My name is ****** *****. Im calling on behalf of my dad who is 94 years old. The address of the property is ****************************************. We had the insurance come out to look at our roof because there was a leak in one of our bedrooms And the insurance agency indicated that it was not due to weather for the roof leak. It is due to the builders, not properly installing shingles on the roof. The nails have popped up because they were not nailed in properly. Therefore, the insurance company did not the claim and saidthat we need to contact our builders so I called DR ********************** American builders and they took a complaint but no one has followed up with **** filed a complaint with them on March 19, 2025. This house is only three years old. We should not be having a leak in roof And it has damaged the inside of the house as well. I need someone to contact DR ********************** American builders to give me a resolution by coming out repairing my roof.. they never inspected the roof of the house doing the warranty time. They only inspected inside the house. The roof was never looked at to see if was installed correctly. so now the warranty has expired, but this damage is due to the roof was not installed correctly. They want to put on the warranty I need help pleaseBusiness Response

We appreciate the customer making us aware of their concern. The homeowner originally closed escrow on the home August 30, 2021. There were no concerns regarding the roof reported in the first year of home ownership. After the first year, roof repairs that are not attributed to major structural defects are considered a homeowner maintenance matter, consistent with the homes 10-year limited warranty. As the home is in year four of the warranty period, this matter is a homeowner maintenance concern and D.R. *********************** respectfully, denies the request for repair.Customer Answer

I am rejecting this response because:
DR Horton is giving false information. They never looked at the roof of the house within the warranty. We never wouldve thought to look on the roof of the house if we knew the roof was not repaired correctly when they build a house the house is only 2 1/2 years old well 3 1/2 years old this is not right. They do not want to repair or fix the internal damage to what caused the roof to leak in the first place. The roof part has been fixed, but the internal from the damage from the roof leaking I need it repaired And they refusing to repair it, but they never ever look at this roof within a year warranty when they inspected this house, they never said lets check a look at the roof because why would the roof need repairing if its the house was brand new in one year so that is not an error on the homeowner spot that is an error on DR ***** because they never inspected the roof I refuse to accept what theyre saying by denying the claim please help me in this matter thank you.

I am a homeowner in a new development built by D.R. ********************** (******************** in **************, ** completed early 2025) I would like to file a formal complaint regarding the quality and condition of the landscaping work, both on my property and in the community's common areas.First, DRH installed sod directly on top of a thick layer of sand intentionally left over from their construction activities without adding proper topsoil. This is not an acceptable practice for lawn installation. Aside from the sod not getting the proper soil to grow and fight disease and weeds, it is costing us higher water bills (the builder didnt install an irrigation meter which we ended up footing the bill for it) because sand doesnt hold water long enough for the grass roots to use which left homeowners with unhealthy lawns. Despite our ongoing effortswhich include adding peat **** and other soil treatments at significant expensethe lawn remains difficult to maintain. Based on professional advice, we are facing 15 years of costly treatment just to achieve the lawn quality that should have been easily established from day one. The sod itself also appears to be low-grade, further worsening the issue.Second, the builder failed to install an irrigation system for the communitys common areas, entrance, and outer sidewalks. As a result, the grass in these areas is dry, dead, and unsightly. This too reflects a disregard for long-term maintenance, homeowner experience, and well-being of the community they built which ironically, DR ****** moto, as their **** kept repeating, they dont build houses, they build communities. These are not just oversightsthey are building malpractices and deceptive practices that cut costs at the expense of the homeowners' future burden. We expected better from a national builder like D.R. **********************.We request that *** take responsibility and address these issues promptly to uphold the standards expected in residential construction.Business Response

We appreciate the customer making us aware of their concern. The customer originally closed escrow on the home January 23, 2024, and his concern with the landscaping was first assessed and addressed April 2024. The ********************************* team is currently scheduled to reassess this concern April 22, 2025, and appropriate next steps, if any, will be identified afterward.Initial Complaint

Got a ********************************* family house in ********** division - **********, ** October 2023. I need your help! Im trying to escalate an issue thats affecting many houses in our area, and I need to reach the right people. If you have any email addresses for local officials, DR ********************** representatives, or anyone else who might be able to help, please share them with me.False advertising for themselves. EVERY state they have built in there has been major lawsuits and complaints for faulty construction, inferior products used, not honoring their warranties etc. Customers who have bought new homes from D.R. ********************** are dealing with massive problems. They feel unsafe in their own homes and the issues are taking a huge financial toll. On top of that, the builder has been unresponsive to homeowners concerns. The lack of communication and accountability have caused homeowners to become fed up.Spoke to ************ and made me do a new request in December warranty person changed to someone called **** and he reached out. January they addressed few issues but not all. The nail pops were done but not the paint touch-*** and caulking counters when all my neighbors got it in 1 year warranty. They saying it's not in contract when you signed so they won't. **** had me reached out to his boss **** who been constantly dodging our calls numerous times since a month. Still have not called me back. Fully expect by the time they return my call it will definitely be out of warranty. Still the paint touch-*** and caulking need to be done, the landscaping had no flowers since we bought the house and that is also not addressed, the gutter had been wrongly placed next to the front porch which made a huge hole in the ground. Uneven ceiling in kitchen might be a leak, ***tairs floor creaking. You better have your phone set to record when you enter the sales office. They will tell you just about anything to have you sign the contract and a good portion of it wont be correct.Business Response

I bought a house from DR ********************** almost two years ago. I've been through four people in the time I've been in this house. I was promised that DR ********************** would fix things that I saw thru the 2nd walk thru that have not been fulfilled and was still under warranty. I have gone thru *****, **** *********, ***** ******* and ***** (contractor for DR **********************). These people keep making appointments and either not showing up or not answering texts or voice mails. My last contact was with ***** in December 2024. He claimed to fix the garage that I complained about a year ago. I was also told by **** ********* over a year ago that they would rake my yard and fertilized it. The grass is dead! I've waited a year! Although DR ********************** has done a lot , and they fail to honor their warranty. I have been asking for proof that someone fixed the roof after I hired an inspector due to all the problems I was having on a brand new build. The roof even leaked after a month. I'm tired of this company promising things and not coming through on their end or guaranteeing their warranty.Business Response

Standing water in culvert that does not drain. When we get a heavy rain water builds up to electrical service box which you can see in the photo. DR ********************** had culvert cleaned last May 2024 with no results. The drainage pitch is wrong, no other properties have standing water. Our house is one year old and this should not be our responsibility as DR ********************** has been notified several times about this problem, we have the emails. I purchased a new home from DR ********************** last July and submitted a warranty ticket on February 6 addressing three issues:Roof leak (reported since July)Backyard gate post Exposed wooden cap near the roof On Monday, February 17, ***** ****** visited my home. During the visit, she immediately dismissed the roof issue, claiming it was caused by Hurricane ***** and therefore not covered under warranty. She did not assess the other two issues at all.Later that same day, I received an email from *** ******** ***** stating:"WARRANTY CLAIM DENIED THE LIMITED WARRANTY DOES NOT COVER DAMAGES CAUSED BY NATURAL DISASTERS."However, no assessment was made for the backyard gate post or the exposed wooden cap, yet both were rejected along with the roof issue.I responded to their email providing detailed explanations, along with pictures and videos. On February 25, I received a reply from ******** **** ******* stating:"I have reached out to the field manager in the area for further review. I am awaiting further instructions and when received will relay back to you ASAP."Since then, Ive followed up twice via email requesting updates, but I have not received any response.I fully understand that the Limited Warranty does not cover damages caused by natural disasters like windstorms or tropical storms. However, when I first reported this roof issue in July, *****- DR Horton field manager explained that roof repairs would only be covered if the cause was an installation defect rather than storm damage. He sent a roofer to inspect the issue, which happened the week of July 15.The roofer inspected the attic and confirmed the leak was due to improper sealing. He then sealed the area between the roof and the second-floor wall and mentioned that this should resolve the issue. Based on that, this is clearly an installation defect, not storm damage, and should be covered under warranty. Its frustrating that there has been no follow-up or communication for weeks.Business Response

We looked at DR ********************** homes in ************* approximately the 14 of May. We put down approximately ***** dollars on a new build home. 1st we were told that no sidewalk was going to be installed. Very important since we need to put our RV in Driveway when loading and unloading. We were told that a July closing was possible. We were living in our RV since we moved from *******. They assured us they understood. Three weeks later we visited the home. They had in extra wide sidewalks. No power to home. Every week we are told dont worry power will be connected. July goes by no electricity. We could not wait anymore. So we decided to purchase smaller home across the street. Home inspection completed with a short list of items to complete a week prior to closing. 5 days prior to closing we had a walk thru. NOTHING completed. Hot water heater and garage door does not work. On edge of backyard large holes nearly 4 ft deep. With rain invisible to see. Two doors down young family moved in and we had to warn them. We canceled second home at a loss of ** even they sold house a week later. Promising us resolution time and time again . They did not care and said they keep the money. When we picked a second home they should of transferred down payment. Other builders do that from my experience. They should of offered refunds when sidewalks were installed. They sold the home based on that premise. My wife and I are 69 and 70 and I believe they took advantage of us.Business Response

In June 2024 I bought a newly constructed home from DR ********************** in ********, ********** and have been dealing with horrible drainage and flooding issues since before Thanksgiving. I literally had a waterfall down a shared retaining wall cascading from the 5-acre hill above, which resulted in two rivers flowing from the back of my yard to the street in front and also impacted my neighbors. The developer (***** *********/Evergreen Homes) made two attempts at drainage above the retaining wall. However, based on engineers site assessment and analysis of the site plans and the retaining wall plans, it is evident that the developer deviated from the plans and my property is still at risk. I was able to discover that there was a house in place of my house that suffered tremendous flooding issues prior to the ************************************** which ***** ********* was keenly aware of. Yet, ******** did not mitigate the known drainage issues. So far, DR ********************** has been virtually silent about this and points to their minimal landscaping requirements. I have numerous videos and photos of this nightmare and the numerous communications I had leading up to and after the event. I do not feel safe in my new home yet I cannot sell it due to the known hazards. There are seven homes that back to this compromised retaining wall, although my home is at the greatest risk.Business Response

I bought a new home with DR ********************** last year in February. Included on my punch list was sod replacement due to the grass in the whole yard being dead. We appreciate the customer making us aware of their concern. The landscaping was inspected, and the sod appeared weak due to inadequate maintenance after installation. D.R. ********************** had the opportunity to visit the customers home and view the area of concern.
