08-01-2022- We went to Schumacher Homes Louisville, KY to close on our newly built home. The entire process has been a nightmare. We have had three different builders, two project managers, and all new office personnel. The lack of communication and professionalism we have received from this company is unacceptable. Starting with the fact that we didn't receive our excavation report until July 13th, 2022. (Nearly a year after the excavation of our property was completed.) They didn't even have the correct person listed on the report that oversaw the excavation. When we tried to address issues on the report no one could give us answers. Furthermore, We were told of one change order from our builder yet we are being asked to sign for ten change orders. They recognize they owe us money for jobs we completed but seem to keep "finding" other change orders to take the place of giving us the money back. When we asked to review bills for the change orders they were scrambling to find the information we needed. In fact, they asked for extra days to check into the bills because they didn't have them ready to go on Monday. We were also asked to provide our receipts for the work we completed which we did. We received an email today 08-3-2022 that stated they did owe us more money than was originally stated on 8-1-2022 ($2800 plus the $1181 from Monday) but, of course, they "found" other change orders to cover the cost of the money we were owed. And again there was no communication and none of these new change orders were presented when we sat for closing on 8-1. We don't find this a coincidence. The only thing adding up is that this company is completely unorganized and the only people suffering are those that trusted them with one of the most important tasks of their lives. We would like to come to an agreement and close out this process. We would like the $2800 plus the $1181.Business Response

Our General Manager met at the home to review the change orders on August 1. Several credit change orders were issued and balance reviewed. All should be resolved now.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.
I am not sure how this is even an appropriate response to our complaint. Our complaint has to do with the lack of customer service, lack of communication, and lack of evidence when we asked to see where our money was spent. My husband was told that receipts couldn't be produced because they had several different managers and builders handling our house. We aren't sure why that is our problem and why we are paying the price for their ill management. Clearly, this issue will continue to get swept under the rug.

The homeowner did not agree with 3 of 22 Change Orders. We agreed to reverse the charge of $705.07 for gravel. The other Change Orders were for 1) cost to frame in and rebar the foundation after homeowner cut in door, and 2) cost to connect septic to the house. The homeowner installed the septic but did not connect to the house. The Change Order was for the cost, plus 18% as per our contract. There are no outstanding items remaining from the orientation.

We had a home built with Schumacher Homes in Holden, LA. Each process of the build has been extremely difficult in regards to communication, mistakes, rectifying issues, etc. The final straw that is leading me to file this complaint is moving into our home and using the bathtub, and the entire bath tub draining into my brand new home. The plumber was called and showed up the very next morning. A hole was cut in the drywall and revealed that the drain was indeed not connected. Not only did this damage my personal belongings and cause major headache and stress cleaning of the mess, but now I am left with floors ripped up in 3 bedrooms and the hallway and the builder John ******* being a con-man trying to suggest in documented email (attached) that the process was not to use my warranty but rather file an insurance claim. We have had to yell and scream for all of their mistakes to be fixed. After asking the builder to have tests done to make sure the water damage didn't cause mold-we were told that was an insurance thing. It has been an absolute insufferable process leaving me completely broken and mentally depleted. Schumacher is responsible for giving me the HOUSE ACCORDING TO THE PLANS and to what the bank paid for PERIOD. I am not living in a mold infested house after being a Hurricane Ida victim and losing my prior home. The morals and ethics of this branch is seriously lacking. Justin ***** the builder messed up many things on our home.. all of which I documented texts, emails and pictures.
If anything I have asked what my family is supposed to do now, sleep on the floor because all my floors have been ripped up and furniture moved out to at least offer a hotel room for my family and 3 children. No one could give me a response when I asked 3 different people from the Schumacher team.Business Response

The leak occurred on Saturday night. Our plumber was on site Sunday and fixed the drain line. We sincerely apologize for this unfortunate situation. Our flooring company was at the home yesterday to remove the damaged flooring. The areas will be thoroughly cleaned and new flooring installed upon delivery. The plumber has turned this claim into his insurance coverage.

We contracted with Schumacher to build our new home near the end of 2020. In May of 2021, preparation of our land and building of the house began. The process was a bit drawn out due to the pandemic and supply chain issues; this was somewhat understandable. However, throughout the process our "personal builder" who was initially rather accessible and responsive became noticeably less so. We frequented our build site several times each week and in doing so we were able to catch several errors mid process, bring them to his attention and albeit through painful iteration have them remedied. On move in, we began the process of building a punch list and subsequently resolving these issues. Despite repeated overtures to Schumacher including phone calls, emails and multiple in person meetings, exceptionally little has been remedied. We've met with the general manager and were informed that the reason for our builders lack of responsiveness was that he supervised twice as many builds than was his normal load. At this meeting we covered each punch list item and shared our expectation for resolution; the GM wanted to have someone complete a site visit and personally review the concerns. He sent his production manager. During that visit the production manager verbally assented multiple times that ours was not the quality work consistent with the Schumacher brand. Despite his agreement and a plethora of reassurances that "this will all be fixed" and "we will make this right", they have yet to complete it. They have, however, sent no less than two "managers" from the same tile company on separate occasions to "lay eyes" on the concerns. Following these visits there was zero communication as to the overall plan. At one point they did send the same tradesman to perform a repair. He subsequently took issue with my concerns and performed the exact same quality job. We have been exceptionally patient but are growing increasingly frustrated with lack of response and no meaningful planBusiness Response

We apologize for the delays in completing this work. The stone mason called the homeowner today to schedule the work. In addition, the tile company has been called to schedule their work. Upon completion of the tile work, our shower door company will be scheduled.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.While most items on this list have been complete, the shower door has yet to be installed (scheduled tentatively for 8/16 but will need moved). Absent from this list is the kitchen backsplash tile which was "redone" on 8/12 but remains unsatisfactory as the grout color doesn't match the original, grout lines remain wavy and spaces uneven. Additionally, there are holes in the grout which were not filled. This will remain open until satisfactory remedy is made to the above. Thank you.

1. The shower door was scheduled to be installed today. Waiting on confirmation.
2. The original tile installation was not acceptable. We have contracted another tile installer who has already ordered the materials. The materials should be in within 3-4 weeks and will be installed upon delivery.
Both of these activities have been reviewed with Mr. ***** and should be completed very soon. Thank you.
