      My husband & I initially met with Schumacher Homes (Fairlawn) on 12-16-23 to discuss the process for building a new home on a lot in Hartville that we were potentially looking to buy. At that initial meeting with the consultant and in follow up conversations between Dec. 16-27, we stressed that we would only move forward with the lot purchase & build if Schumacher was certain that we would be able to build the house we wanted in the specific location we wanted on the lot. We showed the consultant, customer coordinator & builder the PERC tests previously done on the lot and county emails that expressed concern with the soil conditions and restrictions on septic system installation. We paid $1000 deposit to continue with the process. On 1-2-24, we did a lot walk with the builder & engineer, who conducted a survey of the land & said that we would be able to build there-no major concerns. We closed on the lot & construction loan on 2-29-24 at the reliance of Schumacher's word that we would be able to build on the lot where we wanted. We paid $56,183.05 at closing. $11,146 of that was paid for points to get a lower interest rate of 5.875% instead of taking the other promo option amounting to $27K off the amount owed. Despite paying for points, we were required to make payments at 7.99% interest rate until construction was complete. Schumacher did not break ground until 5-23-24. That day, we received word that they could not proceed because of the water present and soil condition. Our options were to pay $60-80K for modifications, relocate the build site with added costs, or terminate contract. We elected to terminate. By then, we had already paid $2.5K for temp. electric and $3k in interest payments. With the cancellation, they are requiring our loan to transition to a 9% portfolio interest rate & our monthly payments are still required, yet we can't explore other options due to Schumacher still not providing a final accounting for us to transfer or close the loan.

      Response from our Cleveland-Akron office: The homeowners signed a contract with Schumacher Homes of Akron on December 26, 2023.  A meeting for a Lot Walk was organized to take place on January 2, 2024 to meet the personal builder, the homeowners and the surveyor.  A Plot Plan was presented to the homeowners to show the lot in its entirety, their desired home location, and the recommended home location. These areas are all clearly marked on the Plot Plan.  An alternative home location was recommended at the time of the Lot Walk, as it was on the higher level of the property and the best building area. The homeowners decided they preferred only their desired location, even though it was not recommended due to low lying ground.

      The homeowners provided Schumacher Homes with a lot map and a perc test that was performed previously, where the county had expressed concern with the soil conditions and restrictions on the septic approval and system installation. (The perc test, however, is for a septic location, not a house location.) This perc test proved to be suitable when Schumacher Homes was granted a Septic Permit in March of 2024.

      During excavation of the home, a severe soil & Site Condition was encountered. This is not something that could be determined above ground but was suspected when excavation reached basement depth, as the soil was moving while standing on it, due to the spongy soil conditions and potential water underneath. Excavation was halted and test holes were performed. Water filled up a test hole so it was discussed this Site Condition would not be suitable for house placement. Schumacher Homes Purchase Agreement states unforeseen Site Conditions and costs are the responsibility of the homeowner.   

      We discussed with the homeowners hiring a Soil Engineer who came to the site the same day. It was determined that to keep the home in this location on the nearly thirteen acres of property, modifications would need to be made to the foundation or move the house to a different location. We spoke with the Homeowner and gave him the following options regarding their Site Condition:

      1. Keep the current foundation plan and undercut the foundation area and fill with premium fill up to the footer subgrade. The bigger risk in this scenario is controlling the water long-term after the home is completed. This may require multiple sump-pumps and could run non-stop, or the customer could spend money to have an engineer design an external dewatering system. This is only effective if it has no interruption in power or mechanical failure.

      2. Revise the foundation to a crawl space in which we could raise the footer depth to a better bearing capacity and get above the water.

      3. Keep the same foundation design but raise it 3-4 feet higher out of the ground. In this scenario we discussed lowering the garage structure to accommodate the drive and property surroundings; but it would create a ¾ flight of stairs into the first floor of the home, same with the front porch.

      4. Our best recommendation is to move the home to another location on the property and re-evaluate how to accomplish splitting the property in the future. We believe it is worth having the Homeowners surveyor redesign the proposed home location taking into consideration a future barn and splitting the property into two parcels. This may require additional perc tests and surveying.     

      We are working on the costs to cancel their contract at the request of the Homeowner.

      In addition to there being multiple factual inaccuracies in the Businesses' response regarding the circumstances and statements leading up to this point, the response did not select one of the options provided for resolution, nor did it address the complaint at all. It solely listed out extremely expensive options for us to pick from and reiterated the fact that we are STILL waiting on a final statement from the business and meanwhile we are paying extremely high interest-only payments for land and construction that we will never have, instead of being able to switch to a different bank/lender with reasonable rates in order to make principal payments and eventually do something with the land. It has been several MONTHS of the business dragging their feet and not providing us a total invoice/accounting. The more time they are delaying, the more money we are losing.

      The customer states that Schumacher Homes response did not
      select their option for resolution. (Customer has asked for the business to
      cover the expenses for soil and structural amendments necessary for the home to
      be built in the area the homeowner selected on the property) 
      Schumacher Homes did respond that per the Purchase
      Agreement, unforeseen site conditions are the responsibility of the homeowner. While
      this may not be an agreeable resolution to the customer, it is contractual.
      On 7/31/24, the customers met with a Regional Administrator
      and a Regional Manager in the Akron Office. The details of the initial BBB
      complaint were discussed in detail. Several options were presented to continue
      the construction of the home, and the customer did not like any of the options
      provided. The customer stated that since they would incur additional costs to
      build on only their desired area on the land where the soil condition is
      present, they would be canceling their contract, and would consider selling the
      property at a later time. It was agreed upon at this meeting that the costs to end
      their contract with Schumacher Homes of Akron would be finalized and sent to
      them by the end of the day on Monday August 5, 2024. An email was sent to the
      customers by the end of the day on Monday August 5, 2024, with a breakdown of
      the costs to cancel their contract.
      During this meeting, it was also discussed that any
      financing concerns with banking and mortgage would need to be addressed with
      their lender.

      I purchased a brand new Schumacher home in July 2014, and have had problems with water leaking into home from back door ever since, I have contacted them numerous times, the last time they sent me a new bottom seal to install myself and door is still leaking water when it rains. I now have damage to floor due to the leak, and Schumacher has never addressed the issue and properly fixed it. I paid a lot of money to have my dream home built, and this has been a disaster. Schumacher keeps ignoring my complaint, and has been very unprofessional at addressing this problem. I want the problem fixed or I will be forced to file a civil complaint in court against them for the damages incurred due to the faulty door

      door leaking after the threshold was replaced. 
      Because this home is well outside of the warranty timeline we cannot
      know if the homeowner has kept up on standard maintenance that would include

      I wasn't able to respond to their reply which was FALSE, they never replaced anything in 2014, the home was even finished till July 2014, they replaced threshold in 2016, and then they sent me a threshold in 2018 and told me to do it myself, meanwhile the leak continued and threshold never fixed the problem. I contacted them numerous times about the problem on their ******** page ad they continued to ignore my issue along with many other issues. I now have damages due to the leak NEVER being properly addressed by Schumacher and want the damage fixed or I will file a civil suit and contact local news. I am 67 years old on a fixed income and spent my life savings on this home, and it has cracked ceilings, and has been leaking around back door entire 9 years I've lived here, Schumacher has continually avoided properly fixing problem and not stood behind their claims of quality built homes while waiting for warranty to expire so they can deny any responsibility, I have kept up with all regular maintenance, this leak has continued the entire 9 years I have lived in this home.

      It's been over 20 months that we have been waiting for the remaining screens for our windows and the screen to our sliding back door to be completed.
      We need them to fix the entry to the office. The opening is larger than the barn doors they installed.

      ordered, but the supplier delivered only two of the screens.  The
      remaining screens have been reordered and we expect those in 2-4 weeks. 
      The two we have will be delivered this week and as soon as the remaining
      screens arrive, they will be delivered.

      The barn door is
      installed in a typical fashion.  In order for the doors to clear the
      baseboard and quarter round, they need to stand off the wall somewhat to allow
      them roll on the track.  There is no way to install a barn door where you
      can’t see between the door and the wall and into the room.  However, we will look at the barn door when
      we deliver the screens to be sure it is operating properly.

      Unreasonably cold in flex room
      Schumacher homes made several attempts to remedy- all failed. Now they say they will not do anything more. Suggested adding an additional heat run to mask the problem. We have sent them photos of a non-contact thermometer showing the temperature on a cold day. Schumacher Homes refuses to inspect the area where it shows up cold on the corner of the room.

      Schumacher Homes has been working with the homeowner on this concern. Schumacher Homes has verified with the
      homeowner the framing was correct before drywall was hung. Added additional
      spray foam to the box sill around the perimeter of the basement. Removed a section of siding and sheathing on front of house to inspect insulation and
      that it has been installed correctly. Removed siding at the sill plate and
      added caulking around front of the flex room and the corner. The HVAC company
      went out numerous times and adjusted dampers and verified the flex room
      temperature is consistent with the rest of the house. Schumacher Homes checked
      the temperature in the room on 3 different occasions over the year and
      confirmed that the temperature in the room was consistent with the rest of the
      house.

      Schumacher Homes has offered to make sure the
      temperature in the room stays consistent with the rest of the house. In
      addition, the HVAC company, and Schumacher Homes has offered to add an
      additional heat run and homeowner declined.

      Schumacher Homes is again offering
      to install an additional heat run in the room to make sure the temperature in
      the room stays consistent with the rest of the house.

      The General Manager met with the homeowner at his home.  The General Manager is suggesting additional
      steps to be taken to inspect, verify and make a correction if needed to resolve
      the homeowner's concerns in their flex room. 
      These additional inspections have been outlined in a detailed email sent
      directly to the homeowner.  It is important
      to understand that there is not a known flaw in the home. This home has been
      customized from an original plan and has not been built before. Once we do
      these inspections and take the temperature readings as outlined in the warranty
      manual it will then be determined if a correction is necessary. We are awaiting
      a response from the homeowner to the General Manager's email so we can schedule
      the inspections.

      I had my home built with Schumacher of Charleston with a move in date May 2023. I have had many issues, however I am having warranty issues that are not being addressed, and I am being strung along with no resolve. Shortly after moving in I noticed that a window was leaking. I have photo and video proof. I entered warranty request, and the new window was supposed to be ordered in August of 2023. I was told it would take a while for the window to come in. In October of 2023, I called to check on status assuming the window was in and that install would be scheduled. I got the runaround and was then told by Matthew in warranty that a new window was not ordered and that there was nothing wrong with my window. I went above the warranty contact to the warranty manager, Amy ******, and a new window was supposed to be ordered the end of October/beginning of November 2023. Again told it would take a while. It has now been almost 4 months and I am getting the runaround that there is no eta on when the window will come in. I have been waiting since August 2023 for a non leaking window and still am being pushed aside. I am extremely infuriated and deserve a window that does not leak to the inside of the house when it rains. I also have large cracks in the garage concrete slab of which is taking on moisture. I put a warranty request in for this item, and still am getting the runaround. Every time I ask Amy ******* about when someone can come look at it, I get "I will pass this along". I would like BBB to please get involved to get these warranty request items taken care of, as the builder is not responding with any sort of responsibility or credibility. Thank you.

      supplier, which has now been resolved. 
      The Charleston, SC office should receive the replacement window by the
      middle of March, at which time they will schedule the installation.  The Charleston, SC office will follow up directly with
      the homeowners on this, as well as their concerns about the concrete.

      We canceled our contract in July. All paperwork has been esigned. Have called many times they resent paper and it was resigned. Last few phone calls to manger were never returned. We just want our deposit back.  We are asking for our 1,000.00 deposit back.       We have called over 10-15 times and have copy of emails that are over 10-15 emails. We have a shower that holds water and molds and bugs lay eggs in shower. We have pictures of worms in shower. They have sent the service guy out but he just keeps putting bandages on problem. And Schumacher will not replace because it will cost them money. We have spent a lot money on this house and we should not be bathing in mold and worms. It’s not our fault they hired a tile guy that was not even a tile guy. Also our other shower was grouted wrong color instead of fixing the issue they painted the grout it looks like a toddler did it. It not fair and not right this company get our hard working money. And gets to walk away from these problems.

      3/27/23 I contracted Schumacher Homes to build a home on my property. Used their mortgage affiliate to take advantage of discounts. First priority was to close the loan, survey property for well/septic placement in order for permitting. Underwriter was on vacation & I finally closed the loan 6/2023. In the meantime I was sent by the builder to all the permitting offices in order to expedite the process. Was told by the permitting offices we need a site plan from the builder showing the drainage on our property. July the builder tells me I need to call the drainage board and be placed on the 8/1/2023 meeting agenda and then our permits would be approved to start building. 8/3/2023 I contacted the drainage board and was told the builder had not submitted the correct site plans in order to approve the project and they didn't meet again until September. Schumacher obviously does not know the permitting process for counties they build in. The permits should have been approved in July. Spoke with ***** ****** on 8/7/23 & admitted they messed up but I still had to wait another month. Told him I wasn't comfortable moving forward and wanted a detailed breakdown of what it would cost to end the contract if I decided. Two weeks later I received a bill for $1550 for the inaccurate land survey, but no release of contract. On 8/27/23 I received a call from the drainage board stating they had not received the corrected site plans for the Sept meeting. At this point, I had not confirmed cancelling the contract. Again they did not attempt to complete the permitting process. This is when I decided to cancel. On 9/6/23 I received an invoice stating I had to pay $5k administrative fee and $4,740 in commission fees for a total of $11564.53 and they would release 13k of 24k I've paid. I've also paid 2 mos int on the construction loan. If the builder doesn't know the permit process, they should not be holding consumers accountable for their incompetence when that is what I hired them for

      We are filing a complaint against Schumacher's home. I wanted to leave them a nice review because they did build us a beautiful home, minus all the crooked outlets throughout the house, and I'm not a mean person. However, given the way everything went in the end, I wouldn't recommend them to build anyone's house! I'm at my wits end trying to get this resolved. We thought they were a reputable company, but the customer service was terrible. As soon as we closed on the loan, they moved on to the next person, which I will never allow to happen again. We began construction on May 22 and closed on December 22 without changing any floor plans; however, we didn't move in until February 23 because we did not have our occupancy letter. After all, the builders didn't pass the city inspection for several reasons. They fixed some issues but did not put the sidewalk that the city of Stow approved in the engineering plans. It took my husband calling the city to get a temporary occupancy letter, and we just moved in and removed the keys so that the builders couldn't come back. 6 months later, the sidewalk is not poured, nor is the garage painted. We bought a garage organization system and can't put it up because the garage isn't finished, and we were told they would come back in the spring to finish painting. We are set to have our pool put in, in 2 weeks; however, the pool company isn't able to pull a permit due to Schumacher still having violations on the permit for the house. We will likely have to wait until our pool is installed next summer. We've emailed and called Schumacher and only got a response we've received is from the General Manager that the site builder will contact us, and he never does. We want the job finished so we can move on with settling into our home. Communication goes a long way. The Site builder is overwhelmed with overseeing many jobs and creating issues. The company will remain an A+ on BBB because they pay to have it that way.

      Our builder had been in contact with Mr. ***** several times over the past few months regarding the sidewalk. All of the allowances in the purchase agreement were used with the driveway pour. As far as we know, the painting is complete. I have contacted our Akron General Manager and asked him to step in and get this resolved with the homeowner.

      Schumacher Home's has reached out to us and we are currently schedule to have the garage painted on 31AUG and the side walk completed 30AUG23. I've read the businesses response and the sidewalk was discussed with my husband throughout the months but nothing was done. We DID NOT change anything from the original plans on our house including the driveway allowance. Therefore, the statement provide about the driveway is inaccurate. The house was original support to be 55 feet off the road and it was build 40 feet off the road and that's where the extra concrete came from. We would not have taken the allocated concrete from the side walk to do the drive way knowing the city required us to have the sidewalk. However, this is irrelevant, because the job is getting completed like we've asked.  I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution would be satisfactory to me.  I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

      Purchased brand new home for over $400,000 in October.
      Since October, the foundation has cracked multiple times, water is coming into our house both in the basement and through the roof and siding in the front rooms. So much so, that my one year old son slipped and fell into the water before I realized it was pouring in. Dry wall damage, siding damage, complete negligence. Countertops ripping off the walls, lighting fixtures falling from the ceiling that they installed.
      Have sent people three times to "fix" the main issue which is the water getting inside of the house and no one has fixed it. In fact, as we speak, siding is not even on the house and it is pouring rain. We have towels and buckets all in the front room to collect huge pools and drips that are coming in. We are concerned based on the amount of rain we have had this season that there will be mold potentially.

      I tried to upload all of the images and it continued to provide me with an error message, despite the sizes being under 5mb and file types being correct.

      Conctrete foundation walls can experience cracking with settlement. Last Thurdday, our foundation company injected the cracks with epoxy. This is the standard repair for cracks within industry standards. The wals will perform as desighed. The siding is scheduled to be repaired on May 19.
