned the place and the carpet was infested with fleas. Several leaks from the ac unit and reoccurring issues with toilets overflowing due to old toilets led to the carpet being wet. The management made zero effort after I moved out to inform me of damages until I called several times to find out the status of my security deposit. Then I find out they sent the damages bill to collections without even sending me a bill or calling me. STAY AWAY From this place!!!!! This place deserves zero stars.

      So I been living here for the past 2 years , my experience here is not what I expected to be . So we been having problems with this apartment for years. the first week we moved in here. Dishwasher , lights , ac is always breaking down . I done put in a report about it for the longest but they blankly disregard. They send maintenance but the maintenance to me isn’t no good at all. One day It’ll be fixed then the next week it breaks down . Plus if you’re a young adult they like to get over you and over charge you for everything like people make a lot of money like inflation is not real. So I don’t recommend nobody staying here . I will be leaving here. Also My kitchen is always over flowing anytime I use my dishwasher.

      When I first moved in it was great until the office manager Victoria left. Went down hill! Roaches coming in the doors and dead roaches in the breezeway and trash everywhere else. I live in a one bedroom, unrenovated apartment for $1295 a month and can't sleep because of the roaches! They said they are going to spray....we will see; I've had roaches here before, but this is disgusting! Will definitely be finding a new place to live!!!!

      Our team has been in constant communication with ***** to resolve her concerns. The apartment was sprayed on 9/14 – we had our team come out specifically to service her on a day that they do not typically come. We also provided communication that our pest control team would be doing a full exterior treatment of the buildings on 9/18 as a preventative measure in the palmetto bugs she is experiencing.

      I stay at Park West Apartments and this apartment complex is the worst apartment complex I’ve ever stayed in. I’ve made complaint after complaint for MONTHS maybe a YEAR now about several things needing to be fixed in my apartment, such as the left back eye on the stove doesn’t work, the oven burns everything in seconds even on the lowest setting, they never came and fixed the tubs, I don’t have any closet doors in either rooms of the apartment that were apparently “on back order” I don’t have a door to my mailbox and they claim they had no idea about but give tours around the complex almost everyday I’ve expected a few important letters in the mail but never gotten, my bathroom ceiling is peeling, there is no seal on the bottom of the front door, the garbage disposal doesn’t work, you have to wiggle the handle to stop the water in the kitchen sink from dripping all night. The biggest problem being that my ceiling in the living room leaks when it rains and left the ceiling with a BIG peeling brown and molded spot but no one has even made an attempt to do anything about any of this stuff. I have pictures from LAST YEAR when the spot on my living room ceiling was small like a fist now it is as big as a kiddie pool. They NEVER answer the phone and if they do they always say “we will get someone to look at it” “we will put a work order in for you” no one ever comes out and they never put in a work order for it. I can look at these things all day long that’s not fixing the problems that I am having. I even went as far as sending emails and they never respond to them. I’ve given them a list of everything that is wrong in my apartment multiple times and still no one cares about anything but paying rent on time which they keep changing the date on that too. It’s “newly renovated” apartments available for lease but I can not get anything fixed in my apartment that is absurd. The management and employees are TERRIBLE I can guarantee you they don’t stay in these conditions.

      My daughter and I applied for an apartment here at the Simpsonville SC location on August 30th and was denied because of our income which we understood. I called the Hawthorn’s front office about my refund of $200 once we didn’t get approved and Kaitlyn told me that it takes 30 days for the check to come in, so I waited 30 days for my refund check to come in as of September 8th 2023 no refund check. So I called the Hawthorn office this morning September 8th and talked to one of the property managers and she said she will contact the accountant who handles this and she will get back to me. Well last week Kaitlyn said the same thing and I never heard back from her through email or phone call. Please if you are looking for a place to live RUN ????? from Palmetto Hawthorn or you will be treated disrespectfully because they have a DON’T CARE ATTITUDE about your situation. I WILL NEVER send someone to live there NEVER ??
