      D.R. ********************** Do not use this builder. I am stuck with a 8-1/2 yo house with foundation problems attributed to substandard construction practices. My house is 8-1/2 year old. #HomeIsDR********************** is failing to honor their warranties adequately, leaving me to deal with significant repair costs.

      *** has been notified and they are not honoring their commitment to the ongoing compaction issues on the home which is causing shifting of flooring, trims, door frame, 2nd story floors, front porch pillars, etc, etc. If issues are not resolved I will be forced to take more serious measures.

      $9000 in water damage all because DR ********************** didnt add a $26 pan under the water heater. Now I hear its mandatory, but why do you have to be forced to do whats right!! Also they dont provide you with vendor info upfront like other builders. Having this info cuts down on cost if something is damaged and needs a repair. You have to call and ask for installer info item by item.

      D.R. ********************** homes are built to meet or exceed local building codes. When your home was built, nearly 10 years ago, the part you reference was not part of the local building code.       I moved in and less than 6 months they built 50 houses. ******** built home ever. Rain has caused holes in walk way and drive way. They dont cover that in warranty. You have to contact the business that did the work to see if there is a warranty. They hire these contractors but take no responsibility for the work. You hire them you are responsible. Not how dr ********************** sees it. Once you sign the paperwork the higher *** take a vacation on your dime and leave everything up to you. Please dont buy a dr ********************** home. Im begging you. I counted how many homes they put up in less than 6 months. Cheap materials. My wife was in the master bedroom and heard me and my son talking outside. She heard every word. The house is paper thin. Walls are half way insulated. They layed grass on top of rocks. No way for it to actually catch and grow. Again my drive way and walk way are getting pot holes. Again not their problem. Just sign your self into debt as we laugh all the way to the bank. So many more problems. Too much to text. Im just saying go with lennar or even KB. Anyone but dr **********************. They use to care. Now sign the paperwork and get laughed at and called a sucker. Sorry to say it but s***** builder. Dont fall for the lies. Money first your concern and warranty do not matter. You already signed. Deal with it. You fell for our trap stupid. Lol. Stay away from this builder. Put your money somewhere else please. I beg you.

      We made several requests for warranty issues to be resolved and they barely bothered to fix them. The doors hung wrong, the *** wanted to cut them rather than fix the way they were hung. There is a big gap in the front door that never got fixed even though we asked 3 times for help. The paint never got fixed. We have a giant swamp in our yard that they promised they would fix even after the warranty expired. Never did. We now have a big leak in the bathroom and have only lived in this house for 2 years. One of our tiles is coming up. This house was and is a hot mess and they don't care that they do s***** work. Is anyone up for a class action against this horrific company? Do not buy a house from them. The reason we did is we owned one in WA state that was AMAZING and when we moved to ******* we thought we could trust them. NOPE!!!

      I wanted to share my experience with D.R. ********************** to make others aware of deceptive business practices that have led me to decide not to pursue any further business with them.I was misled by ****, a sales agent at the ****************** regarding the structure of the discounts and APR. After reviewing the closing cost proposal from *********, I was shocked to see excessive charges that were never clearly communicated upfront. The entire experience has left me frustrated and disheartened.I caution anyone considering working with D.R. ********************** to read the fine print very carefully before entering into any agreements. It's important to understand all the terms before moving forward.

      We have had so many issues, illegal staircase going down to basement, doors did not fit correctly, paint on basement concrete wall peeling off due to being painted over mud!, studs in the walls all at different centers, ( found this when trying to put up shelves), toilet leaked, Air conditioning overflow pipe blocked, caused leaks! And worst of all the dryer vent was completely sealed at the roof level with the insulation foam when sprayed in the attic! Major fire hazard!!

      Their plumbing warranty appears to be a well coordinated scam. From the vendors to the warranty representative to the local office, everyone speaks the same language. They charged me a service fee to come home to diagnose an issue (which they said was not covered by warranty) and not fix it.

      A trip charge and / or diagnostic fee is normal business practice for tradesmen to charge for their time and skill when a repair is not covered by a warranty. The plumber may have explained to you why the repair was not covered by warranty.

      Upon purchasing our home, we noticed the floor upstairs creaked and the hallway wasn't level. Then we noticed that if some one moved in the front bedroom, the floor shook in the back bedroom. In the bathroom upstairs the wall shakes when you walk by it. We contacted DR ********************** about this and the warranty people came and made a minor repair. This made the creaking worse and did nothing to level the hallway. DR ********************** refused any further repairs saying we were out of warranty even though they never fixed the issue.

      Within the first year of living in our home we were finding water puddles inside of our back sliding door. We submitted a warranty request within the 1st year of buying our home. They took a look at the door and said the tracking system needed cleaned. However this did not solve the problem. Another warranty request was submitted and they came out a second time. They partially deconstructed the back door and told me that it needed to be done at least once a month to solve the problem. There has since been mold growing. I have two children under 5 and this is a serious health concern that D.R. ********************** has neglected for 3 years. I will be reaching out AGAIN and if there is no solution we will be taking further action.

      Moved in July 2022, after weeks in the home had 2 leaks from 2nd floor bathrooms into the 1st floor, water pipe punctured by nail inside wall in garage that leaked, grass wasnt completely laid, pipe knocking against wall when toilet flushed (no tie down), leak from roof took 3 attempts before fixed, and after 2 year warranty second floor bathroom (opposite master suite) again leaked into the 1st floor. The construction is trash, regret doing business with DR ********************** and WOULD NEVER SUGGEST ANYONE BUY THEIR HOMES. Had to come out of pocket for the garage leak because it was a weekend and no one answered the emergency line, so it was no water in the house until they respond, which was later that work week, or turn water on and continue the leak. My biggest fear is the problems will continue and I will have to continue to come out of pocket on a home Ive been in less than 3 years, new construction, and paid $300,000 plus dollars for.Last they do not care, they dont respond quickly, and they seem happy when the 2 year warranty expires because they know or at least confident you will have problems, some times significant problems. PLEASE DONT DO BUSINESS WITH DR *********************** for your piece of mind and financial wellbeing.
