On June 25, 2018, the BBB initiated an investigation on the business after receiving an increase of complaints from consumers who alleged that the business took hundreds of dollars from them without delivering promised services. Specifically, consumers alleged the business contacted them and falsely claimed they had a prospective buyer for their timeshare. In some cases, the business had someone posing as the prospective buyer contact the consumers directly to express interest in their property and to discuss the details of the potential sale. After contracts were signed and payments for upfront fees were paid, consumers reported they were unable to reach the business and/or the bogus buyer despite numerous phone calls and emails. In some instances the business responded to the consumer and claimed the deal fell through. The consumers alleged they were then promised a refund of the fees which they they never received. The company has not responded to the BBB regarding these complaints.  

Additionally, the addresses we have for this business are not physical addresses, but rather commercial mail receiving entities.  The BBB has been unable to confirm the physical location of the business. Moreover, research shows this business is registered as a limited-liability company in Nevada, using a registered agent at 804 S. Ranch Dr. STE 4-602 Las Vegas, NV. Furthermore, a review of Google and other search engines reveals that the website domain for vacationpropertiesbyowner.net has been suspended and is no longer active. The domain registration for the company's website is that of another web hosting business with no connection to this company according to Whois.

Further, on June 25, 2018, the BBB requested detailed information about the firm's operating practices, services, licensing, pattern of complaints, and other relevant background information. The company has not, however, provided the the requested information and failed to respond to the BBB inquiry.

An estimated 500,000 of the 1.4 million timeshare properties in the US are up for resale. If you are thinking of reselling your timeshare property beware of bogus resale companies who are taking advantage of anxious sellers in an overcrowded market.

A company salesperson may contact you either by phone or send a postcard asking you to call a particular number about your timeshare. The salesperson will claim that the market is "hot" for resales, when in fact, the market varies considerably, depending on the location and the prime season for that particular unit. The salesperson usually requires a fee of about $300 to $400 and promises to sell your timeshare for the price equal to or greater than the price you paid for it. He or she may claim to have lists of sales agents and potential buyers on a national and international level. While the seller may possess these lists, it is unlikely the parties are interested buyers. To further convince you, the salesperson may offer a money-back guarantee or a government bond if he or she cannot sell your timeshare in a certain amount of time. 

In the end, some owners have found that their timeshare didn't sell, their fee was not returned, and they were given a bond worth as little as $60 or $70. If you are considering reselling your timeshare and are approached by a company offering to help, the Federal Trade Commission recommends the following: *Do not agree to anything over the telephone until you have had a chance to check out the company. *Ask the person to send you written materials to study. *Ask for company references, such as the names, addresses,and phone numbers of several consumers who have used the company's services. *Ask where the company is physically located and in what states it does business. *Ask if the company's salespeople are licensed to sell real estate by the state where your timeshare is located, and verify the answer with the state licensing board. *Ask the PA Attorney General's office, and local consumer protection agencies in the vicinity of the sales company whether any complaints have been lodged against the company.
