    I had contacted the company regarding selling my home. I stated I wanted to clear around ******. I believe my home is valued at close to ******* to *******. This would have left at the least 25% profit for the company. After the 2 hours of confusion and what I would consider emotional exchanges I was told my home was only worth more than ******* less than I believed. I was informed that "comps" were much lower than what I had thought. After all of the confusion I was told I would need to sign the contract that evening. I was advised I would be given a copy of the paperwork and that I would receive a call in a few days to set up another appointment. I did not get a call, nor did I get paperwork. I did call my bank as well as my mortgage company and both advised me that I was being taken advantage of and that homes in my area selling for what I had believed. I contacted a state representative and was advised to notify the business I would not be selling my home and to contact an attorney. I contacted the company to state I was not going to sell my home only to be told that I would as they had already spent money. I'm not sure what money was spent as I still do not have a copy of any paperwork going on three weeks. I contacted them within 5 business days as 2 of those 5 were cut short due to hurricane preparation and most businesses were either closed or not available to speak with me. I believe I would have had either 3 or 5 business days to cancel, however I never received a copy to take to an attorney to look out for my interest, so I am not aware of what may have been in the paperwork regarding cancelation. I do not wish to sell my home and become homeless as I have worked hard to become a homeowner. I believe I was taken advantage of during a very stressful time in my life.

    The seller of this property reached out to us on August 21. After some back and forth and follow up, we finally scheduled an appointment for our sales specialist to meet her to view the property and get a better understanding of her situation and to determine if we were a good option to buy the property. Prior to the appointment, we were informed from our call intake team that the seller made an offer on another property and wanted to close as quickly as possible. When our sales specialist arrived, the seller was in the process of packing and had about 60% of the house already boxed up. 

    After inspecting the property and determining that we would need to spend $40-45K in renovations along with paying all closing fees and holding costs during the renovation, we made our best offer. The seller responded by saying that she understood and agreed to the price. She asked Where do we go from here?" At that point, our sales specialist filled out a purchase and sales agreement and both parties signed and executed the contract. In no way, shape, or form did we attempt to take advantage of the seller of this property.

    The seller reiterated that she wanted to move quickly and get an advance of funds from us prior to closing to help her with moving expenses. We informed her that we would need to expedite the title search to ensure there were no liens, judgements, or other title issues. If everything came back clear, then we could advance funds and be ready to close in the timeframe she requested.

    The following day (August 29), our team emailed a copy of the purchase agreement to the attorney that handles all of our files and requested the title work be expedited. We copied the seller on that email. Once the attorney opens a new file, the system they use then emails specific documents for the buyer and seller to sign. In this case, the seller did not respond to any of those requests. Our attorney then followed up by phone but did not connect with the seller. 

    Over a week passed as we waited for the title work to come back. The cost of the title work was $226.50. Everything looked good and we were ready to advance funds to the seller. It was at that point that we were informed by the seller that she did not want to move forward with the sale of the property. We asked for clarification as to why she no longer wanted to proceed with the sale. We did not receive a specific answer except that she would not be selling to us and blocked calls and texts from our sales specialist.

    We then informed our attorney to cancel the file. As a company, we do not want to work with anyone that does not want to work with us. We believe that all transactions have to work for all parties. If something changed from the seller, we were ok with that but just wanted an explanation to see if there was anything else we could do.

    The seller has been completely released from any and all obligations of the contract. Our company has paid for the cost of the title report. The seller is free to stay, move, or explore whatever options she wants with the property. Our goal and our business is built on helping homeowners find solutions to problems involving real estate. Each situation and seller is unique. Sometimes, these situations can be complicated and messy but we sincerely make every effort to deliver exceptional service and meet the specific needs of each of our customers. 

    We hope this clarifies any confusion the seller has and resolves this case. We wish the seller the very best in all her endeavors and whatever she chooses to do with her home!
