My realtor was provided a pre-approval from movement mortgage. Based off of the pre-approval for a VA loan. I submitted an offer on a home. I was provided a list of items for closing. I paid the contingency of $5100. Next I had to pay for the appraisal and the inspection. On Feb 13th the lender informed me they made an error on my pre-approval. Stated the VA limits were not the same in all counties and offered other suggestions that would have cost me more money. I decided to do the conventional loan. The lender said that I should wait although I was willing to go through with it. I kindly declined and decided to look for a different house. The issue is I am out of pocket currently $900 for the inspection and $600 for the appraisal. Also my retainer of $5100. $14 wire fee. Asking the bbb to assist me with recouping 100% of expenses. I can provide all correspondence. I find that movement mortgage has interesting sales tactics to lure in potential buyers. Honesty in the beginning would have avoided this entire fiasco. Recommend retraining for the loan officer. Some of us work 8 plus hours a day we depend on honesty and attention to detail. This was not a small mistake. I was only offered a credit if I used them to purchase another house. This is unacceptable. I would like a refund within 5-7 business days.Business Response

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau. While Movement apologizes for any confusion surrounding the pre-approval, Movements records indicate that, once Movement denied the consumers loan, same was communicated immediately, along with instructions on how to recoup her $5,100 from the seller. The consumer was eligible to receive these funds; however, Movement has been informed that same has not been returned as the consumer has chosen to move forward with another lender. As of the date of this response, the consumer has been refunded with half of the appraisal fee. With regard to the inspection fee, Movement has no obligation to refund same, as such an inspection was not required by Movement. As such, Movement trusts this response adequately addresses the consumers concerns and considers this matter closed.Initial Complaint

I closed on my mortgage in March of 2023 with a ******** ******************* Loan (VHDA). Just as is legally required, an escrow account was set up (This will be important later in the story!) and I paid $995 into that account at closing as a prepaid item for my property taxes. Approximately 2 months after closing, I received an escrow shortage letter with a shortage of $1273 for property taxes!!! I was so confused and upset and was told it was because tax rate increased right after closing. This caused my payment to go up approximately $150. January 29, **** I received a letter stating that a check of $995 was enclosed and I was to pay my RE taxes directly when they came due, because I " don't have an escrow account". That's odd, because I DO AND ALWAYS HAVE HAD AN ESCROW ACCOUNT. I checked my final closing document and my escrow information on my VHDA mortgage account online. Turns out my taxes were collected at closing but never sent to or deposited with servicer!! VHDA loans are transferred to the servicer immediately, so nothing was lost in translation, etc. Why did Movement hold my $995 for 10 months which resulted in my payment going up and "escrow shortage"? Being a licensed mortgage loan officer myself, this is 100% true and I am shocked that this happened and would be appalled if this happened to any of my clients who may not have as thorough understanding. Not to mention, I called the servicing department, and they have no record of my or my loan based on the loan # on my paperwork received in the mail or my SSN. Thank you to Movement Mortgage for causing financial strain for me because you are negligent and can't do something as routine as sending the money I paid at closing to the correct place. I should also mention, when I closed on my mortgage, I was an employee at Movement so this is how they "love and value" their employees. No one involved with this company recently would be shocked at the negligence or treatment of an employee.Business Response

Movement mortgage is the only company I know that drastically raises escrow every year, guaranteed. And not by a small sum. We were just informed our mortgage is going up by $800 a month due to what they are calling an escrow shortage, though Ive added up all account changes and it doesnt come close to matching their numbers. My wife and I have worked in real estate/ and or been an LOA in the field for over a decade and my experience tells me that if Movement Mortgage assumes your loan, you will be fronting them the monthly cash to play around with. Im sure theres already a lawsuit out there to read into what this actually means, considering the frequency of grievances I hear about this company. You are best off not using them at all, and certainly not opening an escrow account if your loan allows. When youre in ********************, everything should be clear-cut and laid out concisely. However, even when having a MM representative walk me through all of my account information to attempt to make sense of it I feel like Im being given a math ******. Think, we added 4+4 here and then added on an extra 20% which we decided equals 800, etcetera. Nothing is clear-cut, nothing is concise. Mind boggling number play, erring on the side of feeling, no scratch that, KNOWING you are being scammed phone call after phone call, year after year. Wish they would sell our loan. Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau. Movements records indicate that, since origination of the complainants account, there have been fairly substantial increases in the amounts complainant owed for property taxes, homeownersinsurance, and flood insurance premiums, amounts over which Movement has no control. Multiple escrow shortages have resulted from these increases, which,in turn, have caused multiple increases to the complainants monthly payments to repay the shortage, as permitted by RESPA. In an effort to relieve the burden of these increased payments, Movement has offered to spread the escrow shortages over a period longer than twelve (12) months, which the complainant has taken advantage of numerous times. Movement asserts that it has properly disclosed each shortage and appropriately sought to replenish the complainants escrow account to maintain the required allowable minimum balance. As such, to the extent the complainant has alleged wrongdoing by Movement, same is denied, and Movement considers this matter closed.Initial Complaint

This is not my first complaint about this mortgage company. I have filed for a loan modification about a year and a half ago in November 2023 I had back surgery five days later I received that the loan modification has been approved and had less than 30 days to get it notarized and back into them the following week my daughter whos name is on the Lawn so needs to sign the paperwork also was admitted into the hospital and was very ill she was an isolation notary was not going to come out to an isolation unit plus we need to find a witness she got out of the hospital December 10 the following day we called the notary to have them come to our house to sign the paperwork we were told the mortgage company close the books on it now the date on the paperwork said we had till December 14 this was December 11 in the meantime while my daughter was in the hospital I was contacting movement mortgage to let him know she was in the hospital could we get the date moved that modification extend it did it due to circumstances beyond our control they said no problem dont worry about it this obviously wasnt somebody with the authority to make the changes but I was not notified of this when I told them the notary said they couldnt come because they close the books on it three days early I called with a mortgage once again to get defined out what to do they said give them 48 hours just enough time for the modification to end which they close the modification on December 13 a day early Buyer beware with using this mortgage company they seem to be very underhanded sneaky and trying to get a house thats worth more than whats owed they also informed me that I did not need to make a for December 2023 Somebody needs to seriously audit and regulate this company there are multiple complaints about this companyBusiness Response

I am trying to obtain an assumable VA loan, VA loan number 39-39-6-1416181, Movement Mortgage number **********. Both the seller and I are active duty service members, who have agreed on pricing, terms, etc. Movement Mortgage received the VA loan assumption package on 9/25/23, 92 days ago, but have only communicated with me on 4 occasions, each time requesting information that I was able to return within ***** hours. But they have failed to provide any updates on the progress of this loan, saying only that it is going to underwriting. I have reviewed the response made by the business in reference to my complaint, and find that this resolution is satisfactory to me.Their detail of "attempted" to contact the borrower (me), is incorrect, however, in a separate email, they have accepted responsibility for their delays, and have assigned a new processor/underwriter, so I am more hopeful that this is being addresses.
Please keep this file opened until the VA assumption loan has been successfully transferred to me.

I have applied for the legal residency exemption back in August of 2023. I was approved and was sent an updated tax bill from Richland ************************ I have been due a refund of over $2,200 dollars which has been sent to Movement Mortgage. They claim to have never received the check and said they will close the transaction since it has been over 90 days since the original request. Movement has asked me to provide them with information regarding the updated tax bill multiple times, all of which I provided everything that they needed. I was told that the escrow analysis has begun at least three times. They advise me to call back in a week to check on it, and when I do they said they couldn't start it due to insufficient information. Movement was able to tell me what they believe my new monthly mortgage payment should be which is around $1080 a month. Ever since the month of July, I have been paying $1,477 every month. That would be almost $2,400 dollars that I have paid to this. The normal timeline for this is 90 days in which it has been six months. I have seen other complaints saying they have done this to others as well. They absolutely have enough information to begin the escrow analysis with my updated payment.Business Response

I have been calling since October through December 2023 trying to get this situation resolved, This is not my first time owning a house, ever since I have been with this company ever year my ecrow goes up, I can understand maybe twice. I talk to other people who own homes through other companies and they are not experiencing anything like this. They are not to be trusted in my opinion, I see they have been sued or in a lawsuit now the company Movement Mortgage. I have been with then since 2015 raises a red flag in my opinion and I would tell anyone not to finance with this company because they are not to be trusted at all. I have issues with them every year my mortgage goes up.

I have been working with Movement Mortgage which is my current mortgage lender on my buyer assuming my loan. They have not given us updated information about this entire process about a closing date even though we are well past their **** week time frame given for this. I have a purchase happening simultaneously with $5000 escrow involved that I may lose if we do not close on time or have some sort of closing timeline given. I have escalated this to management and they continue to either email me catchphrase answers with no dates and or give me completely false/inaccurate information. This is going to greatly effect my life negatively and could result in me being homeless if we don't have a closing date here soon. Please help.
