I have purchased a brand new house on Aug 2024. The house has many issues due to poor construction. Was promised they will fix items in the 30 day walk through. Still not taken care of. Called the corporate office in Texas and left several messages and the switch board operator tells me that they are busy. I closed on my new-build home on February 10, 2025. In December, I noticed poor drainage in the yard and was informed it would be addressed if the issue persisted. Unfortunately, the problem remains unresolved.Despite multiple attempts to seek assistance from the builder, irrigation company, and superintendent, no solution has been provided. The yard remains constantly muddy, which could lead to foundation issues in the future.The irrigation company initially stated they would re-roll the yard but never followed through. When I followed up, they instructed me to contact the builder to reschedule, yet I have not received a response. I have documented emails and communications regarding this ongoing issue.I am requesting immediate assistance in resolving this drainage issue before it causes further damage to our home. Even with light rain or regular sprinkler use, the yard remains excessively muddy and fails to drain properly.Please advise on the next steps to expedite this repair.Business Response

Failure to refund ******* money after sale fell through. After an offer to purchase a home from DR ********************** fell through, we were told it would be 4-6 weeks for the $1000.00 ******* money to be returned. We found another home to purchase and needed that refund to pay the ******* deposit. The sale with DR ********************** was cancelled at noon on Friday, 1/31/2025. We made several attempts to get them to provide the refund in order for us to move with purchasing another home. As of today, Wednesday, 2/5/2025, our deposit still has not been returned. I find it impossible to believe that a company as large as DR ********************** would need more than a couple days to process a refund. Because of this uncalled for delay, I am asking for the full deposit to be refunded (not minus any administrative fees).Address of house in question: ************************************Business Response

We purchased a home from D R Horton in November 2023. At that time we were told my the assistant super. *** ********** that at our one year mark the customer service department would be reaching out to us to set up our one year home warranty walk through. November 2024 came and went and we never heard from ****** ********, the customer service manager. In August of 2024, I submitted a home warranty ticket for nail pops. My request was disputed by ******, stating now was not the time to do this and to reschedule in a few months and this would be addressed during our one year walkthrough. Fast forward to December 2023 my neighbor was told by ****** that she would be scheduling walkthroughs after the holidays. I didn't give this a second thought as I again, I was under the impression, as most of my other neighbors were that Customer Service would be reaching out to the homeowners to schedule this complementary service. After the holidays, I still hadn't heard from anyone and decided to submit a warranty ticket for nail pops and an insulation concern. My email was returned with, in so many words "Sorry your warranty expired and we can't help you". After several emails gong back and forth with Revena (with no resolution) I keep asking the same question, Why can't my original warranty ticket be honored for the nail pops since it was originally sent back in August, which was within my warranty dates. She stated I submitted the ticket 4 months early. Well, here we are 4 months past, with no resolution and Revena is not budging. I am aware of neighbors to my left and across the street both had their walkthroughs after their one year anniversary. When I asked why wasn't the courtesy extended to us, she stated "different circumstances." I am finding this mind-blowing that I am here on the BBB sharing this story over nail pops and caulk on a $420,000 new construction home because my original request was "too early". Please help. I purchased my brand new construction home on 2/26/2025. On 3/8/2026 I let the builder know that a piece of roofing was in my lawn and missing from my roof, I was denied the warranty claim without any inspection of my roof or property from the builder and told to use my homeowners insurance because of a storm that happened days prior to my noticing damages. I did not sustain damages from the storm as I walked the exterior of the home after the storm And had no damages until Saturday. I am writing to express my disappointment with the service I received from a Dr. ********************** agent at their office in *******, **. On 03/10/2025, I visited the model home at ********************************, which was listed for $309,990.Upon arrival, the agent failed to greet my wife and children. As we began touring the first floor, the agent suddenly quoted a different price. When I pointed out the discrepancy, referencing the listed price of $309,990, she became nervous and refused to let us view the rest of the house.I attempted to contact her supervisor, sending him the *** sheet, but he failed to return my call. Within 45 minutes, the price was changed again.I believe this experience demonstrates unprofessional conduct and potential bait-and-switch practices. I have tried to work with this builder as they construct the house next door to my home. The level of disrespect to my property has gotten out of hand. First they cut down several trees and dug up that area on the side of my home without asking, then they said they would replace the grass. Now 5 months later as they are laying sod they did not replace my area in my yard they destroyed. They blew dust all over my entire house moving and digging dirt. I asked if they were willing to power wash my home and I was told it was not in their budget. This builder has constantly blocked my driveway with large vehicles and as usual they dig and leave a mess of the street with dirt and mud. They have left the waste container in the street in front of the house under construction uncovered so overnight the wind blows the light trash all over my yard as well as when it rains it leaks whose knows what down the entire street. When I try to call they try to defend these issues by saying we'll take care of it and that never happens just like replacing my grass.Business Response

However the street in front of the property is still an eye sore because blowing the dirt with a leaf blower does not remove the mud and dirt. We have to drive over this and track it back in our garages.

I entered into a contract to purchase a home in the ******************************************* in ******* with the understanding that it would be ready in Feb of 2025. It was an empty lot when I entered into the contract in late Sept 2024. However, the home in question somehow was accelerated and became part of the 2025 year-end closings DR ********************** wanted to do to benefit their financials and quota. As a result, they provided me with rush notice on Dec 2nd to close by Dec 26, the day after Christmas when I informed them I was traveling as part of prearranged plans with my children. The contract provided for 30 days notice, they provided less than 30 days notice. The home did not even have a ** until about Dec 24th which made it impossible to work with for any lender. I was trying to approach anyone to close in a rush. Their own mortgage company would not give me a loan, I found a private lender which needed a ** to get an appraisal. They pressured me and the lender to no end to close by 12/26/24 on this home, they would pressure for inspections, appraisals, bother the lender and me on holidays, etc. When it wasn't possible to close in this timeline they sold the home to someone else and would not return my deposit. They cancelled my contract and kept my $49,200 deposit, which is a lot for me and my children to lose. I contacted their local office and the *************** with no resolution. This business is all about corporate profits, unreasonable to work with, especially if not using their own mortgage company, and has no qualms keeping buyer's money even though they sold the home for full price to someone else. I have been involved in many real estate transactions, and this ************** of DR ********************** has been a poster example of corporate profit focus above any consideration for how it impacts buyers.Business Response

D.R. ********************** provided notification to the customer when the home was scheduled for closing. Due to the customers schedule, D.R. ********************** provided the customer with multiple extensions for closing within December 2024 and into January 2025. The contract was eventually cancelled due to the customers failure to close. I am rejecting this response because:** ********************** is incorrect that they provided sufficient notice for the closing. The extensions they provided all together with the original notice do not add up to 30 days - Dec 10, 2024 to January 6, 2025 was the period they provided with so many holidays in the middle.
The initial notice of closing is attached, dated December 10th for December 26th. During that time ** ********************** exhibited dishonest business practices in requesting inspections, loan packages, walk throughs, contacting lender and adding pressure to close on a property that had no certificate of occupancy till Dec. 24. I attached emails where their sales manager wanted a loan package on December 23rd, when the house did not have a certificate of occupancy and were expecting it that same day. I attached texts where the sales person and construction manager are requesting inspections on Christmas Eve, walkthrough on December 26th when they knew I was out of town. Once the inspection happened and issues were found they said that ** ********************** had not even done their own internal walk through.
The first extension was provided on Christmas Eve Dec. 24th to December 30th because the house was not insurable nor was it appraisable for the loan. It is not possible to lend on a property in a day, and my lender walked away in light of the business practices exhibited by ** **********************.
** ********************** then provided a last extension until January 6th, removing incentives and increasing the price by $10,000. With my lender gone there was no option to close in 6 days. Immediately thereafter ** ********************** accepted another contract and my contract was cancelled with no refund of deposit of $49,200.
All together ** ********************** exhibited dishonest business practices, did not provide adequate notice to close, did not provide a property that was insurable or eligible for a loan until 2 days before their expected closing date and is refusing to refund my deposit.
I would like to request an immediate return of my deposit, applicable interest, and any applicable damages or rights under consumer protection laws. Please keep my complaint on the BBB site so other families are not hurt by these dishonest business practices exhibited by a large homebuilder only looking out for corporate profits. They kept my and my children's savings, as a single mom with 3 kids under 12, and I would not want it to happen to someone else.

Our D R Horton home was constructed in 2019. A roof leak was discovered because of damage caused in the front bedroom and an inspector was hired on 1/28/25 to investigate. Attached is the report from ************** - please see pages 7+ regarding quality of work, installation method, and materials used. I sent the report to D R Horton and *** Warranty. Attached are their replies. I am looking for an explanation on why a roof just under 6 years old is leaking and why so many homes within the **************************** in **********************, ** have been plagued with roof issues and contractors are reporting inferior work/materials used. I am looking for an investigation to be done on: installation method, roofing material, shingles used, flashing and underlayment. I am looking for accountability and proper repair work to be done by D R Horton and the *** Warranty to our home. Finally, I am looking for an investigation to be done in our community of the construction concerns that are going unanswered.I tried sending the full report from ************** but the file is too large. We appreciate the customer making us aware of their concern. The customer originally closed escrow on the home June 28, 2019, more than five years ago.After year two, the homes limited 10-year warranty is limited in scope to major structural defects. January 30, 2025, the customer submitted a warranty request regarding the roof. As a courtesy, the division customer care team performed an inspection of the roof and found no warrantable repairs to be made. The customer was advised that the damages were attributed to Hurricane ****** that had caused significant damage throughout the *************** area during October 2024. Damages resulting from Hurricane ****** are not covered by the home warranty. Regardless of the storm, the roof components are outside of the warranty coverage timeline, Due to these reasons, **** Horton,respectfully, denied the customers request for repair. This was previously communicated to the customer and this case was closed.
