Get multiple assessments and estimates before considering hiring JM Mechanical, *********! Carefully review every documented detail in their contract to include their daily work hours, number of work days per week, and an end date! Be attentive to 'citing additional issues' that they will discover after signing of a contract and initiating work. They will define these as 'necessary' additions to the contracted project. Any such additions will require added charges which JM Mechanical will defend on a supplemental work order, explaining the scope of the additional work and the related charge(s). JM Mechanical, ********* far exceeded our intended code compliancy re-wiring project. Three electrical professionals agreed that there were multiple 'excesses' beyond code compliant wiring. Missteps and additional work orders and charges created excessive and unnecessary expenses! We had an extremely unsettling, unfavorable and adverse experience with JM Mechanical, ***********

This rebuttal is in response to the review JM Mechanical received from your office regarding an electrical contract located at **************************************************************  17011.

The information that Mr. ******** provided is impulsive, incomplete and he is uneducated at best with the situation that has occurred.  This premature action on Mr. ********* part is no different to the continued impatient actions and ridiculous complaints coming from him and *** ******* **********, Ms. ******** throughout this project and even on projects JM Mechanical completed for Mr. ******** at his prior location in ******, Pa.  JM Mechanical has been working with Mr. ******** since 2022 and contracts presented to Mr. ******** have not changed, aside from the specifics of the project to include scopes of work.  JM Mechanical has always presented Mr. ******** with bids for the project, pulled proper permits with appropriate boroughs and completed proper inspections.  The contract for this project is signed by Mr. ********* which was emailed to Mr. ******** with proper time for reviewing.

JM Mechanical has been working with this homeowner since the early part of 2023 to correct the wiring issues going on at ************************************************************  Initially, JM Mechanical would work on the project while homeowner would take vacations but determined that the wiring was in such poor condition and recommended the entire house be worked on continuously to completion to accomplish homeowners goal requests of safety and code compliance.  On March ******, JM Mechanical began contracted work on the existing house at ************************************************************* Our contracted work scope encompassed a complete re-wire of the entire house due to extremely unsafe existing wiring. The contracted work scope, included in the contract, was discussed and agreed upon by the homeowner, ***** ********. Our contract states that substantial completion of work shall be within 60 workings days from the start of the project. After 27 working days on the project, despite constant communication and updates from JM Mechanical to the homeowner showing JM Mechanical was ahead of schedule, the homeowner ordered work to stop. It should be noted that the communications to the homeowner included, but were not limited to, the need for a change order for work carried out outside of the contract. At no time was any work outside of the contract initiated or completed without verbal, email or written approval from Mr. *********************************** emailed Mr. ******** a change order (additional work discovered only after digging into the original scope) reflecting verbal conversations with Mr. ******** of work that was completed (ieemergency electrical call from Mr. ******** and burnt neutrals shown to Mr. ******** throughout the home) or additional work needing completion per *** code compliance along with Aprils progress payment for the contract.  Change orders are not abnormal during a construction project of this size and severity of electrical issues discovered during the original scope, with requests of homeowner to fix these issues.

JM Mechanical had a meeting with ***************** ******* was not in attendance) on May 1, 2025, to discuss a text from Mr. ******** stating his breach of contract, due to his own personal issues of having to deal with Ms. ******** *****.  During this in-person meeting, Mr. ******** presented a post-dated check (May 5, 2025)to JM Mechanical for the April ******* and agreed to pay for only the work completed on the original change order and requested that work on the remaining contract scope stop effective immediately.  JM Mechanical explained that this project was on JM Mechanicals calendar to complete and to release the contract, JM Mechanical would clean up the wiring around the electrical panels to prepare for inspection.  This would be completed the week of May 12th,while the homeowner was on vacation and Mr. ******** would be required to pay the contract in full and any request for new work in the future would be implemented in a new contract at that time, which is stated on Mr. ********* text.  Mr. ******** verbally agreed so a revised change order and final contract invoice was emailed with request for final payment due on May 16, 2025. Without notifying JM Mechanical, Mr. ******** stopped payment on the April ******* check and in turn, caused JM Mechanical additional bank fees.

On May 6, 2025, JM Mechanical received a phone message from Mr.********* attorney with the request to release Mr. ******** from the current contract.  At that point, JM Mechanical stopped work and connected Mr. ********* attorney to JM Mechanicals attorney to negotiate terms for the release of breached contract.

JM Mechanical has provided a final invoice to Mr. ********* attorney that includes a deduction of materials returned as well as stopped payment fees and amount for the Aprils invoice (Stopped payment check) added back in.  JM Mechanical has not heard back from Mr. ******** nor Ms. ******** with a willingness to pay JM Mechanical what is due.

JM Mechanical responded to our review that outlined why our experience was not satisfactory to us. The review included reference to limited work hours, excessive jobs & added unexpected expenses over & above the costly signed contract. This excessive & unnecessary work has been verified by 2 neutral electrical contractors and an electrical inspector as stated in our review. For JM Mechanical to post a rebuttal that personalizes the clients, to negatively define and mischaracterize us, is inexcusable & it is slanderous. This a misleading and unethical rebuttal.
