    The address above was inspected by the Billings Roofing Construction Group on Jan. 31, 2022 in anticipation of the purchase of the home by **** **********

    The report on the condition of the roof is as follows:
    Future Life of Existing Roof 3+/- years
    Shingle Type Architectural
    Shingle Condition Fair to good
    Hail Damaged None
    Wind Damaged None
    Heat/Age Damaged Normal

    This is not an accurate report from BCG. The roof was actually in poor condition. On Jan. 10 of this year, I had to have roof leaks repaired and I was given a report on the condition of the roof.

    * Silicone on the nails - silicone is worn off
    * Removed 1 1/4" nails that popped and replaced with 1 3/4" roofing nails
    * Silicone on all vents

    Recommendation:
    * Roof needs to be replaced.
    * Several places on the roof are down to the paper.
    * The guttering in the back of the house was blocked and pulling away from the house. This was due to the amount of roofing particulate accumulated in the gutter.
    * The top of the roof is shiny - the particulate has worn off completely.

    The report I received from BCG was not accurate. The overall condition of the roof was not represented correctly. Therefore, I was not able to make any adjustments to the cost/purchase of the home. This lack of accurate reporting (in advance of buying the house) will now cost me a new roof.

    I want to be compensated for the cost of the inspection and the cost of replacing the roof.

    The January 31st, 2022 report states the following:

    Purpose
    The inspection of the roof was performed on January 31st, 2022 to determine the roof systems and roof condition, to establish budgets for repair/replacement recommendations, and to provide a projected life expectancy for the roof if not recommended for repair or replacement. This report does not constitute any warranty against future roof problems.

    Methodology
    This report contains all the vital information regarding existing conditions of the current roof materials and installation quality. The information gathered for this report was gained by physical rooftop inspection. Pictures were obtained to document current conditions and any issues found.

    Current (Approximate ) Age: 17+/- years
    Future Life of Existing Roof: 3+/- years

    Additional Observations/Recommendations

    This is a seventeen year old roof in fair to good condition. We're unable to determine correct shingle nail placement nor can speak to code requirements relating to ventilation other than listed above. While we have your best interest in mind our inspection attempts to find all leaks and defects but cannot always do so. Check with your insurance company for insurability.

    Our report states the condition of the roof materials a year ago on January 31, 2022. We stated the roof was 17 plus years old. Our report stated the roof had up to 3 years left. It has been a year since our report.

    We only performed an inspection. Our report offered no warranty on the roof or future roof conditions. We are not responsible for any damage that has occurred to this roof that has created leaks for any time period.

    I think the roof inspection on this home did not accurately report the condition of the roof pre-sale. If it had, the contract price would have been adjusted.

    As of now I am stuck with a roof that is in need of repair. I do not understand how your inspection gave this roof a "fair to good" valuation. How did the "fair to good" condition deteriorate this much in less than one year? With so many things wrong, how did you miss all of the issues?

    I cannot recommend Billings Roofing & Solar Inc.
    I would tell anyone to use another vendor. I think your "warranty" covers your company, and I think it definitely does not cover the home buyer.
