      I live at Mallard Crossing. They give out violations that are blatantly false and try to scam people into paying fines. They advertise for amenities that aren't real or have been broken for years. Also, they do not follow through on maintenance requests. The company has constant turnover from ineffective manager to ineffective manager. No wonder their reviews are so terrible.

      Thank you for allowing us the opportunity to respond to this issue. The review is too vague for us to pinpoint the customers concerns. We have had in intense focus on curb appeal at this property in 2022 and have issued violations for things that are in violation of the lease agreement that could adversely affect the overall curb appeal of the property. We are happy to discuss specific concerns if they are presented and would advise the customer to contact the ***************** at Mallard Crossing and speak with the Manager, *********************.       I do not recommend moving in here! Over the past 3 years this place has taken a disappointing turn, it used to be a nice, clean, and quiet place, now its dirty, there is new paint that is very cheaply done, and tenants that do not care about living here. The gate is constantly broken, there are never any p*** bags re stocked and dog p*** everywhere, and maintenance request NEVER get done. And when I say never I mean never, months and months ago I put a maintenance request in and its still un completed. when maintenance attempts to come one time with no warning and no one answers the door the maintenance request is marked completed so you have to call and schedule again for it to actually be completed and hopes that you dont miss their knock. I have now had a broken garage door, a broken dishwasher, a broken sink, a broken toilet, and an air seal on my patio door bad all for months, I have called the front office, property manager, and even corporate and still no update and nothing is done, its ridiculous! There is nothing good about this place and it is very over priced for what is offered, you will be much better off going elsewhere and staying away from this place and Id assume all other IRT living properties.

      Fraud and illegal activities ever since IRT Living took over the management at my apartment complex (**** in ******, **). They changed my internet service plan behind my back due signing up for bulk billing with Spectrum. My service contract wasnt even through the complex, but directly with Spectrum. Not sure how this was allowed for Spectrum to ***** account access to my apartment complex without my consent. ****/IRT Living then started billing me for internet service that I didnt sign up for at a higher rate than I had originally setup on my account. When I contacted the apartment complex when they announced the internet deal, I contacted them immediately to opt out of the service. This wasnt even in my lease contract since this wasnt offered at the time of signing. My service was setup as a personal account, not through the apartment complex, but Spectrum allowed them to make the decisions on my personal account. I had previsously called Spectrum to let them know that I had opted out of the bulk internet and wanted to keep my current service. They changed my plan against my request, which then caused me to lose my promotional bundle deal with them. All of this done without my consent to change my service plan to allow account access by my apartment complex. This is illegal and criminal activity. IRT Living needs to be investigated for this criminal activity!

      **** notified all residents and leaseholders of the bulk contract service changes between Spectrum and ****. Email communication as well as hand delivered notices to each resident door have been sent to all residents/leaseholders on multiple occasions leading up to December 1st, 2022. The email the residents received included the benefits of Spectrum as well as the service plan details. The timeline of communication dates back to October 21, 2022, for the first notice. The next forms of communication were sent to all residents on October 26, October 28, October 31, and November 1st, 2022. Our Manager requested a copy of your bill on December 1st and again today December 6th so that we can price match your current plan with Spectrum. As of today we have yet to get a copy of your bill so we can attempt to resolve your concerns.

      This place is horrible. Not a great place to live. First off my neighbors high jacked my smart devices including my TV phones iPad and all. I complained to the manager and of course did nothing Just told to find out he was apart of it.He allowed other thugs living in a vacay apartments above mines and behind to cyber attack me and mines. Some cash app. After more 6 years I had to move I felt unsaved and everything Not a home.Do not live here its unsafe People had access to apartment and broke in while I wasn't there.Had to ditch my lease

      I originally moved into the villas of Kingwood September 2020, my rent has gone from 997 to ****. I love my apartment I love the surroundings there's never been an issue or complaint from me as far as security or the grounds. But I will not renew my lease here because the rent goes up but the service went down. No one ever answers the phone and you have to drive like crazy when you get off work to get there to get a hold of someone, and they never return calls. My issue is that I requested two months before my renewal, that if I signed a renewal could I have my tub resurfaced and if not if it could be recaulked, during a certain week that I was on vacation in a way that way it would have time to set I was told I could not have it resurfaced but it would be recaulked and I was assured that it would be done during that time, it only takes 30 minutes to recaulk a tub they had five days during that week and the explanation I got was that she was out of the office, speaking of the manager and that it did not get done. My question is does the whole office just fall apart when the manager is not there doesn't it nobody take her place and make sure that these requests are taken care of. So I gave them the benefit of the doubt and told them I would be gone three more days that following Friday she assured me that it would be done again and it didn't get done, and her attitude was it was not high on the priority list which if that's the case don't assure me that it's going to be done. I will not renew my lease based on the attitudes and the customer service

      I'm scheduled to move in on 10/24. My leasing terms and promotion were confirmed by 2 leasing agents and approved by the office manager ****. Now, they are not honoring the arrangement or the promotion that was offered by the leasing agents and was clearly on the website. I could have moved in sooner but the leasing agent ******* suggested I don't, and that I move in another unit after police were called on my soon to be neighbor. I opted out of renewal on my lease for this place and I've had several problems even before moving in.

      I have been refused the phone number for the Regional Manager in *******. My Son is getting his first apartment, he works on a cruise ship. We have a ***** of ********* HE WAS APPROVED NO CONDITIONS IN August. They gave us a key to go look at several empty units with no ******. The apartment is empty, I'm putting stuff in it, so what is the risk. At first thy said put it writing, done, then it was his DL was an ID. It took 9 days for them to say DL is fine. My Son is so desperate it's been 6 days since they sent the ***** Attorney to their legal. They have no urgency but are forcing us to only deal with people in the office. This can't be fair. IF ANYONE HAS A NUMBER TO A UPPER MANGMT PLEASE SHARE.

      There is an apartment manager named *************************** who has been very unprofessional and disrespectful to our son with disabilities, and to us (the guarantor). She has repeatedly yelled and accused our son of causing a leak. She had him move out for a week to fix it, and as he came by to drop his cat off a few hours early, yelled at him again for doing so. I have contacted the owners of this property, and will be filing a complaint with the property management company, BBB, and HUD. It is wrong to treat people like this.

      KNOW YOUR RIGHTS AS TENANTS. The man who was responding to my complaint on BBB repeatedly stated "this is a duplicate and has already been addressed" and usually ended with the fact that his decision was final. IRT and ********************** billed my roommate and I for damages that couldn't be photographed, nor would they let us inspect the damages (as is our legal right in georgia). After enough of their "we're just not going to communicate" which I'm sure we've all experienced, they finally realized that I would in fact *** if they sent the unpaid bill to debt collectors. They broke the law, willfully ignored it, and tried to scare me into paying. Know your rights as tenants and don't let this "company" scare you. Disgusting.
