I have heard from other clients and myself that this mortgage company has a history or over charging for escrow fees. ************** has 2 property tax rates. They have a history of charging their mortgage holders for the higher (6%) vs (4%) tax rate. In my case my tax rate was reduced to the 4% in 2022. Still in 2023 I am being charged the 6% tax rate. I have called and requested they update their records to no avail. At this point they owe me a refund not a threat of foreclosure. They have put not only myself but others undue stress and collected money they were not entitled to.

I am rejecting this response because: I have returned the phone call but did not receive a response. I also emailed but once again no response. I did receive notice that they FINALLY got the escrow corrected. They have been over charging me$755.00 per month! T was not until the BBB got involved that they did this.
I would like to due to their mortgage abuse, write off current balance of wed monthly payment if after over a year of the $755 per month over **************** fresh May 1, 2023 with the corrected payment.

If not, I will be meeting with a consumer protection attorney and proceed from there.

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced rebuttal complaint that was filed with the Better Business Bureau. Movement asserts that it was charging the consumer the correct escrow amount based upon the taxes paid in 2021, which was the information available at closing. Once provided with the correct tax amount, Movement conducted an escrow analysis and adjusted both the consumers tax amount and monthly mortgage payment accordingly. Further, Movement has applied the overage from the consumers escrow account to satisfy her delinquent February, March, and April payments, with the remainder sent to the consumer via check. Movement has also waived the consumers assessed late fees and corrected any negative credit reporting. As such, Movement trusts this response adequately addresses the consumers concerns and considers this matter closed.

I phoned movement mortgage solely for ************** department's address to have a check endorsed for repairs to my roof from an active leak and at that time the representative that answered the phoned immediately stated she was starting a claim, which I did not approve, and that they would not endorse the check because I behind at the time of loss. Due to the back and forth of sending the insurance check in for endorsement the check expired in their possession and now they're requesting I have another check issued from the insurance company. I phoned back in to request documentation from the forbearance I was under at the time of loss due to COVID -19 pandemic, under the CARES Act, which was provided as an option by their company. No where does that letter states the forbearance would be held over my head nor does it states repairs to my home would be held up due to being in forbearance. I have also informed them and they are very aware that my household has family members that have illnesses and health conditions that can easily progress due to mold caused by a leaking roof. All the back and forth has caused a great amount of turmoil and emotional distress from this company to myself and my family. I look forward to speaking with someone pertaining to this matter, please contact me by any method listed on my account #**********

      Business Response

      Date: 04/07/2023

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau. Movement asserts that the delays in releasing the consumers funds were caused by her failure to endorse and promptly return the insurance checks. Specifically, the insurance proceeds check was received twice by Movement, unsigned by the consumer; on both occasions, it was promptly returned with instructions to endorse and return same. The check was then not received again until three (3) weeks later, at which time it was stale dated and thus returned to the consumer to request a new check from her insurance company. As of the date of this response, Movement has confirmed that the consumer is still waiting to receive the reissued check from her insurance carrier; once received, Movement urges the consumer to promptly endorse same and provide it to Movement. Movement further asserts that the consumers COVID forbearance status did not alter Movements procedures for handling the consumers check or cause any delays in processing same. Movement trusts this response adequately addresses the consumers concerns and remains available to continue to serve the consumer with regard to her insurance check.

      Customer Answer

      Date: 04/07/2023

I am rejecting this response because: check was only sent in twice and per Movement Morgtage their ONLY reason for not endorsing check is because I was behind on payments which can be heard during recorded call one several occasions.

I have about 40 acres of land. I want to clear at least 8 acres of it and I have a forestry company who is willing to do it, but I have to have a letter from my mortgage company stating that they know that I am clearing partial property. I have sent in this request and got an email back saying that it was an easement and who would be benefiting from it when I never said it was an easement it is for my own personal use. The person who is handling This has been told that will call me several times, I have yet to hear from him I had my forestry person call and leave voicemails write emails and he has yet to have anybody reach back out to him. I have called numerous times and get different answers every time I cant ever get the person that is dealing with this issue on the phone I cant ever get a manager on the phone to handle my issue . This has been going on for three weeks now and each time its over an hour waiting for a manager or someone to answer the phone that knows what I need and each time is I get passed around and says itll be handled by tomorrow and tomorrow never comes. I have a forestry company trying to come in between job to get my property taken care of and my deadline is getting smaller and smaller. The level of customer service is horrible and the fact you can not get in touch with anyone in this specific area to handle my need is ridiculous. Each time its tomorrow or it takes 5-7 days to respond is not good customer service at all.

My mortgage was taken over by movement mortgage. Everything was running smoothly until I received a letter from my homeowners policy stating I was being cancelled for non-payment, which confused me because that is in my mortgage. I contacted both companies. Movement mortgage bounced me around from department to department and I was on the phone for hours. They finally realized they sent the payment to the wrong place. They sent 2 separate checks to the wrong place for 2 different amounts because they also paid the wrong amount. While they tried to track down the money that was sent somewhere they took another payment out of my escrow to pay the homeowners so I would be dropped. My next issue was with my property tax payments. While trying to solve the issue for my homeowners I noticed my property tax payments were incorrect. I was connected to yet another department. I explained that their quarterly amounts did not match my property tax bill. I provided my information and they said they will be looking into this to adjust. Before all this I received noticed that my monthly mortgage payments was being decreased. After the homeowner and property tax issues I received an escrow refund. Today, 3/21/23 I received notice that my monthly mortgage payment will be increased due to a shortage in my escrow. This increase will now be higher than I was originally paying monthly. I have only been living in my home for 13 months. I went on my account to try to see what was happening and noticed my projected property tax payments are still incorrect and the projected homeowners policy payment is still listed for the incorrect amount. I feel my mortgage isn't being managed properly and is all messed up. This company doesn't seem competent to handle my mortgage and I do not feel comfortable with the importance of this financially in their hands.

I have had my mortgage with movement mortgage since 2017. Last year I was behind and I received assistance through the *** program, during my application process with the *** program movement mortgage advice them the amount due, then after movement got paid that amount they came back to me and said, we gave them the wrong amount and wanted $3000 instead of my regular payment of $909.00 which keeps going up! They also never removed the fees as they agreed too with the haf program. During this time when my loan was deferred they failed to pay my HOI (mind you I have an FHA loan so i escrow) and I lost my HOI company because of a cancellation and no other company wanted to insure me because of cancellation. I then was forced to take on movement insurance which was more with less coverage and a rep from movement advised me they would pay the difference in my old policies verse their forced new policy for the first year and that never happened. All they do is lie to you! When I filled out my mitigation paperwork, they told me, sorry we forgot about you! Smh! I wouldnt use them for nothing! Go anywhere but here!

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau. Movement has reached out to the consumer multiple times to discuss her concerns but was unable to connect. With regard to the application of funds received from ***, please be advised that Movement properly informed *** of the amount the consumer was past due, from May 2020 through June 2022, and appropriately applied the funds received from *** to the consumers account. With regard to the consumers inquiry regarding funds from *** to pay her July 2022, Movement has no record that same was ever approved or guaranteed; however, Movement did reach out to ***, requesting additional funds.Movement has not received a reply regarding this request and suggests the consumer follow up with ***. Movement further has no record that the consumer was ever advised or promised that any fees would be removed and/or waived through the *** program. With regard to the consumers concerns regarding her insurance disbursement, same was inadvertently not paid due to an internal systems error; as such, Movement disbursed the premium for the new, lender-placed policy, at no cost to the consumer. Movement awaits notice from the consumer that she has a new policy in place to reimburse the consumer for the difference between her old and new premiums. As such, Movement trusts this response adequately addresses the consumers concerns and considers this matter closed.

I bought my house in November and got a mortgage with Movement Mortgage, LLC - loan #**********. I immediately set up auto withdrawal for all my mortgage payments well before my first payment was due. My first payment was auto withdrawn from Movement on January 3 and again on February 1. The first payment was $1923.88 but the second was a lesser amount of $1825.47. I called Movement on February 2nd inquiring about the lesser payment amount and was told that was due to an overcollection of escrows at my closing which had adjusted my monthly future payment amounts down to $1825.47.A few days ago, I received an envelope in the mail with information stating that my loan was in default and that I had never made any payments which is clearly not true because Movement AUTO WITHDREW them from my bank account. I am attaching copies of my bank statements that show each payment was auto withdrawn from my account, as well as the letter I received stating I was in default. I immediately called Movement to find out why I received this letter and was told this is some type of servicing issue on their end and that both my January and February payments were received but put into a suspense account held by Movement because they took out the incorrect payment amount in February. I am also attaching copies of my loan portal that shows I am in default but that my payments were received. To date, these payments have not been credited back in my loan account, thus appearing that I have not made any payments and am in default. I have also contacted my local Movement mortgage company that I used when I got this loan telling them of this issue, asking for it to corrected, and nothing has been done. Clearly, I am beyond upset with this situation since I did everything I was required to do to insure my payments were being taken out and made on my loan and now it appears that my credit is going to be affected since no one has taken care of this mistake that was made by Movement.

I feel like someone in Movement Mortgage is playing with numbers and try to s**** me up. I bought the house and closed on July 29, 2021. My monthly payment including escrow was $1324.13 per month. I was surprised to receive a mail from MM stated that there was a shortage on my account, so my monthly payment will change from $1324.13 all the way up to $1972.07 (an increase of over $600). They didnt provide any good explanation. But what is suspicious to me is that, On 8/03/2022, they uploaded an escrow analysis with a statement date of 7/20/2022: they said I had a shortage of $5010.71 (my monthly escrow went from $329.22 to $559.60). On On 8/24/2022: they uploaded another escrow analysis done with a statement date of 8/11/2022 with different numbers. They now said I had a shortage of $4605.26 (my monthly escrow went from $329.22 to $******). Then finally on 09/7/2022, they uploaded another escrow analysis with different numbers again (statement date 08/16/2022) stating that I had a shortage of $5079.86 (escrow went from $329.22 to ******). They then back in September,2022 reported to Credit bureaus that my balance has increased and messep up my score. On Feb o6,2023 they again reported to Credit bureaus that my balance has increased and messed up my credit score once again. I am paying my mortgage successfully, never missed a payment, never was late but I cant believe that my balance instead of going down it is going up instead. I need to know why they are doing this otherwise I will take this matter to the court and they will have to pay for all the damages on my credit score. I also need my payment back to normal $1324. I cant just go from $1324.13 all the way up to $2000 within a year an half. They need to show me all the proof of whatever they paying to justify this unfair increase. I need to know breakdown of tax property increase before and after closing on 07/29/2021.

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau.Movements records indicate that the consumers monthly payment has increased because the consumers tax obligation has increased since what was originally projected at origination, an occurrence over which Movement has no control. The increase in taxes resulted in an escrow shortage, which Movement initially spread out over a period of twelve (12) months. At the request of the consumer,Movement agreed to spread out the shortage over a longer period of time (48 months), which was the cause of the multiple changes to the consumers monthly payment. Finally, with regard to the consumers credit reporting, Movement asserts that it has properly and appropriately reported the consumers account as current through February 2023, with a balance reported of $214,681.00. As such,Movement cannot ***** the consumers requested relief and considers this matter closed.

A branch manager with Movement Mortgage named *********************** ran a completely unauthorized credit check on me while the two of us were having a conversation over the phone. She did not get consent, nor did she inform me that she ran my credit. After a couple of weeks, I noticed the hard inquiry on my credit report and immediately called the credit reporting agency to request that it be removed. They informed me that by federal law, they are only allowed to remove fraudulent inquiries, for an unauthorized inquiry I must contact the business that made the inquiry and request that they remove it. After calling *****, she only wanted to be defensive and claim that I gave her permission. I did not want to argue with her and I kept things professional saying, "There was obviously a misunderstanding. These things happen. I would like to get the inquiry removed. Will you try to do that?". She said, "I will try, but it's really hard to get an inquiry removed in my experience. They almost never get removed.". I have not heard back from her since. After a week, I called the corporate office, only to get the runaround and people that claim that they do not know how to help me or apparently who it is that I might need to talk to. The customer service rep transferred me to ************************** of all places, when I have already explained to her the reason for my call and that I do not have a loan with Movement Mortgage. Some guy named **** in the refinance department spoke with me and after claiming that he did not know how to help me or who I should speak with, his response was "I found *****'s contact info here, I'll give her a call to see what can be done". I am completely fed up with this company and I'm sure that I am not the first person to be in this situation. A credit inquiry that was made during an unrecorded phone call, in which the mortgage specialist never obtained consent, should not be this hard to get removed. I am being blocked at every attempt to do so.

Movement Mortgage, LLC (Movement) is in receipt of the above-referenced complaint that was filed with the Better Business Bureau. Movements records indicate that the consumer initiated a loan application through Movements online origination platform on or about December 1, 2022. On or about December 5, 2022, the consumer provided his online consent to have his credit pulled; as such, Movement promptly and appropriately pulled same. Movement acted in accordance with all applicable regulations and Guidelines and can therefore not ***** the consumers requested relief. Movement trusts this response adequately addresses the consumers concerns and considers this matter closed.

      Customer Answer

      Date: 02/02/2023

I am rejecting this response because:
The claim made by Movement Mortgage LLC that I submitted consent online on or around Dec 5 2022 is completely false. The pull was made Jan 5 2023. 31 days is NOT how long it takes for a hard inquiry to be processed and placed on someone's credit report, it is usually the same business day. Movement Mortgage is lying to trying and cover up their wrong doing. As I have already stated, the branch manager that I spoke with on the phone (***********************) ran my credit in Jan 2023 WITHOUT MY CONSENT! She even admitted to me in a subsequent phone call that she was the one who submitted it, while also claiming that I gave her consent over the phone as her excuse. Provide proof that consent was submitted electronically by me by providing the ** address that traces back to my computer. You cannot, because it did not happen. Therefore, remove the unauthorized inquiry.

Movement Mortgage continually drops the ball with communication. Mitigation cannot seem to get it together to assist their customers with pre-foreclosure intervention/programs. Perhaps it is discrimination due to surname being Latino? My son has been dancing for them months. They, unfortunately, due to a complicated pregnancy and then an infant with health issues all on a E-3 rank salary, fell behind on the VA mortgage last year. They are back on their feet and are wanting to make payments, but cannot due to loan pre-foreclosure status. Movement has made the mitigation process excruciatingly difficult to navigate. They have submitted EVERYTHING requested, but Movement continuously loses the paperwork? The company has no brick and mortar office, so all must be handled by phone and email. Movement does not communicate issues with the paperwork until a foreclosure notice is pushed out. All representatives they have been in contact with are CLUELESS regarding the process and it is handed off to someone else each time, starting the **************** again. They felt that going with Movement from the beginning was not a good choice, as they could not get things together from offer to closing, but they did not understand they could go to another lender. Here we are.I am not the mortgage holder. They are 20 with no life experience and I am trying to help my son. I have contact information and my son is adding me to account contacts. I am trying to do this without hiring an attorney.
