I'm a realtor and I will NEVER recommend AHS to a client again. I helped a client purchase a $1,000+ policy for their home. When I went to help my client, who lives across the country get the locks changed, the Truckee CA AHS team were useless. First, the locksmiths they told me they used did not return my calls. When they finally found a locksmith who would work with me, he was two weeks out, and then canceled an hour before my appointment because his truck broke down. They finally allowed me to use a local locksmith, and told me to send in my invoice to be reimbursed. It's now been 9 months with multiple follow up calls, emails and escalations to managers, and now nobody even responds to my emails. DO NOT USE THIS COMPANY, they are a scam, and recommending that has cost me personally close to $400.American Home Shield

Hot water heater broke and they called the installation a modification which happened to be excluded. We had to pay $925. It was a regular installation. Is total rip off since we already paid that much for an annual plan. We didn't need a service for that kind of a bill. This company is a total rip off after twenty years of using someone else. Do your homework and pick anybody else.American Home Shield

Though contract clearly states, modifications are excluded, the install was NOT a modification; we are not stupid. It was a basic install, calling it a modification was a trick to get us to pay more money. My husband is a retired plumber and we were right there. A different home warranty did our other house years back, it was 100% covered. The way AHS does business, they're basically saying it's impossible to install a water heater without a *************** you may as well just pay for it yourself.Cause they won't cover it.Review fromRobert K

Can get better coverage without them Our repair without them was around $6k They have a deal with a local company that would normally do the same repair for $10k, but "because we are AHS members" we can get it for $6k. Since it is the same price and the other company was more upfront, we went with them. They also charge for cancellation fees and to even get there you have to call numbers/be transferred/listen to deals about keeping their business that still does very little. Disappointing and gross company to work with. Don't waste your money with them, they literally added no value.American Home Shield

This company is slow to settle claims so be prepared to be with your working appliance for weeks. Secondly I ran into a claim denied because they claimed abuse. A five year old ice and water dispenser failed due to plastic fatigue of the dispenser paddle. Nothing about the condition of the refrigerator or the dispenser showed signs of abuse. My elderly wife and myself just use it normally until it eventually gave out. If you can afford to self insure your appliances I recommend that path over purchasing AHS coverage.American Home Shield

From May 14th when I first contacted your company until June 11th when I gave up and Purchased the refrigerator myself, it has been very exhausting and frustrating dealing with your company! I called to get reimbursed for the refrigerator and give me a refund on my membership (purchased almost 3 months ago) They were going to get back to me on the refund and would check into a lesser amount for what I had paid for the refrigerator. I reside in the state of ******. Purchased American Home Shield, *********, ** for residence. They refused to repair washer, so I cancelled my service in February 2025. I have made numerous call for the refund they stated is left on my account through July 2025, in the amount of $83. I have been calling since February 2025 and have not received my refund. All customer *********************** representatives, stated they were sending a check in the amount of $83.00. Today is June 16, 2025, and I haven't received the refund for the balance of my warranty purchased in July 2024 through July 2025.American Home Shield

RECORD EVERY CONVERSATION WITH TECHNICIANS. They say one thing and write another in their report and then AHS doesnt take any responsibility for it. I had the same issue with my washer twice within years. They first time it happened, the technician wrote in the report that the washer needed to be replaced but then another technician came, check it again and said it can be repair the washer with parts. Few years later, the washer had the same issue and the technician said that the whole washer needed to be repair because too many parts needed to be replaced. He even said that he had spoken with his manager about it. I trusted that in the report it would be written that I needed a new washer BUT NO. Apparently it was written that new parts needed to be ordered. I called AHS about the matter because Im having the same issue again, meaning it was not totally fixed in the beginning and I dont want to be spending more money in the future paying their co-pay. I called ADA ******* which was the tech company that came and they suggested calling AHS and I did but they just keep making me go in circles without providing answers. I asked to speak with a supervisor about this and thats was when the representative said they were gonna contact the technician but were not unable to contact them. I feel that both of these companies are not taking any responsibility and the only one who has been hurts with this situation is me. DO NOT RECOMMEND THIS COMPANY.American Home Shield

Do not use American Homeshield! 4.5 years ago I bought a house and the mortgage required a purchase as part of promotion. 6 mos after purchase the ************* broke and they sent someone out. He immediately said that it was unlikely American Homeshield would not cover it because they are going to say you broke it but also because ******* dryers are known to have drum cracks because they are plastics drums these days and break all the role within a few years. Sure enough American homeshield indicated we must have put shoes or something heavy in the dryer and broke it. Despite that being completely false and providing no supporting evidence they denied any coverage for a ***air. Honestly having been an executive in insurance for years, it was pretty obvious to me that their blanket denial with no supporting evidence combined with the fact their third party *** was already sure they would deny a claim prior to having even looked at the dryer are pattern in practice. Was not a huge deal. Just bought a new dryer and politely asked them to cancel my service and lose any contact information of mine. Over 4 years later and countless requests to unsubscribe from the mailing, call and email list they constantly are soliciting me with discounted services. On top of the fact that they clearly increase profits through blanket denial of coverage, you will be harassed by them for years to come! I wouldnt be filling out a negative review years later unless I was truly fed up with their solicitations.American Home Shield

Received HSA Home Warranty from my realtor as a closing gift. Upon moving in, the microwave stopped working. A technician came out 4 times to repair and ultimately said it needed to be replaced. The claim was denied due to the issue being "pre-existing". I sent in copies of my home inspection stating the microwave was operational. Still denied. I copied the clause in the warranty limitations where it stated "pre-existing" conditions were not covered if detected by a "simple inspection". If the appliance guy could not find the issue in FOUR visits, I don't believe that is considered "simple". If this wasn't a gift I would cancel today. I do plan on canceling at the end of my contract.American Home Shield

We have paid for AHS for 3 years (around $3k) and only submitted one claim in that time. This past week our air conditioner died (we are in ******* so it's very much a necessity) and we had to wait 4 days before a technician could come assess the situation- just to deny the claim. We've been without AC for an entire week now and have to figure out how to finance a new AC unit because of the denied claim. Save yourself the money and the heartache.
