      Incompetent is the best thing I can say about this business.They withheld almost 4k of taxes that had already been paid by my mortgage company out of escrow and said when it cleared with the town they would send me the refund.Well - they paid the town anyway and then expected me to resolve it with the town - even though they admitted the error was theirs. I gave them an easy option - send me my check and they can fix it with the town - their problem - they should fix.I have received not one phone call from them, and the calls I have made have been unreturned.I gave them 5 business days to fix although the closing was over a month ago. This should have been identified and rectified sooner.I have still not received a phone call or what they intend to do to fix this.They say they are working diligently with the town to resolve yet still - not a single word other than e-mail saying they are working it. Town says they can only refund the mortgage company - but my account is closed and paid in full. The town further said if the mortgage company authorizes direct payment to me - they could do that. Why does the title company not do this? It was their error!

      Very poor service. The Gilford office's title search failed to find an easement that goes right through the middle of our property. We only found out about it as we started the building process. Heidi Gwynn, their representative at our closing, has never returned our call about this matter. When we called a lawyer about the easement he was able to find it within 10 minutes. Obviously, Summit Title did not even give our search that long. What did we pay them for? Who knows?

      disappointment is certainly understandable, the role of a title company is to
      verify that the property is free of any liens, debts, claims, or encumbrances
      from parties and ensures there is no question of ownership. Additionally, the
      title company prepares and records the new deed transferring ownership and
      offers title insurance. In this instance, Summit Title prepared the new deed
      description transferring ownership of the land to you with clear title. The property description is exactly as the deed before, and specifically
      references easements outlined in prior plans of record. Therefore, Summit
      Title adequately fulfilled our obligations as your hired title company.
