We have only been here for 6 months and this has been the worst experience living in these apartments. Apartments that Lincoln Property SUPPOSEDLY manages. I dont see any management. Its as if they are abandoning these apartments and we are just living in them. Everything is breaking, the ** is so outdated and breaks every month leaving us with no ** for over 2 weeks at a time. With a toddler with a terrible skin condition and a new born baby, we have been given attitude after attitude from the staff here. And the property manager doesnt even answer her phone. This is robbery. Heres a list of our grievances.-infestation of cockroaches -broken ** every month or so -broken appliances and outdated -apartments NOT move in ready -attitude from staff -not taken seriously when calling in an emergency request -no communication between tenants and staff -infestation of wasps and spiders -very very very dirty breezeways -property manager doesnt answer when you are desperate for ANYONE to help you I see theres a lot of people with my same grievances. Interesting how this terrible company is doing nothing about it. Im doing more research on getting a lawyer to get money back cause this is ridiculous.

I am a resident of a Lincoln Property managed apartment complex , ****************** in ************** . On July 16,2023 the central air conditioning unit for my apartment stopped working . The leasing office personnel were notified on Monday morning , a work order was generated . Maintenance determined it required the **** vendor to inspect and repair . **** tech determined it needed a new compressor . The present one could not be repaired . Leasing office team was notified of this . Temperature in the apartment was registering ***** degrees on affected dates . On July 20th after not receiving any updates on repair / replacement of unit , I again contacted the leasing office to inquire and was told that there was no ETA and maintenance had no control over getting the part ! It is a violation of my current lease and if this was a heating issue during the winter , they would be required by law to remedy the situation . I find their response unacceptable and an indication of how poorly maintained the infrastructure at ****************** is currently .

I am an active duty service member and I moved into my apartment at *************************** at the end of February 2023 and had a/c issues for the first two months after being told the A/C was brand new which caused my first electric bill to be over $900 and my second one to be over $600 dollars. I have had multiple attempts to settle the excessive charges but have had no success just keep getting the run around. While the A/C wasnt working I contacted the manager and maintenance multiple times which they did come out and look but nothing ever change until the end of the second month when they realized it was out of there area of expertise (which I said when they came to look at it after the first couple of time). I had days in my apartment where I would come home from work or being out and the temperatures would be over 95 degrees and everything would be hot to touch. I am still dealing with the money issue and hope to get it resolved before I have to take legal action.

They are racist and told me that they do not like the service white people at the property I lived at. I was so offended that I had to move out, and I was in disbelief that they would say such things to a white man like myself.

********************* is in breach of their part of the lease! They have been charging an excess amount of fees that are not listed in the lease. When I asked for clarification on the charges, ************************* only printed me a paper copy of the lease along with NO EXPLANATION.This property includes inhabitable living conditions such as cockroaches, spiders, and lizards. They are supposed to refund our security deposit if maintenance has failed to fix the issues of the apartment in 7 days (the lease states this) . We have been waiting over a week for our requests to be fulfilled. Not to mention the weird neighborly activity that goes on in this complex. A lawsuit will be filed. The leasing office has failed to notify me of returned funds which have resulted in additional fees due to the lack of communication on their behalf. They have been emailing me from other emails which have lead me to believe there is a rental scam going on. They have gotten our rent amount INCORRECT TWICE and we have still had to pay for late fees because they were late in fixing the issue. The lease does not address these issues.Should corporate have any questions please contact me P.S. I read the entire lease multiple times.

Residents have been contacted. We have provided the resident ledger and have discussed all of the leases charges. All lease charges coordinate with the lease agreement, there are no double billed rents or other fees Notice of returned check was sent to resident on the date we received notification 6/2/23 In reference to outstanding service items: Pest control has treated the apartment, and it is on a follow up list for additional treatments ****************** requests were added per our conversation with the resident on 6/13/23

They have failed to provide a CORRECT ledger. A week later they provided an EDITED ledger that was not the same as the initial one. They failed at timely communication with returned fees. They did not notify me of any returned fees until A WEEK LATER. They are allowing restricted dog breeds in the neighborhood. They only have cameras surrounding the leasing office and no where else. The apartment continued to have pests EVEN AFTER PESTICIDE WAS APPLIED, so yes they are in breach of their part of the lease.

They increased charges but are claiming they were prorated

If you want to have a peaceful, laid back living arrangement, avoid this company - specifically ************ Apartments they manage in ***************, **. The management here leaves a lot to be desired. That's the nicest I can be. After a month of living on this property, I've have internet access for a little over half of that time and the complex only let's you use one service. I can only assume those in the office receive a kick-back from this arrangement or else they would allow competition. They make no effort to put pressure on Century Link/Quantum Fiber to provide reliable service to the units and won't provide contact information to the local representatives. You're stuck with going through circles with customer support in ***************. That's only one of the issues. We had to do most of the work while on the road (moving to this location) to even get our contract finalized. Something that was supposed to be done a week earlier but never got taken care of because *********************** and her crew are inexperienced and nonchalant about any issues that are presented to them. We have also had roaches and got minimal treatment. I had to purchase my own treatment because they only sprayed 4 small areas in the apartment twice which barely deterred the roaches. Our ceiling fans are loose in the ceiling. They were not fixed. Trash pickup (valet trash) was changed to a new service after a few weeks of our arrival. We had no issue with the first service. The new service has missed pickups and will not take boxes. They clearly state they take broken-down but leave them to blow in the wind. Our A/C went out for about 36 hours before it was fixed, allowing temps to climb over 80 degrees in the unit before being taken care off. They office allows a *** delivery driver to play in the clubhouse for an hour a day and outsiders to use the pool as there is no lock on the exterior gate. Not once has ******* or her office staff apologized. They are completely unprofessional.

*******************************,To start from the beginning- you submitted an application on April 19th, and the other occupant's application was not submitted at the same time delaying the process of screening. Your proof of income was emailed with a date stamp of April 25th, which we approved the application that day, and a Welcome Home email was sent date stamped April 26. Followed by the Lease agreement on April 27th. Based on the Application Agreement signed by you, management has up to 10 days to give approval from the application completed date and management was within that time. While you waited for CenturyLink you used our clubhouse wifi just like our other resident comes in every day and enjoys our clubhouse amenities during his lunch break. We welcome all residents to use our amenities. **** and ******* both sent emails to our only CenturyLink contact daily, trying to expedite your appointment or see what we can do to get the process expedited. Management is not required to assist you with setting up your account with a third-party company and still did because we wanted you to enjoy your new home, and receive good customer service from Venetian. We are not paid employees of CenturyLink. Which has been the only provider since being built in 2018. Furthermore, the week you moved in, CenturyLink switched over to Quantum Fiber which delayed your installation we agree that they did not provide you with good service, and it's unfortunate your giving the wrong company a negative review. It appears you've placed 5 service requests for your apartment since you moved in, and all have been addressed. If you do still have something open and pending, we would appreciate submitting a work order to address your needs The A/C going out comes as a surprise to everyone and we do our best efforts to complete repairs. ****** is our third-party pest control company, We apologize that their service was not to your expectations and you continued to have an issue after treatment. You are welcome to continue to treat your unit and not use the services provided at no cost to you.The Valet Company that was replaced was due to not servicing the property based on the contract that was in place. You just moved in and were one of the few that didn't experience the prior issues that led to those changes. The new valet trash company has provided flyers sent out on May 9th to emails that have your read receipt. You came in on June 6 to report no pick up on which one of those days was a Wednesday, a day service is not provided and because of your visit, we sent out flyers to the entire property. The flyer provided the new schedule of pick-up days, a good breakdown of the size boxes broken down they would take, and a list of "Proper Disposal to Prevent Violations," the same as the May 9th email. All in all, management really has tried to give you good customer service and it's unfortunate you are not happy. I have placed you on a program where we will receive photos of your unit at trash pick up each serviced day to ensure you don't have any missed trash pick-*** in the future. Our company has a pretty lengthy hiring process to ensure we hire the right people for the open positions. After that, employees are required to do training and receive mystery shops for performance reviews. We have a ************ with Affinity on June 20th from 5-6 PM you can come by and ask or hear about the service. They are providing pizza to the guest that comes. We hope to turn your review around and that you enjoy living at Venetian. It is our goal to have satisfied residents and show how appreciative we are! We also apologize on behalf of the third-party companies that lead to you providing this review. We hope to have a new one in the future and are always here to talk to you!

I contact this location today at 1:35 pm to get assistance with a refund, $300, I never received from when my application was denied with Legacy Fox Valley on 02/02/2023. The rep that I spoke with provided the wrong contact number to follow up with the right department. I called back to let her know that the information was incorrect. I was informed by her that they haven't managed that complex in over a year. Okay? Lincoln Property contact details were listed for contact online. I asked for another number for contact and apparently that was too much to ask for. She berated me and called me a child and suggested that I take medication. I requested to speak to a manager immediately after she said that to me. She hung up on me and when I called back she refused to escalate my concerns to be properly addressed by her boss. Terrible choice to have someone like that representing the company's brand, especially if you're seeking new applicants! I will be sure to leave this review as a warning on all platforms to make others aware before renting.

They need to investigate the problem at Copper Flats in Aurora, CO. They are doing a disservice to the residents, it wouldn't surprise me if a class action lawsuit ensued.

By far, moving into a building owned by the Lincoln Property Company is the worst life decision I've ever made. I wish I could give 0 stars! I was lied to, misled, and even laughed at by the building management because of the security of their Inkwell Decatur apartment building. The building manager and leasing agents don't communicate effectively, and it's very obvious that there's no structure in place! The full story of what happened to me in less than 2 weeks is something you'd see in a movie.
The first incident with management happened 5 days after receiving the keys. My leasing agent told me that I was allowed to move my washer and dryer into the unit. When I asked them to secure their property, the building manager told me that it was policy that I could not use my own washer and dryer, and I would be fined $2000 if the units come up missing. They entered my apartment without my consent and put the units in the middle of my living room. Strike 1!
2 days later, Thieves entered the garage in a blue Nissan Altima at 0330, went to the top floor, and my collector's edition Dodge Charger Redeye was recorded leaving the gate at 0335. At the time, no one knew where I lived or what I was driving except for the moving company I hired and building management. While reporting the incident, there were cops already in the building for a different incident not car related. The concerning part was the building manager smirked as I was telling her that my $100k car was stolen out of their garage. Strike 2!
3 days after the theft, my mail box lock was hanging as if someone tried breaking into it. Guess what, the cameras in the mail room don't oversee the mailboxes, only where packages are delivered. So there was no footage of who tampered with my mailbox. Strike 3!
Dont be fooled by the slick talking staff and the fact that the building is only 2 years old. This is NOT what you should expect from a luxury apartment owner group, and something needs to be done!

Office staff is rude maintenance doesn't do their jobs in a timely manner or they just straight up lie saying something was completed online even though it wasnt. Property manager doesn't follow up on anything to ensure things are taken care of. They really don't care about their residents they just want your money. It really ***** cause this used to be such a great place to live now they raised my rent to over 400 dollars. If they are gonna raise our rent to such ridiculously crazy prices the least they can do is their jobs and treat their residents the way they would want to be treated. They get away with way too much I dont understand how they all still have jobs???
