We moved in May 24, 2024 to this new home. We put down 19,750.00 for the down payment. We have been paying 2995.00 per month and our move in money was 3600.00. We also fenced in the yard for 5000.00. We have been having back up plumbing issues. We called on August 24th with no response. We have 4 kids in the home and couldn’t use anything. No call was given until August 26th. I am a breast cancer survivor. The littiest things can make me ill. We also have a spider infestation. They are coming through the back walls and they refused to fix the problem. They are refusing to give our money back. We didn’t even ask for all of it back. We requested half, since we only lived in the home 4 months. DO NOT rent/lease or buy anything from Design Homes. We are getting an attorney to sue, as all of the pictures and communication is a valid complaint. Worst place ever!Business Response

I am rejecting this response because:My kids have been affected by this. They refuse to go downstairs. They won't even sleep at our home. My husband woke up with a spider crawling across his neck over the weekend (i have pictures if needed). These are not baby spiders, or even ones that you can just fling off and not worry about. They bite and they actually leave marks when they bite. My 4 children don't want to come to this house, they have been staying with my mom and their father. It's a horrible feeling as a parent when you feel like something that could have been resolved long ago, is keeping your children from wanting to come home. Spiders, that are the size of your palm, seems little to you. But they are everything to my little girls who are 9 and 7. Or my sons, who 1 is autistic and 12 years old and my 15-year-old son. We can't utilize our basement. My kids won't step foot because of the number of spiders that come in through the cracks of the foundation. This has severely impacted our family. I bought a "new" home because I am in remission from breast cancer and the older homes seem to make me a little sick. I thought this would be perfect. I didn't realize that buying a new home comes with plumbing issues. 1. that we called about, and it was ignored for an entire weekend. We were unable to use our facility and had to go to my mom's. and 2, i would wake up with 19- YES- NINETEEN- spider bites on my body from just a 2-day weekend. One being infected on my finger. The amount of stress this has caused is unreal. We moved in the end of May. We have spent over 36,000 on this house in 4 short months leaving us without anything to prove for it. You put the deposit as "nonrefundable", and I get that. But we had every intension on living in this home. We didn't realize that we would have to move 4 months later due to a spider infestation, and plumbing issues in the home. You also have an attorney reach out to us and tell us to take down a review that we should freely be able to leave (freedom of speech) with the proof we have. You threaten people so someone like me gets into this situation and you guys have good reviews, not showing people the bad. People talk, people work for huge corporations, and have friends in the realty field, so I don't think the bad reviews will keep from getting out there. You are not doing what's right and even refunding back 5000.00. You have taken advantage of someone who is sick and used it against me to keep some stupid piece of paper that is signed from doing what is right. God doesn't like ugly, and at least we can keep moving forward knowing that we did the right thing, that we don't rip people off, and take advantage of the unfortunate.

Our stone is leaking and installed incorrectly. 3 months after we moved in, I noticed a water issue at our front porch. The water coming down the roof valley was saturating the stone and covering the entire front porch. I text Tim our project manager and explained there was an issue, this was January 2022. By June of 2022 the stone was cracking. September 2022, they had a different company from the original installers tear off a section of stone on our front porch and re-installed the stone. This area is still leaking currently. The stone that was taken off and re-installed was not done properly.
January 2024, I pulled back insulation in an unfinished area of our basement and discovered soaking wet sheathing. I contacted Design and eventually they sent out someone to look at the issue. They pulled the siding to see if flashing was installed, it was. After several months of waiting for a solution from Design Homes and getting nowhere, I started researching our stone myself. I went to the specific manufacturer of our stone (Dutch Quality) to pull the installation procedures. I discovered that our stone was not installed properly. Also, the 50-year warranty that our stone is supposed to have is now void due to the stone not being installed per manufactures guidelines. A few of the issues that were not done to manufacturers specifications are: weep sc**** not installed, no flashing at through-wall penetrations, flashing not integrated with water resistive barriers and more. The problem with not having the stone installed properly along with proper flashing and water membrane is water will penetrate the permeable stone and rot the structure from the inside out.
I explained to Design Homes that I want the stone removed and replaced to the manufacturers required standard. Design Homes is only willing to repair the 2 areas noted above. There is no way possible to bring the stone in accordance with the manufacturer’s guidelines without removing the stone.Business Response

Design Homes has reviewed Complaint ID ********, and we truly take these matters seriously.
Our records show that individual purchased their home in November of 2021. In February of 2023
the individual provided Design Homes with a list of items for repair/correction to be address within
the provided 1 year warranty from Design Homes. At the time the individual provided thier list there
was no mention of an issue associated with stone cracking. Design Homes then worked diligently to
address and correct the items the individual provided and with their concurrence successfully ended
their 1 year warranty period in August 2023.Any mention, by the individual, of issues associated with stone cracking occurred after the expiration
of their 1 year warranty period. Although Design Homes was not contractually obligated to address
this particular issue, Design Homes went above and beyond to properly address the concern that the
individual had. This included a third-party inspection, and several investigations by our team. In the
last communication between Design Homes and the individual, Design Homes requested that all
contractors associated with this aspect of the home construction be present for an additional
investigation in order to identify the root cause of any issue and have a collaborative effort with the
individual on how to best resolve the matter. However, the individual denied several attempts to
schedule this investigation.Design Homes takes pride in the work that they do and in this specific matter believes that it has
made several attempts to go above and beyond to adequately address the individual’s concerns. A
resolution must be a collaborative effort between the individual, Design Homes and the associated
contractors/vendors contributing to the workmanship on the individual’s home. Design Homes
stands by its offer for further investigation and hope that we call all work together to ensure that the
individual’s concerns are adequately addressed.Sincerely,

I am rejecting this response because:****, you are responding to the complaints filed the same
way you’re attempting to resolve our stone issue, diverting from the actual
problem. Our stone is 100% installed
improperly and has been since day 1. The
only solution is to remove our stone and install it properly. Sending the original contractors back out to
look at our stone is not acceptable.
After all, it was installed improperly by them in the 1st place. They clearly do not know how to
install stone. I was very patient with
Design to let them send people out to investigate and find the problem until I
discovered it was not installed to manufacturer specifications. Sending contractors to my house to seal or
caulk will not fix the issue. You sent a
different company from the original installers out to remove and replace stone
and it was not done correctly and is still leaking. The only solution I will
accept is you removing my stone and installing it the way the manufacturer
specifies.
I will list some dates and brief descriptions with pictures
attached text to and from Tim your project manager. All along, Tim said he
along with another guy would do our 1 year warranty. As you will see, it was Design Homes that was
way behind on getting to our 1 year.
1-25-22 (less that 3 months after we moved in) 1st mention of the water problem at front porch.
6-20-22 send Tim 1 year items in note form along with
pictures of stone cracking. (5 months before 1 year)
6-21-22 another message questioning when water issues would
be fixed
6-22-22 stern text with video of water
9-15-22 text about meeting with stone people to fix
stone. Stone is still leaking to this
day (2 months before 1 year expired)
11-1-22 text from Tim about 1 year.
