At the end of March 2025, I hired Econ Electrical Contractors to perform an electrical inspection on my home, as Rhode Island law prohibits home inspectors from testing or documenting electrical components. The inspector assigned was named ****** primary grievance is that *** failed to identify visible k*** and tube wiring in the basement. This wiring was not hidden and should have been easily detected during the inspection. The missed k*** and tube wiring is extremely expensive to replace and poses safety risks and should have been documented in the inspection report. When the attic hatch was opened, all of us (except for ***) observed exposed k*** and tube wiring visible from the floor below. *** entered the attic, came out, and incorrectly stated that no k*** and tube wiring was present. After several people pointed out the wiring, *** returned to the attic, took a photograph, and documented only one instance of k*** and tube wiringspecifically, a single light bulb socket in the attic. The inspection then proceeded throughout the rest of the house. *** went through the house a lot faster than the home inspector since all *** had to do was review one component of the house. So we followed the home inspector around the home and not ****** the conclusion of the electrical inspection, my realtor asked *** if there were any additional k*** and tube wiring in the home. *** confirmed there were none, stating the attic light bulb was the only *********** was only after closing on the home at the end of May that I discovered the full extent of k*** and tube wiring in the basement, which *** had completely failed to report. While some k*** and tube wiring was under drop ceiling tiles, there was also visible k*** and tube wiring in the unfinished portion of the boiler room. Had this been identified during the inspection period, I would have been able to investigate further, obtain replacement quotes, and negotiate those costs as part of the closing.

Thank you for your feedback regarding the recent inspection. I understand that home inspections are a key part of the decision-making process, and I appreciate the opportunity to clarify our approach and findings.
As explained in my email to your realtor, our electrical inspections are strictly visual in nature. We are not permitted to move personal items, insulation, ceiling tiles, or anything else to access concealed areas. Our goal is to identify any visible issues and safety concerns, which are then documented in the report.
In your case, the inspection report dated 3/27/25 included ten (10) safety-related concerns, among them the presence of k*** and tube wiring, ungrounded receptacles, and GFCI outlets that were either missing or not functioning properly. Regarding the k*** and tube wiring: our report guidelines specify that we document the presence of older or outdated wiring methods, such as k*** and tube, but we are not required to list every location it is foundonly that it exists in the home.
If k*** and tube wiring was a major concern for you, we would have expected some follow-up or questions within a few days of the report being issued. Unfortunately, I did not receive any emails or phone calls raising concerns until two months later, on 5/27/25. Had this been raised earlier, we would have gladly offered further clarification or a site revisit, as weve done for many clients. We strive to be responsive and transparent, and I'm always available to walk through a report or provide repair estimates when needed.
While I understand this may have caused frustration, I do want to emphasize that the presence of k*** and tube wiring was reported, and other critical safety items were also clearly documented. We are human, and its possible for inspectors to occasionally miss ***** issues, but stating that it was not included at all is incorrect.
I appreciate your attention to safety and your investment in making informed homebuying decisions. If you still have questions or would like to discuss the report further, Id be happy to speak with you directly or even revisit the property if needed.

The inspector only noted **** and tube in the attic AFTER my realtor pointed it out. I want also to add that after the inspection, I was not allowed inside the house until closing day/ final walk through because it was occupied, which is normal proceedure, so to expext me to have identified anymore after your initial inspection is a rediculous dismissal of the problems with the inspection, conducted by an employee that you admitted to have fired since then for incompetance. You realize how contradictory it sounds to say that you fired an employee for incompetence, and yet he did a great job with my inspection? If you are going to continue doing inspections, maybe use someone who is more experienced and someone the company has confidence in, not just a lowly hire to make a quick ***** What's more, subsequent electricans that have come through the house have pointed out to me very obvious signs of **** and tube throughout that do not require any movement of personal items, insulation, etc. It is as easy, they say, as seeing two prong receptables on a baseboard, which is a clear indication of **** and tube. Finally, the **** and tube is clearly visible in the boiler room area, exposed without having to move anything. Your inspector did not adequitely indicate the extent of the **** and tube dispite clear signs that any licensed electrician would see. Your response to this issue has been shady to say the least, and a downright dishonest attempt to try to avoid any kind of material restitution. Shame on you.
