1 starWe moved in April 2021 & had no choice but to renew lease in 2022. I’ve reported issue after issue since move in, as we got here to move in & it was freezing outside & having small kids, I came in to warm the place up as it was in the 40’s inside but furnace was broke! We slept in the 30’s-40’s that night, no heater. Maint was rude & racist towards my husband the next evening & left w/o fixing the issue. Didn’t have heat for a few days, & they brought 2 space heaters for a 4 bdrm house.. Fast forward a few months past many other issues, to a water leak. Water bill the 1st month for not even a whole month was over $400 & Vinebrook doesn’t pay leftover water bills before tenants move in btw. MONTHLY bills were over $500 for over a year due to leak they ignored when work orders were put in from us. Over a year later, they FINALLY fix it. BUT I’ve been responsible for the bill when THEIR maint refused to even look for a leak. They noticed the arrow on meter was spinning as it does if water is on/leaking & said it’s broke. But it was spinning due to THE LEAK! 1 week later 11/2022, my husband gets off work late & we went to heat up dinner, turned kitchen light on & they went out. Tried another light, broke. Lights in kitchen, dining, & living room out. Outlets too. Some bdrms & bathrooms outlets also. I have 6 kids ages 14-1 y.o., this is a danger & could cause a fire. This was on Wed.pm /Thurs.am. Keep in mind it gets dark @ 530pm. Can’t cook/clean after 5pm. It’s Mon 12/5, STILL NOTHING! Breakers not tripped. My brother is an electrician & said it’s an issue with wiring, but not his job to fix! Maint came Fri. 12/2 to check breakers, said same thing & electrician would be out. Haven’t seen/heard from anyone. Half my house is dark & useless but they still want their rent! Reach out to mgmnt via phone, email & went to office & nothing. Contacting tenant rights lawyer & news about these slum lords. This is specific to my current issue but there are issues almost weekly!Review fromSydney Horton

The house we have been renting for the past 3 years was transferred over to VineBrook Homes and we found out about it late. In the mean time I tried numerous times to contact them for information only to find out it was there answering service and nobody responds back. Then I get a call talking about we are facing eviction, and the lady I spoke to stated in a email we send in some of the rent then they would take away the eviction. But I come from picking up my kids from school and I have a court ordered eviction on my door. I try to contact them and all I get is the run around. Also since finding out we are now under vinebrook I was locked out of my account and since they are trying to evict us I can't make payments online. It is so hard to get in touch with someone to handle matters and from what im seeing they are doing real shady business practices. My wife is currently pregnant and I have two small children and it's been so stressful trying to take care of the issues. And not to mention for over a month my wife and kids had no working bathrooms and they took forever to fix the issues. Someone needs to investigate them.Vinebrook Homes Ohio, LLC

Update: as of Monday I'm finally able to gain access to the account but I'm still not able to make payments cause they have me locked out. I called asked so I can clear up the matter and they wouldn't budge. They kept telling me that I have to send in a money order, and I explained over and over that I never had access to even pay online and when I finally get access they had put me in eviction status and it was their error in the first place because they wouldn't contact me. So me and my wife had to go to court and luckily the lawyer they hired to represent them was friendly and when we went to court the judge granted up a continuation so we clear things up. But all the comments people are leaving about VineBrook Homes is true, they don't care about thier residents all they want is money and they have poor attitudes when you are trying to be cordial towards them. Vinebrook bought my rental from another company. In doing so they failed to tell us all utilities needed to go in our name. The utilities one day were just shut off. No heads up leaving us to pay 1,000+ dollars to reconnect them all. My wife and newborn spent 9 hours without power or water and after numerous failed attempts to get in touch with Vinebrook 2 months after ironically they send notice saying you have 30 days to get utilities swapped. 2 months to late. calling and calling and emailing them we have yet to have someone call us. You can not call corporate directly and the call center has no contact info they can give you to do so. Communication with vinebrook is horrendous and i would recommend no one rent through them based on the piss poor communication alone. 3 months and still waiting on them to contact us back. Vine Brook is the worst rental company. The company before hand was great. They locked our on line payment account. We mail the rent on time through a cashiers check and if the mailing system gets it to them late they charge us a late fee. For all we know they get it on time. We’ve called to get the account unlocked and was told it’s up to corporate to rather they want to unlock it. We pay the total that’s due and they email us talking about eviction but all these hidden fees come after we pay the amount that’s due for rent. THE worst company we have ever rented from. They don't care about their renters. The fact that we put in a work order 24 hours ago and it was considered emergency but have yet to see anyone at the house. We can not use our toliet, run any water.... LIVE in the house we pay to live in. We have 3 kids and this is just unexceptable.
Mind you this issue was "fixed 2 weeks ago".... ha!

Moved in May of 2022. They re-listed my house for rent online in July/August and locked us out of our app to pay rent. Can’t reach anyone or get calls back. Finally wrote a strong email and got a call they took it down off online and made us pay a fee for late rent because we could t get in to pay it online.
They send us an email the other day “pre-eviction”. We call and call and call no calls back. They call us from collections a day later and tell us our power bill is being sent to them. Call power company to find out why and they said Vinebrook emailed them saying we had moved out and it was to be back in the Vinebrook company name. I call the collections lady back and she did some digging and AGAIN MY HOUSE IS LISTED FOR RENT ONLINE. I’m at a loss on what to do. No phone calls get returned, the house IM RENTING is listed up for rent online, AND the power company won’t let me put my power bill back into my name because I can’t get ahold of Vinebrook Homes to APPROVE the transfer back into my name. I want to give props to the Cincinnati maintenance team. My heat was out during this current cold snap we are having. I had Duke Energy check the pilot light and that was not the issue. I put in a maintenance request around 3 am on 11/13/2022. Someone from the maintenance department was already at my home early this morning and the heat is now working. Heat went out 11/10/22. Came out and got the furnace to start on 11/11/22. Furnace went back out that night. Contacted them 9am 11/12/22 and still nothing at 7pm 11/13/22. No heat, 58 degrees in the house, one animal died due to cold. Told maintenance gas company said need new igniter on 11/111)/22 and they didn't care.Vinebrook Homes Ohio, LLC
