    I am writing to file a formal complaint against my landlord, ZJBV Properties LLC, regarding their ongoing negligence in addressing serious structural issues in the building I rent at ************************* Pelham NH *****. Despite numerous attempts to communicate my concerns and request repairs, my landlord has failed to take the necessary action to fix the unsafe conditions.I have communicated to the landlord on several occasions, the wall is heavily damaged, with mold growing on it and water leaking through after every rain or snowfall. It also has a persistent, unpleasant odor, likely due to the moisture buildup.I have spent over $12,000 from my own pocket attempting to address this issue, but the wall continues to deteriorate. I can provide all the receipts. At this point, I am extremely concerned for the safety of myself, my employees, and clients, as the wall appears to be at risk of collapsing.I kindly request your office to investigate this matter and take appropriate action to ensure that the necessary repairs are made. I believe my landlord's inaction violates the responsibilities outlined in state law regarding the maintenance of safe and habitable rental properties.I would like to know what steps can be taken to resolve this issue and if you can provide me with any assistance. Your prompt attention to this matter would be greatly appreciated, as it directly impacts the safety and usability of the space.Thank you for your time and I look forward to your ************* regards,On ********** ************

    I would like to continue with my complaint. I understand the BBB cannot take legal action but can communicate with both parties and attempt a peaceful resolution.

    See notice of default that was sent to the tenant ************** regarding their default of lease payments for the months of Sept and Oct.    

    We have not heard from this tenant since last September when the work was performed to install drainage which the Landlord Paid Half of this bill.   Tenant did not pay the entire bill

    I do not accept the business's response as a resolution to my complaint because:

    First, I would like to address the issue regarding the leak. While we
    initially worked with a contractor to install a French drain and
    believed the issue was resolved, the property continues to experience
    persistent water intrusion. The leak has worsened, causing damage that
    has not been fully addressed, and a dehumidifier and fan are no longer
    sufficient to remedy the situation.

    It is important to note that, while the property may have been rented
    "as-is," the landlord voluntarily contributed to the initial repair,
    acknowledging that the problem needed to be addressed. This indicates
    an awareness of the safety concerns. You cannot selectively choose
    which repairs to fund if you are aware of ongoing issues. Since the
    landlord participated in covering half the costs of the original
    repair, this further demonstrates that the issue was not minor, and
    the situation requires full resolution.

    Additionally, I have never stated in writing that the check was in the
    mail. Given the current state of the property and the unresolved
    safety concerns, I am now being forced to relocate to ensure the
    safety of my business and employees.

    If the landlord believes the property is no longer suitable for our
    use and wishes us to vacate, I will seek reimbursement for the
    expenses I personally incurred for the repairs. 
    I feel it's more than justifiable that these costs be covered 
    if I am to leave the property due to its unsafe condition.



    Additionally, you've mentioned paragraph XIX but I'd like you to take a look at paragraph X. Maintenance. 
    Landlords shall be responsible to maintain and repair the roof and structure only of the building on the premises at Landlord's expense. 


    I hope we can come to an understanding and resolve this matter
    amicably. I remain open to discussing how we can move forward.
