      Hello,

      We received a limited breakdown of charges removed from our deposit on **** ********* *** *** * and we need to dispute them.

      The oven/stove, under kitchen sink and the bathtub charges to my understanding are you saying we didn’t clean these areas when in fact these areas were dirty when we moved in and were listed on our list. We cleaned them better than we got them 3 years ago. We will need these charges reversed and paid back to us as soon as possible.

      Now I’m not understanding the charges for the carpet as we had them professionally cleaned and they had no stains on them. Can you explain these charges for the carpets?

      Carpet was clean as ask but the small of pet was very strong and had to replace the carpet because we could not get the smell out.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, reasons for rejection are included below.


      I spoke with a representative of ES properties and they have still not given me a breakdown of the cost to replace the carpet that they said smelled after I had it cleaned professionally. He said he will try but he hasn’t responded back as of yet and I’m still waiting on a check for two of the charges he charged me out of error. I was told I would get a call or email by 6/5/3024 but I haven’t heard from them at all.

      I have attached the invoice for the amount we paid to have the new carpet installed in unit **** ********* *** **** on 04/15/2021 before ******, ******, and ******** ***** moved in. After living in our unit for 3 years, we had to replace the carpet even though its lifespan is supposed to be at least 5 years. To break down the charges, when the new carpet was installed on 04/15/2021, we were charged $1,324.61. Dividing the total cost by the 5-year lifespan results in $264.92 per year. Multiplying this by 2 equals $529.84. If you have any additional questions please don't hesitate to contact me.

      Paid for a carpet cleaning per our lease and they replaced the carpets and charged out security deposit. So wr are out our full security deposit plus the 190.00 paid to have the carpets cleaned. We left thus apartment cleaner thawhen we first moved in.

      Beginning the last weeks of December, I was in contact with ES Properties for a rental. I was advised I needed a 600 credit score. Once I paid off some debt I reached a score of 603 and then applied. I spent the $50 with the intent to move in, since I met all criteria. Not only was it difficult to get responses but mislead me into paying the fee and then said I could be approved with a co-signer or double deposit. When I tried to have the process started to move in, they said I was not able to. I was given false hope to go back and forth just to have my money stolen for the application even though I should have been approved. I need all my funds to find a place. I have included a Word Document of our on going conversation.

      Thank you for the information. We were upfront with you regarding what our screening covers and do have a strict 600 credit minimum for all of our units. After processing your application through the third party, your score came back below our minimum requirement. We do occasionally do some overrides, but unfortunately, you did not meet the criteria for that. While we would love to have had you move in the unit, we do have to follow our screening criteria. We pay a third party to run the application. It states on our website how the application fee is non-refundable. We also took the time to process the application, review the results, etc.
