      I would not recommend The Verge ******** My daughters expedience has been extremely disappointing, particularly due to the poor handling of serious mold issues. Despite multiple requests to address the problem, management repeatedly ignored and undermined tenant concerns. There appears to be no genuine intention to work with residents or resolve issues in good faith.Communication from staff has been consistently rude, dismissive, and condescending. Instead of providing support or solutions, they have shown a clear lack of respect for tenants and their well-being.If you're considering moving here, I strongly urge you to explore other options. Health and quality of life should never be compromised by neglectful management.

      Im incredibly disappointed with Coastal Ridge Real Estate Partners management of The Verge ******** My unit had a severe and ongoing mold issue that caused health problems and forced me to move out. Despite repeatedly raising concerns, management failed to send in proper mold experts and continued to downplay the seriousness of the situation. When my father called to advocate for me because I wasnt being taken seriously, the property manager hung up on him. Maintenance staff also laughed in my roommates face when she expressed frustration about the unsafe conditions. The way this was handledboth the conditions and the conductwas completely unprofessional and unacceptable. Ive made multiple requests to be released from my lease and refunded for the month I had to vacate, and Im still waiting for a proper resolution. Tenants deserve to be treated with respect and to live in a safe, habitable space. If this is how Coastal Ridge handles serious health concerns, I highly recommend thinking twice before renting from them.

      Horrible management. They are unwilling to help with any issues. Especially working with the tenants that are being relocated due to job change. The complex needs a complete overhaul. Window screens are torn, siding is broken and coming away from the building, carpet is worn, cabinets are outdated. The amount they charge to live here is absolutely outrageous and they dont care. The management is rude and only cares about getting paid. You have until the 3rd of every month to pay rent on time but the will send an eviction notice if the rent is not received by the 1st. I will never refer anyone to this company

      At the age of 19, I attempted to find a tenant to take over my lease due to a change in circumstances. Despite my proactive efforts, the property management was uncooperative and provided no assistance in securing a replacement tenant.This lack of support extended over several months, during which time I repeatedly reached out to their office. Their unwillingness to assist me felt predatory, particularly given my age and financial inexperience.When I was unable to find a tenant, I offered to pay my lease in monthly installments. However, my requests were repeatedly ignored, and the management appeared disinterested in negotiating or accommodating my financial situation. Instead, they sent my account to collections for the full lease amount of $7,465.55.This decision severely impacted my finances at a very young age. I believe this situation could have been avoided had the management been more cooperative and willing to work with me during my efforts to find a tenant.

      This management company is horrible. They prey on the young. Do they care? No. Eventually the reviews will catch up. They will find themselves with nothing at some point if they dont figure it out.

      Hello my name is **** I Lived in the Reef Student Living in ***************, ** from Aug 2023 - July 2024. The management of this property are just pawns put in place to administer bs fines and grab money. Me and 4 of my roommates lived in the townhouses and were fined multiple times putting three garbage bags out for trash to pick up & some weeks they went days without picking it up causing it to rot outside and bring maggots to our front door. 3 months into living here all of our roommates got sick, later to find out we had mold growing in our ac unit dude to in proper maintenance. ( we have pictures) The property is also advertised as a gated community which is ones of the reason I moved in here , the gates were never operational which resulted in my motorcycle being stolen from the property, and the property Manager ******* basically told me to kick rocks. When moving out we cleaned the apartment vigorously cleaning the carpet, walls, floors, drawers. Each of the 5 roommates were fined at min $200 for extra cleaning fees. I was also charged for keys that I turned in. ( I have pictures) . They are threatening to turn this over to a collection agency if fines are not paid. I will be more than happy to provide any pictures and verify my statement. This company need to be held accountable for its misconduct. If my information gets turned over to collections me and my roommates along with over 20 other former or current residents are prepared to file a class action lawsuit. Do not Move Here!!!

      We moved in August 2023. The apartment was filthy. Carpet was old, matted stained and dirty. The bathroom had an old dirty toilet seat. There was standing water in the bathtub with dead ants in it. The bottom drawer of the dresser was broke, Bathroom had a badly spackled wall. It's like they didn't do anything from the prior resident. During the school year we had insect issues and heat problems that took several days to fix. Then upon move out they tried to charged us to replace an old carpet $522. And additional cleaning fees of approximately $100 when the apartment was cleaner when we moved out then when we moved in.STAY AWAY FROM THIS PLACE!

      The people who live there are normally nice but the administration has turned from bad to worse. Band-aids over bullet holes and money-grabbing move out costs help define how this place is run.

      The Commons at Sawmill (Flagstaff, AZ) has shown multiple times that they are Owner driven, claimed to be affiliated with NAU but have no regards/respect for students. The owner rents out a four bedroom apartment for $3240, no utilities, and give each room their own contract at $810, furnished. This does not include the application fee of $300 per room for a total of $1200. With utilities it is about $930/room = $3720/4bdrm unit. If not paid in full by the 5th of the month the student has to pay an addtl $81 dollars (5 days, not even a full week to get in another paycheck, 1st and 2nd land on a Saturday/Sunday you pay the extra fee). The day after, on the 6th of the month you receive a "5 Day Notice". Basically, by day 12 "you may voluntarily vacate and surrender the apartment and return possession of the premises to the owner". This all happens during FINALS! (Dec/May). Added frustration from having to pay a full year contract even though students return home Mid May-Mid Aug. Student pays a full month in Aug but cannot move in till the 20th, our specific apartment wasn't move in ready, it appeared someone was squatting for 3 months (a roommate did not have to move out last day of July, like other students and we were not allowed to move in on the 1st)

      The Commons at Knoxville is telling students one rent price and asking for a $300 application fee. When the application is approved that price is no longer available. The new price is several hundred dollars more. When you pass on the new "inflated" price, they won't give you your deposit back.
