    On Dec 1, 2023 we purchased a newly built home from Stroman Construction LLC and we were told by the builder and the realtor that we have a one year warranty. We have a number of issues with the house that the contractor is not willing to repair. Roofing issues, two windows that don't operate properly, squeaking floors and sink drains that don't hold. He sent out contractors to make repairs but they we of very poor workmanship.

    I had a home inspection done by ****** *********** * **** ********** in August 2024 and among other items he reported several areas of concern with the roof suggesting that one area was from wind damage, but he had no idea that it has always been that way and he did not suggest wind damage for the other areas. On the recommendation of the inspector I had a reputable roofing company, ****** ******* of Charlotte, NC come out to inspect the roof and he sited several areas in need of repair. I forwarded the report to Mr. Stroman and he suggested that I file a claim with my insurance company.

    I reached out to Mr. Stroman again in Sept., just before Hurricane Helene and he is not willing to honor the warranty. He asked what warranty I was referring to.

    Here is a
    list of events that lead to this complaint.

    11-30-23                   Closing date

    12-2-23            I sent the flooring crew over to
    fix scratches in the floor that were made by the homeowner’s refrigerator prior
    to the home being complete.  At 8:15 the
    crew arrived, and *** turned them away because they said it was too early for
    them to be there. *** made a remark about the crew being ********, and not
    speaking proper English.

    12-3-23  I rescheduled with *** for the flooring guys
    to return 12-13-23.

    12-7-23  *** texted me a small punch list per our
    previous conversation. And I scheduled a crew to come the following week.

    12-14-23  My Employee arrived to take care of all items
    on the punch list.  The remaining items
    were an electrical outlet ( I gave *** the Electrician’s number to schedule
    this) and a small chip in the bath tub that was a manufacturer’s warranty item
    that was turned into the supplier.

    12-14-23  After my employee left *** texted me to let
    me know there was still some lumber left in the crawl space.  I sent my employee back that same day to
    remove this.  I made my employee stay
    there until he walked *** around and told me via phone that everything was complete,
    and he was satisfied.

    12-15-23  *** texted me about a small gap in the siding
    where the flood light was mounted. I scheduled the siding contractor to come
    fix this. This was fixed 1-11-24

    12-22-23  *** texted me pictures of a loose shingle
    under an area that he had just had a cable contractor install an internet
    cable.  I told *** that I wasn’t sure if
    this was from something we did or his contractor, but I agreed to send out the
    roofing contractor to fix this at no charge. The roofing contractor said he
    would work this in after the holiday since he was out of town for the holidays,
    and there was no threat for water damage from this.

    1-8-24  The roofing contractor came over and fixed
    the shingle and I told him to look the roof over and make sure there were no
    other issues needing to be addressed. *** sent a nasty text message because no
    one was home at the time the repair was made.

    2-21-24  *** texted me about a piece of crown molding
    that looked to be loose.  I immediately
    sent over a finish carpenter to fix this.

    3-20-24  The tub manufacturer came over to fix the
    chip.  *** said he was satisfied with the
    work.

    4-3-24  *** sent a text complaining about a couple
    areas that needed paint touch ups.  I
    offered to send over a painter but he said he had already taken care of this
    himself.

    4-19-24  *** sent a text complaining about his sink
    stoppers in the kitchen, they would not hold water in them for very long. (HE
    provided these fixtures)

    4-21-24  *** sent a text complaining about water
    dripping between his gutter and facia  in
    one spot.

    4-22-24  I called and talked to *** about this and he
    seemed to be ok with it.

    5-3-24  *** texted me and claimed his gutters were
    installed incorrectly.  I told him I
    would send a gutter crew back out on 5-7-24 to look at this for him.

    5-7-24  The gutter crew went to ***’s house and added
    a few screws in the area he said was dripping water when it rained and checked
    the slope of all the gutters.
    I met with *** and the gutter crew at the house and I explained to *** how much slope the
    gutters should have and how to check it. Everything was as it was supposed to
    be.  I even had the guys run a water hose
    on the roof and showed *** that the gutters were draining as they should
    be.  He said at this point he was good
    with that. I noticed in a couple places where more overhang in the shingles
    would help with getting the water into the gutters better without water having
    a chance to get between the gutter and facia. 
    (the shingles as they were, were within the manufactures specs) I did
    this to help satisfy ***.  I also went
    into the house and showed *** how to put the stoppers in and waited for 15
    minutes and they held water. I told *** I would have a totally different roofer
    come and change out a few shingles to allow for a larger overhang in a few
    spots.  When I left *** seemed to be
    satisfied.

    5-8-24  The roofer arrived to adjust the overhang.  I told the roofer to look over the entire
    roof while he was there to make sure there was no other places that may need to
    be addressed. When he left the roof was in tip top shape with no issues.

    7-17-24 ***
    texted me asking if I would be interested in building him a new house up near
    Boon.  I told him I might be. He asked if
    he could come by and look at some of the houses I was building and get some
    ideas since they were wanting to downgrade size.

    7-23-24  *** and his wife met me at a home I was
    nearing completion.  When we left he was
    planning his next build and was very interested in having me do the job for
    him.

    8-6-24  *** sent a text saying he had a loose shingle
    again. I sent the roofer back  out the
    following week.

    9-17-24 *** emailed
    me stating he had gotten a home inspection and he wanted me to fix a couple
    minor issues with his roof that was noted as wind damage. He also asked me to
    fix a couple squeaks in his floor. The homeowner removed parts of the vapor barrier
    as noted on his inspection report which I told him may be the reason that his
    floor was starting to squeak. I cant be held responsible for work or issues
    from work performed by the homeowner especially when that work violated NC building
    codes.  
    This response
    is the first time I heard of any issues with windows.  There were no issues listed on the inspection
    report with any windows.

    To say there
    was no warranty honored is a complete lie.
     I would also like to point out that he did not
    purchase this house from my business. He purchased this house from my wife and
    I, we owned it. He has also filed a complaint with the North Carolina Attorney
    General. We have a lawyer handling that. This has nothing to do with our
    business in South Carolina and this complaint is not warranted in this state.

    Mark S****** states that he sent roofing contractors out to work on the roof several times.  That's true, but each time the work was not properly completed.  The first time the roofer had only two shingles with him and he said that he would have to get more shingles and come back.  He never returned.  Mr. S****** assumed that the job was completed.  It was only after the third time, at my instance, that Mr. S****** came out to the house to see the issues for himself.  A few weeks after the last repair guys came out I noticed about six shingles had fallen out of place and into my gutters, so a job that had appeared to be completed did not last very long.  Have you ever seen a new roof with nails showing?

    I have three windows that don't work properly.  One will not stay fully open.  Two others seem to have issues with the springs.  Mr S****** said that they would work themselves better in time.  They still make a loud noise when we open them, scarring the dickens out of us. I recently spoke to another contractor who told me that this is an easy fix.

    Mr. S****** states that our sink drains worked when he came out to the house.  He showed us how we needed to be forceful with them and push down hard.  You don't need to do that with proper working drain plugs.  They are designed to simply turn to the proper place where they drop into place and close the drain.  We put water in the sinks shortly before he left the house and he pushed the drain plugs down forcefully.  They appeared to be okay, but the sinks emptied within ten minutes after he left.  Mr. S****** states that we purchased the faucet fixtures.  That is correct, but he told us that the plumber could not use the drains that came with the faucets and he had to use others that he provided.  These are the ones that don't hold water.

    The floors squeaked from the time we moved into the house.  If Mr. S****** would check with the flooring people they could confirm that we asked them to take care of that about a few weeks after we moved in.  The flooring guys were sent by Mr. S****** to repair a damaged area that I was told by him was done by the ***** delivery guys, but after I spent over a month trying to get ***** to pay for the damage, they proved to me that the damage was already there before the delivery.  Only then did Mr. S****** suggest that it was actually probably caused by his electrician who he was having an issue with.  To blame it on the crawl space vapor barrier being out of place is invalid.  However, the seems of some of the barrier were open far inside the crawl space, probably caused by his workers, as there seem to be no metal pins to secure it in some areas.  If the barrier was the problem, why are the floors squeaking upstairs as well as down?

    Bottom line, We are supposed to have a one year warranty from the builder. He asked what warranty I am referring to.  Both Mr. S****** and the Realtor told us that we have this warranty.  We think that these are simple fixes we are asking for.  Mr. S****** should not be sending subcontractors out to repair something that he has not seen for himself.  His very first reaction to a roof issue was that someone must have been on the roof and caused the damage.  Totally unmerited as that area is an edge only about two feet wide and I would say impossible to walk on.  In his reply to this complaint, Mr. S****** states that we bought this house from his wife and him.  This is the very first time that I have heard this.  The builder's sign on the property when we found this house says S****** Construction LLC with the company Logo.
