Rented a home from
Them. 1 day after moving in, found a hole in the walll behind the stove where rodents were entering and living in the stove. Finally got ahold of someone to be told they would bring another stove on Jan2nd which is 5 days later. They expected someone to live with that in their home.
Day 2, woke up with whelps on ankles. Pull the base boards and find a bed big infestation. Allegedly the flooring is new. This means they laid new flooring on top of this disgusting mess.
Garage was filled with dog feces.
Day 3 we have removed ourselves from the disgusting place.
Have complained, left message after message and filed requests online to no avail! No response.
This is disgusting and we have sent emails and have left messages with the city code enforcement to have the property looked at. We have left a message with code enforcement, health department and other agency’s. Next step is to notify the attorney general and the city of Fairborn along with the surrounding neighbors. No one needs to be living in this property. It needs to be condemned! It’s a shame there are companys out there that have zero regard to the homes they are renting to people. Do your research! Take a look at the google reviews and BBB complaints for this company! Save yourself from the loss of money and time.

1 starIf I could give -0 stars, I would. Vinebrook purchased the house I am renting from another company sometime in the beginning of 2022. In December 2021, I renewed my lease with the previous owners for a 2-year term. I was not notified about the sale of the house; I figured it out when I went to pay rent and the site didn't work. After further investigation, I found out Vinebrook purchased the house, I immediately contacted them. Chelsey the rep for them was professional with walking me through what was going on. However, the conversation went left when she told me that they would get back to me soon with my new lease. I informed her I just renewed the lease for 2 years, Chelsey said yes, but Vinebrook does not do 2-year leases. We will give you one for 3 to 6 months so we can see if we are a good fit. WHAT?! I let her know that in the state of MO you have to honor the lease already in effect. For a year I received emails telling me my new lease is ready for review and signature. I would reply letting them know, I already have a legally binding lease on record. January 2023 Chelsey email me again regarding me not signing the lease. I gave her a call; she was not professional this time around and said this is their house and they want all of their tenants to have a Vinebrook lease. In March 2023 I received another email saying the lease was ready, they were changing some of the terms and I needed to send it back signed in 5 days. I did not do it because I have a lease in play; on the last day they gave me to sign the lease, I came home to a letter on my door saying I was being evicted on 12/31/2023 and that they would not renew my lease since I wouldn't break the lease I'm on to sign theirs. On 8/5/23 I received a call asking why I have not vacated the property and turned in the keys. The rep on the phone said oh, I am sorry, I don't know why they have you on the eviction list, please ignore. This company is horrible. 1 starHello My Name is Addison ,G****** from ********* **. I have been renting from Vinebrook for approximately 1 year. I was told that my lease would not be renewed. Due to multiple attempts of Vinebrook reaching out to me inregards of my family & I driving on the grass . ( which wasn’t true ) . An agent from Vinebrook finally reached out to me after numerous attempts stating that wasn’t the reason why my lease wasn’t being renewed but couldn’t tell me why exactly they decided not to renew it ! I’m my opinion dealing with the staff from Vinebrook, they seem to lack empathy & have no regards for tenants, show no compassion. This is by far the worst leasing company that I’ve ever rented from . I stated to the representative that I took pride in leasing from Vinebrook and was there any resolution we could come to because I didn’t want to move in the middle of the winter and her response was, “ is there anything else I could do for you”, so I hung up the phone . Please don’t waste your time leasing from Vinebrook. They have no compassion for tenants. It’s sad and embarrassing even members of their maintenance department stated several times that they were a horrible company to rent from .Review fromTina S

4 starsMy home was listed as 1975 Sq. Ft., but it is not. **** *** **** *** **********. When the home was sold this was also the listed square footage. It's just wrong. We moved from Ms. and foolishly believed the listing.
On the other hand,
every maintenance issue we had has been resolved. We have not had nightmare issues as others have had. We have 5 months left on our lease, and will consider moving to another Vinebrook home in the future providing our deposit is refunded Accordingly.
The staff has been very professional. I don't expect them to be perfect as I know they have thousands of rentals. I do however, not want to be ignored. I think for as many houses as they have, they have done well. I feel like they hurried to try to get this house in shape but it was not move in ready. It will be by the time we move out. They have replaced and leaking toilet, replaced the floor because of leaking toilet. Replaced leaking faucet in kitchen. Had to replace some of basement ceiling due to leaking toilet. Removed bats from the side of our home. Removed mice in the attic. The 4th bedroom has no ventilation so can't be considered a bedroom. It's used for storage. The basement was listed as full enclosed and it's not. Insulation falling down everywhere. It's creepy down there. Washer drain is 3 to 5 feet above washer! My washer does not recommend this. Lots of small things that we do not like and will be moving. We had to get someone else to look at the home for is before moving in. Next home we can view ourselves since we will be in the same state! They also make you pay 300 per pet no refunds, and pet rent. Kids do more harm to a house than 2 old dogs who stay in crates and outside when the weather permits, but that's the rules in most rentals. It's just terrible. Rental companies are buying up all the homes and that's why rent is so high. When the market goes down, we will buy a house. If we buy now, we will lose money in the future.Review fromDeyonica F

1 starVineBrook homes LLC in Kansas City Missouri is a scam. I moved into a home on November 24, 23 I paid to get out of another lease at my other address $2000. I was excited to move in the home that I chose but I then found that there was a lot of things that need to be fixed as well as damaged things that need to be replaced. The front door as I entered, show damage of pounding and deep dents as if someone had been pounding on it, not to mention when I walk into my home there’s no heat and I’ve had no heat for five days after putting in a maintenance report on November 24, 2023. as a new resident there was no heat coming out the vents the furnace was not working properly. The thermostat needed to be exchange the front door and the back door was damaged with someone pounding on it to where it is completely damaged… I reported that there was leaves in the gutter and one of the representatives named Madison filled the list out in reporting that there was leaves in the gutter, which is something on the lease that said that it was taken care of. The agent falsely stating that he passed everything to be OK in the home. Vincent Lopez was my agent here in Kansas City Missouri and he lied to me and he lied to others. He is not to be trusted when it comes to helping you find a home.. I was told by someone that works for VineBrook homes that they placed him into a home that was also damaged and needed repairs and they refused to do any work. Here it is November 30. They just now getting my heat on but there is no air coming out of the vents.. I stayed in my home while the maintenance guy that came over here on November 30 at 8:30 in the morning and looked at the maintenance notes to what he supposed to do as he held his phone later I called to speak to several people at Vineyard to find out how we can maintenance when this guy named Tony ripped up against my arm, as well as touched my breast supervisor Felix called the police on me stating I assaulted Tony which was not true.Review fromAndrea M

1 starDo not rent with these people they are very money hungry, I was out of work due to my job being on strike and they were aware of everything and my situation, they did not accept a half payment, I was behind for just 2 months all I owe was $3600.00, I went to court because I was waiting for my funds to come in these people charge me double of what I owe plus, charge me utility fees which I pay all my utilities except sewer bill which is only 40$ a month they charge me for December and January rent already and November is not even over yet plus my rent is 1500 they charging me 1700.00 for December and January rent already and they charged both months with late fees but how could I be charge late fees on months that’s not even here yet, please please please do not rent from these people my rent is up in April and I’m getting the hell out of these people property they do not do good business and they houses are not even worth the money nor the headacheReview fromJennifer M

1 starSo. I definitely wanted to leave a great review, the experience I had with the leasing agent was A+. She was great. They worked so fast getting me in this house and worked hard getting me approved. I was very satisfied. Until after we got moved in….. first I had to call a technician out to get my fridge fixed because it wasn’t getting cold. Three days later they made it and the fridge works now , I can deal with that. I had a spare in the garage.. but now one week into our. rental agreement I decided to run the washer for the first time and sure enough my bathroom flooded out of my toilet into the bathtub into my grandson’s closet, he’s only 2. And into the bathroom registers. I got it cleaned up but now I’ve had sewage sitting in my bathtub and toilet for two days, and cannot seem to get anyone out here to help me. You must do better!!!. This is considered an emergency and if you want to keep tenants, I suggest you stay up on it. And trying to get through to anyone is next to impossible you’re supposed to put one service request in if you put in a duplicate you could get charged for it. And then when you do speak to somebody on the emergency line, it’s just a call center that says they will pass your message along and get someone to call you back and then no one calls back.. getting ready to have to go to work tomorrow and take my grandson to daycare. No one can take a bath. Let alone use the restroom in our own home that we paid almost $3000 just to get into.Review fromTiffany C

1 starI get threating letters every month and they also also try to put an eviction on me when sometimes times get rough. I need my rent lower a couple people a person can’t even have a peace of mind not only that I fixed ac they never got back to me about taking the amount off my rent for reimbursement. 1 starWould give less than one star but it won’t let me. I moved from my home I rented from them I tried to get a final bill from them and all they would tell me was that they would pass on the message and get back to me. Fast forward to 5 months later I was sent to collections for failure to pay the last bill on the home when they wouldn’t return my phone calls. I strongly advise not to rent from them.
