    This business is keeping my deposit and charging me for repairs that should have been made prior to me being a tenant. They do not return my emails or answer my calls.

    I was forced to move out of a property managed by Shoenberger & Shoenberger (*** **** *** ****** *** **) due to multiple NRS code violations and safety concerns. This property manager refused to take care of the property to the point that I was told by the local police and by code enforcement to move because it wasn’t safe for me to live there. When I attempted to collect my deposit I was told that I owed them money with no legal explanation and when I attempted to work this matter out over the phone I was hung up on and told to take them to court because they refused to honor their side of an agreement. I contacted them two weeks ago and was told they would reach out to me and they hadn’t which is why I called them today.

    Shoenberger & Shoenberger, Inc. is the management company who was responsible for my lease at 2740 Manzanita. They withheld my security deposit as a tenant on 11/2/23, for multiple needless and unfairly charged items. I outlined in my correspondence each of the disputed items, and how these items are unfair to pass along, and/or fall under the “normal wear” clause. For instance, as they stated was required, I hired a professional cleaning person and carpet shampoo person—totaling $480, prior to their passing along to me additional cleaning costs of $195. Receipts were provided to Shoenberger. I believe this withholding to be punitive as a result. See itemized receipt attached.

    They also consistently mistreated my wife and myself, forcing us to contact them multiple times to get resolution when the home’s furnace blew. We had to stay on property in Dec '22 with no heat, when the temperature was 9 degrees outside, and they only provided some space heaters which tripped the circuits. They levied fees for groundskeeping which were not properly disclosed to us at the time of rental. They also took a consistent tone of harassment and non-communication to us as tenants. I now know why they have a Yelp review of 2.1 stars out of 89 reviews, and I am confident I am not the first party to report them to BBB. I was warned by multiple real estate agents.

    I have tried to resolve this problem directly. See attached letter sent on 11/18/23, as well as a friend’s letter who is a lawyer sent on 12/31/23. They have been unresponsive to emails and phone calls. They have only responded once on 12/7/23, with no commentary except for a forwarded email from the cleaning service which confirmed the property was “in good condition” and “tenants expect their deposits back.” Their business door is locked, even during all business hours. Any support with fairer treatment on my withheld security deposit funds is much appreciated. Additional documentation available upon request. Thank you.

    An inspection of the property was completed on the date of move-in on February 15, 2023. This inspection included multiple items that required repair including kitchen cabinet doors that were broken, the washer leaking, the fridge ice maker not working, a gas fireplace where the glass is hot to the touch with no fire burning, and many more. The property management company has received multiple email request for the repairs on these items and have not received any response. The property management company was also notified that the thermostat was not working in the home and the house would be at 65 degrees in the mornings with minor children living in the home. The property management company did nothing to fix this and we had to replace the thermostat. When the property manager (Lexi M*******) completed a property inspection she asked if any of these repairs had been completed she was told no. She then stated that she would have them repaired. This was on September 12, 2023. These repairs still have not been completed. I contacted the office today and discussed these repairs again with Lexi M******* and was repeatedly told that they never received any maintenance request, that this property was in bad condition prior to our rental, and that this was all my problem. When she was told that I was filing a complaint with the Better Business Bureau she stated that she was going to notify child protective services.

    Hello,
    We have rented a home with this company and they do not offer walk-throughs before the home is rented they have what they call a "move-in checklist" This move-in checklist is merely a piece of paper to check off any issues with the house. The checklist is never followed up on or even asked about. We have never met anyone face to face with this company nor have they taken care of any of our concerns when we moved in or thereafter. They also do not have an office that allows us to go into. Only a drop-off box for paperwork, which they themselves have told me is unreliable due to vandalism. The issue I am concerned about is that there are various detrimental issues with the house and the method they use to address these issues are entirely ineffective. I feel they are a danger to anyone renting a house from them because of the clear neglect of the house we moved into as well as the lack of follow-up with these issues.

    I lived in a unit for 2 years. After moving out they are trying to charge me for things that u have to do anyways when putting an apt back on the market. I would like my $500 deposit back. I should not have to pay for things that they have to do like changing the carpet. If they aren't going to give me my refund then I would like these ridiculous charges removed
