      We hired Schumacher Homes in 2024 to build our home, and over a year later, construction remains incomplete with no confirmed move-in date. We have experienced significant delays, lack of communication, and serious structural issues. One of our most pressing concerns is standing water in the crawl space, which our independent structural engineer attributes to a faulty foundation drainage system. According to their report, the drain was improperly installed above the footing rather than alongside it, and no filter fabric was used—both violations of standard building practices. This poor installation has led to moisture buildup and now mold growth in the crawl space, raising serious health and safety concerns.

      Despite our efforts to raise these issues with Schumacher, they have been largely unresponsive and dismissive. They hired their own engineer, who disagrees with portions of our report, but no corrective work has been done. Of 14 total issues identified—ranging from building code violations to design discrepancies—only a few have been acknowledged, and even those remain unresolved. The lack of transparency and accountability is alarming.

      We are paying a mortgage on a home we cannot occupy. Schumacher’s failure to meet construction deadlines and address critical defects has caused us financial and emotional distress. Their offer of a $1,000 “move-in guarantee” is inadequate and does not reflect the severity of the situation. We believe a meaningful financial concession or partial refund is warranted due to Schumacher’s mismanagement and failure to meet contractual obligations. This situation continues to deteriorate, and we feel Schumacher is holding our home hostage. We are seeking a resolution that includes immediate repairs, proper remediation of the crawl space, and compensation for the delays and damages incurred.

      We moved into our newly constructed home and complained about the sinking floor, leaking garage door, cracks in the walls, smoke detectors that are constantly alarming, doors that stick or won’t close, and electrical fixtures that don’t work properly.

      I was told that the floor had not sank enough to warrant any action, the smoke detector continued to alarm after batteries were replaced, I still have cracks in the walls and doors that stick and doors that won’t close or. The garage door still leaks and I was told to use old towels. The electrician has made appointments but never showed up and no one called to explain why. When I contacted Jackie B**** of customer service she told me that she can’t hold the workers hand and make them come out to do the repairs. When I mentioned that I may contact an attorney, she laughed and said that she would call someone again.
      I have called multiple times and sent emails. The electrician’s son called me and said that he was “in class and couldn’t get away now”. He said he would come by tomorrow. The son of the electrician who repeatedly never calls or shows up. I paid in good faith and would like to have the work done in good faith and not be laughed at when I complain.

      Schumacher Homes spoke with the homeowner and reviewed the
      following moving forward.  
      The smoke detectors have
      been changed in the home.
      2 new lights are ordered
      and are arriving at Schumacher Homes office on 5/28, when they arrive
       we will send someone to install them.
      The service tech and the
      Painters have completed the crack in the wall repair.
      The Painters and the
      service tech completed the adjusting and touching up of the doors. The
      service tech also replaced worn weatherstripping on one of the exterior
      doors.
      The service tech has
      checked the floor, and it falls within LLR standards ( it is 1/8 out
      in 32”), The Service tech has explained that shrinkage occurs over
      the life of the home, but to monitor and let us know if they feel it is
      getting worse. Could not find any evidence of a structural issue under the
      home in this area.
      The sandbags that the
      homeowner has placed in front of the garage door have caused the problem
      to worsen. The service tech added spacers to the garage door
      weatherstripping and removed the sandbags. He will explain again that
      garage doors are not 100% waterproof in adverse weather conditions.
      Service tech ask him to monitor and let us know if there is anymore
      problems with major water entry. The homeowner understood and agreed with
      the service tech.
      Schumacher Homes did not
      advise the homeowners to use towels; this was a comment from the garage
      door service company.

      We have a Schumacher Home that was built in 2024 with move-in date of July 25, 2024. We have several issues that have still not been resolved, included, 2 windows that need replaced (they have been sitting on our front porch for months). The entire front door frame that was damaged prior to us taking possession of our home. Mismatched island skin (has been ordered 5 times and still doesn't match) in the kitchen, master bedroom door was replaced and still does not close properly. They did change the door, however, they took a chunk out of the front door frame and nicked the wall, chipped the paint on the stairway. The door is not the issue, the door frame is crooked. These are issues that should have been taken care of prior to our moving into the home. We were promised everything would be resolved promptly. It was 2 week, ago, when they replaced the bedroom door and we have heard nothing since then. After Christmas, the excuse was they were having trouble getting replacement parts because of the holiday. Material waste has been attrocious. We had a whole pallet of roof shingles leftover, 54 cedar picket from our back deck, and several feet of baseboard. We just want our home completed. Their mortgage company was an issue as well. It took 4 months to close on the loan after the construction loan (which was passed to ****** ********), then is being sold, again. I could go on and on about the poor quality of workmanship and customer service. I have sent them pictures and have spoken via email and phone with the promise they are working on it. I have spoken with not only the local office in Greensburg (Scott L*** General Manager and Lyn L******* (Customer Coordinator), but, their corporate office in Ohio (Jennifer S****** Midwest Reginal Administrator). I have thought about contacting an attorney, but, fear the cost. Any help or suggestions in resolving these issues will be greatly apprciated. Thank you.

      Currently, we’re awaiting a response from the manufacturer regarding
      the cabinetry finish discrepancy, and the front door jamb replacement was just
      delivered to our Greensburg office on Monday, April 28th. Scheduling for the
      jamb and window replacement has been requested - the Installer will contact you
      directly to confirm a site visit appointment. The interior repairs will also be
      addressed.
      As with the repairs that have already been successfully
      completed, be assured that we will not abandon our responsibility and
      commitment to follow through with the outstanding issues.

      The response from Schumacher Homes is unacceptable and is the same response I have been getting since prior to moving into our home on July 25, 2024.  The issues are the same issues.   They, continually, say they are working on the problems and items have been order . . . either the materials are ordered or they have to put us on their schedule.  These are not issues that would take more than a day to two to resolve, yet, they continually make up excuses of why the work is not being completed.  I did not want to authorize the final mortgage draw until all the issues were resolved, but, they assured me all our concerns would be take care of quickly.  I know that some things had to be order, but, it has been almost 9 months.   We have windows sitting on our front porch that were delivered months ago.   It was not an easy decision at our age (we will be 69 this year) to build a new home, but, we are trying to make our lives easier as we get older.  Had I known the stress this was going to cause, we definitely would not have chosen Schumacher Homes to build our home.  It is now May 5, the last contact we had with Schumacher was April 14 when they were here to work on our bedroom door.  The door still does not close properly and they took a chunk out of our front door frame and knicked the wall bringing the door into the house.  They did not say "I'm sorry the front door frame got damaged or we knicked the wall."  And, no mention of when it would be repaired.  We just want our home to have the repairs completed so we do not have to continue to deal with Schumacher Homes.  This whole ordeal has been a nightmare that I hope noone else has to experience.

      Schumacher Homes put concrete tire tracks on the asphalt road in front of my home.

      In the interest of full disclosure, I firmly believe that “You praise in public and criticize in private.” But having tried to resolve this issue privately for over a year, my patience is gone. Hence the lateness of the submittal of my complaint.

      I contracted with Schumacher Homes to build my forever home on a building site in Cross Hill, SC. On the shores of Lake Greenwood.

      When pouring the floors for my home, Schumacher Homes ended up putting concrete tire tracks on the asphalt road in front of my home. As if this was not bad enough, they just built another house across the street. And again, they got concrete on the road. At least this time no tire tracks.

      Before they poured any concrete, I met with a Schumacher Homes employee and indicated to them that they must use a concrete washout and protect the road. They promised that Schumacher Homes would take care of it. Unfortunately, Schumacher Homes took no precautions and now there is concrete on the asphalt road.

      I have had discussions about this issue with three different Schumacher Homes employees. Sadly, each one of them have been various combinations of condescending, dismissive, disrespectful, and unprofessional towards me about this issue.

      It has been suggested by multiple Schumacher Homes employees, that Schumacher Homes have the street power washed. To me this does not even pass the “laugh” test. But I figured they can always try it as a first step. Two Schumacher Homes employees promised that it would be done. From what I know neither one followed through with their promise, and neither even bothered following up with me. Regardless the issue still persists.

      Bottom line: Schumacher Homes got concrete on the asphalt road; Schumacher Homes needs to take action to correct the issue.

      During the construction of his
      home, a small amount of concrete slurry made contact with the road surface in
      front of Mr. ******* home. This material is not hardened or standing concrete,
      and it has bonded smoothly with the road. Unfortunately, once slurry dries in
      this manner, complete removal is not possible without potentially damaging the
      road surface. However, it will naturally fade and become less noticeable over
      time due to weather and normal wear.

      We met with Mr. ***** onsite to
      review the situation and explain this. We also contacted the HOA, as the
      affected area is part of the community road system—not his private driveway.
      The HOA expressed that they did not believe any remediation was necessary.
      However, they were open to allowing a cosmetic solution such as spray painting
      the area black, if it would help address the concern.

      We offered to apply a black
      asphalt sealer, noting it may result in visible patching. We also offered to
      pressure wash the area, though we advised it may not make a significant
      difference. We remain willing to proceed with either option as a good-faith gesture.

      My driveway is slowly disintegrating. Multiple chips and cosmetically an eye sore. I contacted Schumacher homes (Aaron M****) about the matter. She told me she was mailing the concrete guy pictures I sent her to him. I contacted my job forman (Nate) and he told me to contact the office. It has been 3 weeks and no repky form anyone or any way to talk to the concrete guy because Aaron told me he was old school and could not receive email pictures? I expect the driveway to be replaced.

      Schumacher Ravenna location has built multiple homes in my neighborhood over the last few years. There have been at least two times that I recall a porta potty falling over onto the road causing issues to traffic flow as well as sanitary concern in my neighborhood. On May 25, 2024, the porta potty on the latest Schumacher construction **** by my house, flew to my yard during a storm and hit my vehicle, then tumbled down my yard spilling sewage and chemical all over my yard. I immediately called ****** who picked up the porta potty from my yard 3 days later as well as Schumacher. I was told to file a claim with ****** **** Services who after review, stated that per their contract with Schumacher, Schumacher is responsible for damage like this. I have about $3000 of damage to the rear of my vehicle and I have been trying to get either Schumacher or ****** **** Services to pay for the damage. I have gotten the run around by the two companies for almost 5 months now with Schumacher now claiming it’s not their problem. Given that this is a Schumacher construction **** and the fact that the contract for this toilet is between Schumacher and ******, I would like them to compensate me for the damage. They have gotten quite a bit of money for building houses in my neighborhood and should take responsibility for anything related to their ****. The toilet was not properly secured to the ground (it never is at any of their sites in my neighborhood) and it was installed on a slope. This is negligence and a true recipe for disaster. Schumacher is lucky that the damage was only to my vehicle and not to a person. It is absolutely grotesque that after several days post incident, my daughter still managed to run over human feces with her stroller in my yard. Schumacher should be more diligent and check the toilet is properly and safely installed on their construction sites. I would like some type of resolution immediately.

      As I indicated to Schumacher, I did not contact the police so there is no report.  However, the project manager from Schumacher for the house being built came over to our house on Tuesday May 28 and noted the damage to my vehicle as well as the porta potty in my yard. He contacted ****** to make arrangements to have the unit removed which was done on Weds May 29. This should be sufficient to ‘validate’ the claim and information I provided in lieu of a police report.  Regarding an insurance claim, I told Schumacher that I will not be doing that.  This is $3000 worth of damage (repair estimate already shared with Schumacher) and I’m not going to pay for a deductible for something that Schumacher should be responsible for.  They are building multiple houses in my development right now and should be good stewards and take responsibility for impact their builds have on people living in the community.  They can work with ****** to figure out financial responsibility, but I should not have to endure being put through the wringer any more regarding this issue.  This has been aggravating and frustrating. Schumacher should do the right thing and compensate me for the damages. I am more than happy to get an updated repair estimate if they would like.  I already shared photos with them if the porta potty in my yard so there really should not be any confusion with ‘validity’ if my claim.

      I maintain my position that this is related to negligence by Schumacher that the porta potty was NOT secured to the ground. Had the unit been secured to the ground, it is likely that the unit wouldn’t have been displaced into my property (regardless of weather) and damage would have been avoided.  This unit was installed at a Schumacher construction ****.  Schumacher also has insurance and if that is their position, they could file a claim to get reimbursement for damage caused by an object on their construction ****.  My expectation here is for Schumacher to reimburse me for damages caused.

      I have been trying to buy land and a house from Schumacher homes. However, it seems they have selective process for who they want to build houses for. The lack of follow up from sales to sales managers is nothing that I have ever seen from a company who relies on sales to be in business. I have left multiple voicemails for Columbus sales manager, corporate contacts, and multiple other managers. Not a single one has called me back.

      I asked for a different sales contact because previously Amber was not helpful. After finally being able to also get a hold of schumacher mortgage, they were able to get Schumacher Homes to change the sales contact changed from Amber to Sarah. The experience has not been any better. I received a phone call from Sarah to understand what I want, and she said she would help. There has not been any help. She sent me a quote, which is fine, but still included Amber on the email. The email had the wrong house listed and the quote was for the house I was looking for.

      I was told that by 10/9 they would have confirmation the land would be available. It's 10/11, and I have not heard anything from the sales person. Additionally, after multiple inquiries and quotes on land, a concern raised about minimum square footage of the house. Apparently, there is a requirement of 1600 square foot for house, and the house I am wanting has not changed and less than 1600 square foot. This is another fail from the sales team and waste of my time.

      There are promotions being offered by Schumacher Homes and Schumacher Mortgage within the month. With the lack of contact by the sales team, I cannot see how anyone can successfully purchase a house.

      I believe it's time for me to drop this company from consideration because if they are this bad now; I cannot imagine what the process would be like to actually have a house constructed and deal with the warranty people.

      We were able to customize or home by adding a pantry. In doing so, the designer/salesperson, missed two things... 1) it created a 45 degree floor for the closet (as it was next to the basement and head space is needed for code) and 2) It had the kitchen door swing into the Pantry door. Schumacher fixed the closet door so it is not on a 45 degree angle... however its 11" higher then our floor. The issue of the doors swinging into each other, we did not discover until the 2nd day that we moved into our house. we immediately pointed it out to Schumacher Homes. Their response was for us to pay them over $1049.45 to replace it. I explained it was an oversite of Shumacher in the design. The Bowling Green Ohio supervisor, Nick W****** in response offered to split the cost 50/50. To resolve the issue, I agreed. Now they wanted me to send them over $549.45, I asked them to send me their 50% and I will complete the work, as I am listed as a contractor with them on our home. (I did several things to include putting in our water line), I am now asking for the full $1049.45 as they went back on their agreement. Of course, they will say they never agreed to pay me the 50%. NO CUSTOMER SERVICE as they promise in their contract.

      $205.15 for replacement door slab and frame
      $344.30 for trim carpenter labor, travel and to provide casing
      $500.00 for painter labor, paint prep, material and travel
      $1049.45 in total for material, labor and travel to replace door including paint
      $549.45 for material, labor and travel to replace door with homeowner providing paint

      All Schumacher Homes customers are able to modify their home
      prior to the start of construction. In doing so, a preconstruction meeting is
      held to review the prints and all changes with the customer.

      This home was built to the print. Upon completion of the
      home a final orientation walk through was done with the customer on site and a
      14 day list was generated. All 14 day list items were completed.

      After move in and taking possession, the customer reached
      out asking to return to the home to modify the floorplan by changing out a door
      and frame. Our discussion was remodeling after the completion of the home is
      not a process of Schumacher Homes but we agreed to get a quote for replacing
      the door swing. The detailed cost of the work was presented to the customer as
      well as a concession to split the cost of the work with the customer 50/50. In
      doing so, the customer declined this offer and requested us to send him money
      to cover the cost of the work and that he would perform the work. Our offer to split the cost remains.

      They state they have agreed... yet they have not sent the 50%, $549.45, as agreed. So, they are not agreeing as stated! Its the same type of issues we have with them all along! They state an agreement but don't follow through. I will buy the door and provide the work once I receive their share.

      Shumaker homes built our home a year and half ago. The painters used indoor stain on our Outdoor porch. We have pictures of the product they used. We contacted Shumaker and they said it would be corrected on our year inspection. The painters came when we were not at home but video from our cameras show they only put a layer of stain over the already peeling stain. We contacted Shumaker again. They insured us it would be taken care of. They said they were just so busy. We have records and text where we have called for the past 6 months waiting for this to be fixed. Our front porch is now peeling and three different shades due to incorrect stain used and their failure to fix it correctly.

      Built and bought home in June 2022. Our water heater has gone out and we’re being given no help, no solution. Their excuse is that our warranty ran out 2 weeks prior. Seriously, 2 weeks? A water heater should last much longer than 2 years and it shouldn’t be something I’m worried about in the middle of summer during sports season with 4 kids.
