      Select Home Warranty is the worse Warranty company and business to deal with, they will deny every claim and come up with some reason why they won't cover anything or replace anything and will offer you a settlement from 100 to 200.00 for you to pat for your own repairs or replace on your dime. They suck bad don't waste your money and run as fast as you can, they are a complete scam and their services suck on getting you fixed or repaired took me 3 weeks just to get an answer on what they will do for a broken refrigerator, after no fridge for 3 weeks they finally said they would give me 200.00 towards a 600.00 repair and said it wasn't worth fixing. The fridge was only 7 years old

      I think select home warranty should first verify with customer if appliance or system is still under factory warranty before assigning a technician which cost the customer money because select home warranty will not under any circumstances allow technician to service the product. After technician is paid that is when Select Home Warranty denies product any service that is still under manufacture warranty.

      Select Home Scam. Joined them two yeears ago had 5 claims and was denied on four.

      Garage door would not close DENIED because I replaced the door five years ago. Fixed with a $3.00 part from home depot.

      Ice Maker leaking DENIED because ice make was leaking. Was told by the escalation team that never make a claim indicationg you have a leak it will be automatically denied.

      Refrigerator was not cooling. DENIED because they do not cover compressor. The compresser is the main component in the refigerator.

      Washing machine door seal came loose. DENIED Do not cover door seals

      I talked to there escalation team on three occaisions to get some help and never heard back from either agent . Check out facebook back in 2019 people were pushing a class action suit against the company .

      First and foremost when I first signed up for the service … I was expecting to have a copy of my contact email ….that didn’t happen … I had to call and ask for a copy and they sent me some letter that was not my contract. I later had to file a claimed … they first sent me to a handyman that didn’t work on my brand … he refused to even come out to diagnose the issues. They found me another company which was slow , but they did end up coming out to do a diagnose the problem. Here is the problem diagnose we’re done and sent to Select Home Warranty…. Now they are saying that it was within my thirty days and couldn’t be used … it would have been nice to know that on front end.

      Complete SCAM. Do not be fooled by the "Consumer Affairs" review, if you read the fine print, you will see Select Home Warrant has compensated them for the review.

      I own several properties with different warranty companies, SHW LLC is hands down the absolute WORST. I am now turning all my properties over to American Home Shield, who have been fair about most claims.

      I called on my fridge the guy was there literally 5 minutes, barely looked at it, and said it was not covered and no one could explain why. Plus when I made the claim, the representative scammed me into paying an extra $125 for something, which I stupidly did.

      When my washing machine broke, SHW did not have available tech for two weeks, I ended up repairing it out of pocket.

      My AC unit would not cool below 82% and SHW said that it was cooling a little so it would not be covered as it was "sort of" working and they would only fix it if it was completely down.

      I did call on a plumbing issue and was sent a really grumpy, miserable guy who whined because he had to snake a second toilet. It probably would have only been $65 for this repair anyway.

      Now today I call because my hot water heater that is only three years old is leaking all over the garage, and was told is not covered either!!!!!!! WHAT EXACTLY DO THEY COVER?????

      I got scammed by their sales representative, Lucas, into purchasing 3 years on two properties. One property has had no claims at all, but clearly, I do not trust SHW to honor a claim if I had one.

      I am disgusted, this is a company clearly with no integrity. I wish to cancel all my policies and receive a refund, I'll let you know how that works out for me!

      Clearly, they hook buyers with cheaper prices and lower deductibles on claims. However, this means nothing as they deny 90% of claims anyway. How do these people sleep at night???

      Select Home Warranty is a Dreadful, Terrible, Dishonest Company, I am surprised that they even have a 2-star review on here!

      Select Home Warranty’s Customer care is in India. We have a valid contract with them since March 2022. I contacted them 2 weeks ago with an AC repair request. The claim was denied saying and indicated that our contract was not valid when I requested the claim. I told them that is not correct they said that, you are right and we apologize and we will fix this right away and they will get back to me in 24-48 hrs. Never heard from them and called again. They verified me and put me on hold and said that the are sorry and someone will contact me in or an email will be sent in 24 to 48 hrs. Did not get any reply called them again and again and again. Same excuses but no action. I had to call a repair man to have the AC fixed. Called select home warranty company again today and told them that the problem is fixed. They walked me through the same verification and told me that this will be escalated and I will be transferred to a supervisor. During the transfer the call got disconnected. I think this company is scamming me. They took our money, promised great and reliable service. I am left high and dry and I believe that what they are doing is illegal and scam like.

      This company gouges their customers and do not provide coverage. Their fine print will loophole their way out of things. Don’t expect them to actually get anything repaired for an AC unit. They’ll only give you $150

      We purchased a home warranty contract with Select Home Warranty . We have now had a problem with our toilet leaking, Sounds like a little problem, only we contacted them Aug 2 and it is now Aug 18th , still not fixed. We have been given 4 plumbers, all of which do not call back. We try to call them and none of them answer the phone. Home warranty calls and they don't answer their calls either. I asked to speak to a supervisor and was on the line for 45 mins..So I called on my cell phone while waiting on my house phone and also waited 15 mins. until I hung up. When we looked them up before purchasing they had 5 stars. I should have checked the BBB. What a mistake, don't be mislead. We are now stuck with them for 3 yrs.

      The fine print on my contract reduced coverage on the AC system to negligible coverage which is insane. That's not why I'm giving 1 star though because technically that's on me for not understanding the fine print. The reason this company gets one star is their communication issues.

      I called to cancel my service in May, had to speak with 2-3 people through escalation processes in order to make this happen. I requested an email confirmation of the cancelation but was told they didn't do that. I was also told the reimbursement check would take 3-4 weeks. Well, 3-4 weeks later no check arrived so I gave them a call.

      This time I was told that no, they had never canceled the account. Did I want to cancel now? Which of course made me furious since they were holding onto ~$1,400 (3 year plan) of my money. I again had to escalate to a manager so they would properly document the cancelation request and BACK DATE the cancelation to my original request date which they had notes about in their system. I was told that they would back date and send the check in another 3-4 weeks. During this period of 3-4 weeks I had several different employees call me to find out what was wrong with their service and if they could convince me to stay by offering miniscule discounts on service. Each person that called needed to "start at the beginning" to understand what had happened.

      Eventually (second week of August...almost 3 months later) I received a check in the mail that WAS NOT backdated to the original cancelation request date but was one month less. So because of this companies incompetence I was charged for an extra month of service, which on its own was terrible.

      The fact that they don't have a website (like their competitors do) where you can login, see your claims history, contact them easily, etc... is also a huge red flag. I highly recommend that you rethink your decision to go with Select Home Warranty and pick a more reliable company like I have.

      I’ve called for service to have my refrigerator repaired a technician came out I had to pay them the service fee and he told me I needed to pay for parts what does select home warranty pay for then I had a roof issue I called them four different times on four different occasions they told me they did not have a technician that they could send me why am I paying select for services they can’t provide I asked for my account to be canceled it never was today somebody called me and said they would offer me a free service I don’t need a free service I need my policy canceled and it’s several months reimbursed the gentleman told me we don’t reimburse any money my answer to him was yes because it’s a fraudulent company you can’t provide service you just take peoples money monthly
