I have been a resident of Vinebrook Homes since November 2021. I have heard a lot of negative complaints about Vinebrook, but I am someone who gives everyone a chance. Moving into their property was smooth and the staff was nice, but when things needed to be fixed is when the customer service and follow-up failed. The only major issue I have experienced is the plumbing. There apparently is an issue with the plumbing line going to the main sewer line. It backs up periodically. This causes uncontrollable flooding in the basement. The first time it happened, Vinebrook sent a plumber out and he snaked the line. That was a temporary fix. The second time it happened, I called Metropolitan Sewer District (MSD) and they came out and informed Vinebrook of what needed to happen. Vinebrook needs to get someone to fix the underground plumbing coming from the house and going to the main street line. The also suggested cutting down trees because the tree roots have busted through the line. When MSD informed them of what needed to happen, is when all communication stopped. It's like they do not like taking care of their own property. I can see minor maintenance issues which I do not have an issue fixing or getting fixed. However, this pluming issue is MAJOR and not something as a tenant I feel responsible for. However, it is very inconveniencing. There's water everywhere and we are unable to use the shower, toilet, sink, and wash clothes. FRUSTRATING! This Thanksgiving was my wife and I's first Thanksgiving together married and we were unable to have it here because of the plumbing issues that we have contacted Vinebrook about over 20+ times. What will it take for Vinebrook to take care of their residents? I am a Customer Service Manager at my job and I understand and know exceptional customer service. **** POOR from Vinebrook. Hello,VineBrook Homes sent out a contract plumber and they unclogged the drain (for a 3rd time). This is a temporary fix. They mentioned that they were going to suggest that VineBrook contact the city to do major repairs to the drains as they are damaged from the tree roots. Vinebrook took over propert management 3 yrs ago. Since that time.i have not received a copy of my water bill or sewage bill. Also they suddenly started charging me for trash ,when for the first 5+ years I've lived in my home I've never had to pay. I was triple charged for a water bill in yhe amount of 900 dollars. Aftet 7 months of calling and emailing, I finally spoke to rep named Ashley, she informed me of the overcharge. Also during that call she Said they had an employee that was stealing utilities payments and throwing the bills away. I again, asked for hard copies of my utility bills so I could check the usage and amount being charged. I STILL have not been sent these bills.Business Response

Wednesday, November 16, 2022 I came home from work to see my front yard flooded. I walk in the house Going straight to the basement to check to see if the flood is down there because every time it rains my basement floods and it has been for the last three years. I didn’t go to my Fossetts to see about my water and I barely have any water pressure which doesn’t allow me to properly flush the toilet nor properly take a shower nor wash clothes. I contacted Vinebrook left a message put in a maintenance request two or three different times then I contact the city of Columbus water company to make them aware of the situation they came out within 40 minutes tag the door stating that Vinebrook was responsible for the water pipe outside being busted in the front yard and vine Brook has six days to complete the order. Thursday, November 17 I contacted Vinebrook several times with no answer text messages calls or email messages. The next day Friday, November 18 I was contacted by a Vinebrook representative via text stating that someone would contact me later that night around 7:30 PM I was contacted by a third-party company stating that someone had been out they took a look at the situation and they could not do anything until that following Monday. My only concern is it’s now the week of Thanksgiving I have no actual running water which does not allow me to do any Thanksgiving cooking does not properly allow me to wash clothes and or flush my toilet properly. Today is Sunday the 20th again I have yet to hear from anybody book representative I have left several messages yesterday put in more request for a representative to contact me and I have yet to hear from anyone. This is so unacceptable for anyone to be living in these type of conditions in this type of weather as of today the weather is freezing cold and there is water now turning into ice down my driveway for me to slip and fall. My property was taken over by Vinebrook 9-1-2022. I was asked to fill out a link to get to know me better. In which I have done. No response to this application. I was then asked in November to have my utilities switched in my name. I started this process immediately.Entergy placed my order on hold and stated I need a permit. I called the permit office and she said everything was a mess because Conrex sold their properties to Vinebrook and they are in limbo. Keep in mind I didn’t know what she meant. However she got my Entergy account number and said she would call me back but to get my lease. I have called Vinebrook 15 x’s and sent multiple emails, explaining I need a lease. Customer service states they can only escalate the issue the emails meanwhile go unanswered. As of 11-16-22 my lights are off and my 6 year old son slept in a home of 53 degrees. The City of ********* stated Vinebrook will not contact them back and give them what they need to get the permits released. ***** with the City of ********* said his boss tried to take over and still Vinebrook says they will get the information to them and they receive nothing. Now I am day 2 in the cold with no power. No cal back. No follow up. No concern l. Just an app to make payments. How sad is this?!?Business Response

i moved out and the final statement is full of lies. i have pics of everything. i know they are crooked so that's why i took the pics, and I've complained about their ways to you already several times. they charged me with cleaning the carpet, isn't that normal use, they charged me for stove drip pans- I REPLACED THEM! with new ones, why is that on the list? cleaning- i had the house cleaned before I left! from the fridge to the toilet is was clean, including the basement. someome has to do something with Vinebrook.Business Response

I am rejecting this response because: i have pictures too. and the fact that there were several items on your move out list that i don't agree with, I DON'T TRUST YOU AT ALL. i need pictures of the 450 paint job, because there were no walls that needed painted. i paid for the house to be cleaned, but you added a cleaning fee. the water bill is paid by you, and the final bill was added to the 1/2 month rent that I paid, but that's on the list too. Vinebrook is not doing good business and i want to make it clear that agencies like the BBB make it easy for them to do so. I've been sending complaints for 2 years and nothing has happened. the roof was never fixed. They know very well that items on the list should not be there but because they get away with how they treat their lessees, they will continue to do so. You charged me to move the very few items i left $150... then another $200 cleaning fee... what did you have to clean? you charged me to clean the carpet- thats something you have to do before another person moved in, or do you? I am not satisfied and i'll be contacting other VB renters to see if they have the same issue: FRADULANT move out list in attempt to get any money they can from people. just horrible.

I am rejecting this response because: i do not trust what you claim. There were items on there that shouldn't have been, you tried to scam me in my opinion because had i not rebutted things on the list that were fixed and or replaced, you would have taken my money. You didn't give me an invoice for the property cleaning and because i had it cleaned, and i will not pay for that. We can go to small claims court over this. I was there for 2 years, i asked for the roof to be fixed, it never was. the toilet broke and you blamed me, in an email after i submitted several request for it to be fixed. the point is is that i don't trust a word you're saying on the move out list. you haven't told me what you had to have cleaned, you haven't replaced my small appliances that were flooded with toilet water as i requested when it happened after my renters insurance said it was VB responsibility- you keep sending the same pics- i repeat. My name is ******* and I currently rent property from VineBrook Homes. I have only been in the home 6 months. I am requesting maintenance on the heater in the home that has been inoperable for 5 days starting 11/10/2022. The furnace was supposed to be fixed on 11/11/2022 but stopped working again. I have been communicating with Customer Service Dept. as you have continually advised me to do. Email after email after email and request after request. With the same no response or lack of communication on your company behalf. This is extremely unprofessional and makes me feel like my family health and wellbeing are not important to your company, leadership and its employees. Per your company communication, a service technician was dispatched to the property the morning of 11/15/2022. This is a false statement. Please have the technician provide a work order stating work completed for the repair and emailed to me. Not just a ticket saying the request is “now closed” in our system. This is a fabricated story resulting in my personal financial loss due to the conditions that prohibit me and my family from living in the property you “rented” to me, with home temperatures dropping below 60 degrees in the home. This is not a one-sided agreement. Both parties agreed on the rental agreement. We agreed to pay Vinebrook monthly rent to inhibit the property, in return you agreed to allow us to live there while you maintained the property living conditions that are to “meet the standards as set forth by the **** Housing Authority”. I have a 2 year old toddler and 3 week infant these conditions are not safe to live in with temps dropping to 20 degrees. I have submitted 3 work orders now. I am unable to speak to an type of management or actual maintenance tech. If my request goes unanswered within five days per franklin count municipal court, I will be forced to escrow the rent.Business Response

I rent a property that vinebrook just bought from my previous rental company Conrex. I have lived here for over a year and due to the change in our online portal, I have been unable to make my rent payment. I have made multiple phone calls multiple emails to no avail. And I finally was able to get in touch with their call-center, because there is no direct number to contact anybody regarding my property and and the call-center told me that I was in active eviction. When asked what that meant, they said that somebody would reach out to me and explain what it meant and what my next step was. A week later somebody called me back and told me that as long as I made the payment of what is owed I would have no issues going forward. I requested a copy of my lease and I asked to make my payment online because the amount owed was far too much to send in a check through the mail, I was told that I need to send it certified check to whatever address she sent me via email, this whole while I have only received a first name no company title, No nothing actually making me believe she was who I was supposed to be talking to and still no direct contact information. I then emailed her back and told her that I was uncomfortable sending that amount of money through the mail and if there was any reassurance that they would actually receive it and then it would be applied to my account their response to that was to send me a court summons And attempt to evict me all while I have been reaching out repeatedly over the past three months to get in contact to make my rent payment. They do not give me the option anymore to make the payment online and never have all while offering that as one of their amenities I am a single mother of two young children and after being reassured multiple times by this one woman whose name I’m still unsure of because she has not given it to me other than once in an email and I was giving first name only that I would not be evicted.Business Response

I am being charged a $45 NSF fee for rent when it was paid in full on November 4th manually in the portal. I updated my auto pay date to the 3rd of Nov on Oct 31st and then canceled it so I can pay manually. I contacted vinebrooks about this issue and explained that it was trying to double charge me, but they still want $45. I don't feel this is right when rent was paid in full. The system made it seem like I wanted to pay twice. I even double checked to make sure it showed my auto pay date updated before the 1st. This is not the first time I have had issues with this company. They just want to keep taking money from people. I always pay my rent before it's considered late. I don't feel like I am in the wrong so I shouldn't have to pay this fee when it was their own system issue. I have contacted them multiple times about their system for other concerns in the past, so it's not an unknown thing that the system is glitch and doesn't update properly.Business Response

It is so sad that a tree fell on my house in July of 2022 and there is mold growing inside my house. For one, it took 3 weeks to get a tree off my house the tree fell where my kids sleep. So when they finally got the tree off, it left 3 massive holes in my roof. So yesterday, 11/08, the contractor comes out to fix the inside of my house because when it rains, the rain comes inside my house I mean I’m no contractor but the reason it rains in the house is because of the fucking holes in the roof so doesn’t it make sense to fix the roof then fix the inside. Take care of the root problem. But they refuse. I do not understand why they are even still in business. They are some slum lords and they playing with everybody lies shelter. I have been staying at my address for almost 4 years and never had a problem and was able to renew my lease but since I complain so much, I’m unable to renew my lease. I wasn’t any ways but to be told that and be told that I have to stay until the end of my lease not giving me much time to find somewhere else to stay.
