    2 stars, 1 ea. for the last minute accommodation + the dwelling itself, i.e. clean, quiet. Stay in my District solicits themselves as property managers servicing an array of owners across multiple states. Based on my experience, Im questioning their general terms and conditions, both in disclosure transparency and overall validity. My first reservation was through Airbnb, four nights, and free of issues. It was actually a blessing of sorts because of the late notice I received in regards to my work assignment. I arrived in town on Monday, 11/28, at 5:30 PM, found this place via the Airbnb app, and was checked in and feet up by 7 PM. Two days in to my stay I was informed by my employer I would be in the area another week. Using the info from the abundant advertising for Stay in my district that is posted throughout the space, I extended my stay directly with SIMD (on Wed., 11/30). This new reservation was from Monday, 12/5 through Friday, 12/9. Poor choice. The disclosures are misleading; possibly intentionally? The itemized pricing breakdown clearly states which line items are non-refundable, and include fees of $5.00 & $7.00, roughly. There are not any indications or notes indicating any additional non-fundable amounts. **** has tried explaining me away via conditions that dont hold water. Example, my cancellation was issued Fri., 12/3, and did not adhere to a 14-day cancellation policy. Irrelevant. My request was made the same day as my planned arrival (12/5), and surely cost the owner revenue. See: availability on 11/28; this place isnt in constant demand.. Also. I have the email sent at 4:30 PM on 12/2, as documentation. SIMD needs to be held accountable for unethical practices, starting with misleading disclosures on their website, to undercutting a reputable trade-partner in Airbnb. They issued me a partial refund as a one-time consideration, which is only half of what Airbnb would have issued me.

    Hi ***,You are correct that the reservation was canceled on 12/2 with an arrival of 12/5. There is a checkbox that must be clicked on as well as a link to our terms and conditions. The website will not allow you to book the property without agreeing to and confirming that you have read the terms and conditions. We are contractually obligated to our owners to uphold their cancellation policies and the reservation was canceled less than three days before arrival. Air Bnb would have offered zero refund and charged additional booking fees on top of the accommodation. We did offer you a 50% refund as a courtesy as we were trying to accommodate your demands. When you canceled the reservation your email stated that you realized you would not get a refund but would just receive the cleaning fee which is exactly what was issued upon cancellation. After the fact you then demanded a full refund . We then offered an additional 50% refund which was also issued. I am sorry that this was not satisfactory as the owners do take a loss in revenue with last-minute cancellations and we do offer full disclosure of these cancellation policies before booking. Regardless if you like them or not, you do always have a choice before confirming the reservation as to whether or not you would like to agree to the terms. It is disheartening to receive a review like this after we did make an exception to our cancellation policy in order to meet you in the middle and work with you so that you were satisfied with our service.

    I wish I could upload a screenshot of your email, dated 12/9/2022. You agree with me that both the booking fee (approx $7.00) and the ***** fee (approx $5.00) are clearly detailed as non-refundable. But that same clear note is not provided on the nightly rate line, but rather is warranted under the fine print of your T&Cs? Surely you can understand how this may appear misleading or dubious. Couple that with your statement included in this same email that states cancellation within 14 days of arrival..; whereas now youve revised that to three (3) days. Lastly, and again, if you want documented proof of this I can provide - I only stated that I was aware and accepting of the non-refundable *************** fee because they were clearly detailed as such and minimal in cost. Your recollection of that conversation was incorrect in your response, which again, highlights a pattern of poor and inconsistent communication.
