    Over charged for tenant move out. Charged for maintenance issues that were not tenant responsibility. Charged for lawn care that was provided with rent in contract with previous rental agency. Have no signed contract with Barbs Property Management. No wak through inspection upon transfer of rental agency and no documentation of pre-existing conditions of the property. Minimal to poor communication from this business.

    Please see the following of our answer for case #********.

     

    We took over management of the property at ****************************** in October 2024. At this time the owner, before purchase, did his own walk through with the seller for his inspection, which the tenant is stating did not happen. I have attached here the tenants move in checklist with nothing indicating there was any damage on the property at his move in. By ************ Law we do NOT have to sign a new rental agreement with the tenants when we have a management agreement signed with the owner which was signed in October 2024. There is also another page which Mr. ******* signed stating the lawn is to be mowed at move out. With good faith we are willing to give him a $100.00 credit that covers and some the $50.00 landscaping/ damage repairing charge on his move out. As far as the cleaning/carpet cleaning charge it is stated in his rental agreement they are charged back that fee at move out. We have had several great conversations with ********** where he even thanked us for his time spent living at the property. I have attached here Mr.Wheelers rental agreement with highlighted areas, his move out disposition, his complaint, messages with tenant and Barb's and his 30 day notice.
