I have not had heat in my apartment for almost a week, I have made many calls and all theywill give me is a work order, I have four. Was told boiler was broken but still haven’t given a space heater to heat apartment. As of today still without heat.Business Response

I have been harassed by AIY properties. They continue to file evictions on me while taking my rent payment at the same time. I've had many conversations with management. I'm assured the confusion will be taken care of. I don't need to appear in court. Then I'm charged a late fee for advanced payments and a court filing fee for there mishap.Business Response

Twice within the last 6 months the sewage has backed up causing our toilets to overflow and not flush. The bridge in front of our apartment off ******* Trl. has been closed since beginning of August with no idea when it would be fixed making us drive around the entire square to exit the apartments. That being said there is only one exit now for everyone that lives at the bottom of *********, which is to go uphill. We have already been stuck in our apartment due to accidents and traffic on said hill. The other exit has also been closed off since beginning of August 2024, they’ve had a few people come to look but we haven’t seen anyone or any progress since september. The road i’m mentioning is ****** ***** *****. The road collapsed during a storm and we’ve not heard anything about it being fixed leaving the 20+ apartments down here with one exit to attempt to leave incase of emergency.Business Response

I usually pay my rent 2 weeks late, I pay in full including late fees. December I got paid, I was planning on paying my rent 12/19/2023 when I got off. I’m a single parent and work paycheck to paycheck, and work multiple jobs to try to stay ahead. But the day on 12/19/2024, I received a text notification that someone use Apple Pay to send $780.00 from my account to an unknown place. Everything in my account was stolen. Right before Christmas, I was crushed. I notified the bank, right then and there they closed my account since my account was at risk. And I also had to wait until it got done pending to file a dispute. On 12/21/2024, I filed a dispute, the investigation can take up to 90 days, but by January 7, 2024 I could possibly get a provisional credit of my funds lost. They would then mail me a check since my account is closed, which that will take another week to get to me. I let my leasing office know about my situation, but they are still harassing about paying my rent, also once a pay in full, I also have to pay the court filing fee. I don’t know what to do, I do it want a eviction on my record, this isn’t my fault and why am I being picked on and harassed. Can someone please help me or point me in the right direction. I signed a 12 year lease with AIY Properties at their ********* Apartment location. When discussed this was stated as a 12 month lease and I moved out/ paid the last expected month of my lease term. However, when I moved out I got a bill for an extra month along with damages to the apartment that were fabricated. In the lease terms I guess it said that I signed a 12 month lease with a 13th month free. Instead of getting a 13th month free they added it to my leasing term and said I owe money for it even though I was already moved out and notified them of my move out date. They also charged me for broken blinds which were broke when I moved in, appliance cleaning even though I deep cleaned the apartment when I left. They are trying to charge me $1310 that I should not have to pay.Business Response

I get a note at my apartment door on December 12,2024 saying my rent was late. I sent off my rent payment on November 29, 2024 and it was postmarked. I get a note from Hillbrook apartment management saying I owe them 50 dollars because they got my payment late. Do mind you can make your monthly payment at the leasing office and if you pay it own line Hillbrook charges and extra 30 dollars on top of your rent. Both practices are unethical and not fair. Due to the fact that the have no legitimate means for anyone to pay their rent or sending it off on time without being charged. This is an unfair labor practice that clearly needs to stop.Business Response

I was a resident of AIY Properites-- ********** Apartments in **********, OH from 2020-2022. Upon vacating my tenancy, I hand-delivered a written and signed Notice to Vacate and dropped it in their office management mailbox located at **** ***** Apartments in **********, OH. The property acknowledged the notice and I was given a bill the remainder of rent due ($300 some odd dollars). In order to pay this amount, I was required to get a money order which I obtained from ******* ***** at ***** ***** in **********, OH. I moved out and fulfilled the remaining rental requirements as stated above. Recently, I was denied rental application at a complex in *********, PA because of my rental history with AIY Properties. I contacted the corporate office and they told me I never fulfilled my rental requirements which is simply not true. They said they never received a notice to vacate or the money order and that I've owed an outstanding amount of $1700. In the last two years, I was never once given notice. After my phone call with them, I looked into it further and found the notice to vacate written on my computer from 2022. Unfortunately, I no longer have a copy of the money order but such transaction exists on my bank account for allotted date of the transaction. AIY sent a letter to my grandfather at the end of September 2024 (my guarantor) who has since been diagnosed with dementia. This was the only notice given in two years.Business Response

I provided the appropriate rental insurance documentation to the Central Park West leasing office by email before the deadline to avoid a fee. The rental office refused to acknowledge their lack of accountability in responding to my email confirming the document was correct in time to avoid the fee. They have also refused to refund or adjust my bill to remove that fee, even though I asked for clarity that the document was correct. They claim to have sent me a letter that I did not receive. They refuse to come to any resolution on the fee other than their response of "Please make sure to get this to us before 11/1/24 to avoid any charges moving forward. Once the RLL fee is charged , it will not be able to be refunded, no matter the circumstances." I am disappointed in their lack of accountability and their inability to rectify the matter. I am concerned that they did not reply to my email in time for me to make any corrections on the provided document and are now taking advantage of this lack of customer support and accountability to continue to charge me fees that they will not refund. I have started the process of correcting the document, which does show I am and have been fully insured and does have their business listed just with a different address than they requested. They are not interested in making the matter right even though they did not inform me of the incorrect address in time or by the method of communication I was using to get the right answer. I have an email trail of this communication and proof of my communications to them by email.Business Response

We received a letter stating new lease price at the end of March 2024 of 1,070.It stated it was our 60 day reminder to renew, go month to month, or move. We called to discuss the lease and they said there would be additional charges for trash and parking, price now 1,116. Called May 17th 2024 to clarify and gave my consent but my fiance did not. we have been calling non stop since the first week of June 2024 and they give excuses why we cant sit down to discuss and sign the new lease. They claimed that only my verbal consent was needed which is not true. By law both parties on the lease must consent otherwise it is canceled out and we can move or go month to month as desired.We also sent out a letter in June 2024 stating we would be going month to month they said they never received the letter.They still have not given us the lease paperwork and refuse to do so. Now that it is the last week of our current lease August 2024, they are stating that what we are saying is not true. The apartment manager even laughed on the phone as my fiance was explaining to her our issue. We have contacted an attorney but she has not gotten back to me yet. We have also had issues with them refusing to replace our front door to our apartment itself, the door was kicked in previously and clearly had damage. the door does not shut properly and we have had maintenence there multiple times to replace the door handle as it pops off all the time. they then too started ignoring our requests and phone calls. Our shower head pulls from the wall which they plastered instead of fixing and it has popped back out the wall. They claim to have a dog size of 45lbs but other tenants have dogs over 100lbs told us we could not have a dog over 45 lbs but allow this. They painted all doors and closets with paint so if paint is chipped or scratched it deducts from our deposit.
