      As of May 22nd, 2023, I received a letter in the mail from a collections agency saying they are trying to collect a debt of $130.32 that I owe to Invitation Homes. I moved out of this property on October 24th, 2022. May 2023 is the first that I have seen anything about still owing Invitation Homes, as we had already paid our last months rent in full. I was never contacted via email, mail, or phone to say that I owed a debt, therefore I was unaware. When we moved out, I completed a form providing my new address to Invitation Homes for a refund of the security deposit, but I no longer have access to this document because Invitation Homes has discontinued access to the portal where it can be found. I have also taken the time to provide a forwarding address through USPS.I have yet to receive a breakdown as to where the security deposit has gone to. ***************************** was the tech that did the pre-move out visit and told me that there is no reason I shouldn't get the security deposit refunded as the house was in good condition. When I contacted Cherokee ****** in Jan. 2023 about the security deposit, I never got a response. When I contacted ************************************* on 6/22/23 about my security deposit, her answer was, "From what I can see, your records have been turned over to FCO. They will be able to further assist". Since the beginning of my lease, everyone at Invitation Homes has been less than professional. They have a clear history of overcharging or double charging residents and ignore all attempts to contact them for clarification / disputes of fraudulent charges. I have yet to receive any resolution on any problems that I have had with this company in the past due to these reasons. This most recent interaction leads me to believe that they are going to take advantage of me and steal my money yet again. What they are doing is illegal and takes advantage of their clients who have limited funds or have no idea how to pursue legal aid. Please help.

After investigating the matter, we found that the debt is in question to ******** tenancy at ************* which ended on October 24, 2022. Per our records, ******* did not provide a forwarding address upon moving out, therefore, the security deposit letter was sent to their last known address, and it is resident responsibility to set up mail forwarding with the ***** We understand this may have caused some confusion for *******, however, since the account is now owned by FCO (Fair Collections and Outsourcing), all communication regarding the account must go through the agency directly. FCO can be reached at **************.

      I have attached multiple screenshots illustrating my attempts to reach your team since January, along with proof that my mail was forwarded via ***** I have also called your office since Ive moved and given you my new address. *** also tried to contact you via email and phone with no response about my security deposit. Till this day Ive never gotten a response or a call back till reporting your business to the bbb. Your reviews on ****** illustrate a pattern of taking advantage of and ignoring your clients in a similar scenario to mine. Your lack of customer support has cost me money and valuable points on my credit score. 

      Youve had my phone number and my email address. Youve had my new address in multiple forms including the forwarded address and Notice to Vacate Form.

      Our pre move out summary outlined that the home was in good condition and that no further action (apart from cleaning) was needed on our part before vacating from that address. As shown in the pictures that your technician took, the house itself was in good condition. Im sure if there was something that needed to be fixed or replaced, it would have been stated or the tech wouldve taken a picture of it in that inspection and following document. I was also told by the tech that there would be no reason for me to not get my security deposit back.

      Why was I never notified about the debt or the missing address if that was your impression? Why were my requests for information ignored when asking about the status of my security deposit? If I had been given a response or call back we could have resolved this matter months ago. You didnt need my physical address to contact me for such a debt, or to respond to my emails but instead my case was sent to collections to damage my credit.

      On 5/1/23 an email was sent to ********************* at Invitation Homes, as a response from an email sent to me about renewing the lease. My lease expired on 6/2, On 5/24 I received a pre-move out statement because they already knew I was moving out. However, in my move out charges, they decide to charge me $2770 for lack of a 30 day notice. I should not have been billed that amount and expect a credit towards my move out charges.

      On May 1, 2023, ******* sent an email to Invitation Homes staying that they will vacate their home on or before June 2, 2023. Per their lease agreement and *****-Date Tenant Bill of Rights, residents must provide a written 60-day notice to their landlord of vacating the premises and returning possession. ******* was subsequently charged for 27 days lack of notice to vacate. As a gesture of good customer service, we removed the fee from ******* account.

      We signed a pre-lease agreement with Invitation Homes on 04/10/23 for a property that was being renovated and was expected to be finished and move-in ready on 04/24/23, well in advance of our 05/17/23 lease expire date at the property we were currently renting. After multiple conflicting stories and being strung along for weeks, as of 05/07 we still had not even seen the property, and had been informed repeatedly that the house only needed "one or two more days of work". With the move-in date continually being pushed back and only 10 days left in our current lease, we demanded that Invitation get us a lease in writing guaranteeing the property would be available by 05/17. They informed us they were not able to guarantee that date, and offered a full refund for the $700 we had given them at that point. We agreed, knowing we could not keep getting strung along and needed to find something else. Finding another house, having to hire movers as we were faced with less time and help to move, and multiple days of lost wages as a result of their inability to follow through with the house we had been approved for directly cost us thousands. They sent us a reimbursement check for $500, which is not the $700 that they had told us we would receive. The pre-lease agreement we signed stated that in the event of "reasonable construction delays", Invitation Homes would not be required to reimburse us for anything except the pre-lease agreement fees. These construction delays, poor communication, and actively conflicting, provably false stories do not equate to a reasonable delay. We would like full reimbursement for the $700 promised, as well as for the rent extension, mover costs, and lost wages directly incurred by Invitation Homes' inability to provide us with the promised rental property.

      On May 28, I started to smell smoke within my home before the smoke detector went off by the time the smoke detector take a walk the house was burning from inside the frame. We had previously called the Invitation Homes twice within 30 days prior to the fire about electrical issues within the home because the kitchen lost power twice and they had to send electricians out for that.The first electrician spoke no English and did not really tell me what his findings were but he said he fixed it. A week later, the power went out again this time, the full kitchen and the company sent out another electrician.That electrician noted that the home was wired poorly and that it could be a problem in the future as the electric work that was done on the home when it was renovated after purchase by invitation homes was not properly done.When the fire happened we were unable to reach anyone until May 30. Invitation Homes does not have any kind of emergency phone line or system in place when emergencies happen.It took two weeks of going back-and-forth with the management company, going on social media, threatening, legal action, and things of that nature in order for us to even be given a place to stay, as we figure out what our next moves are.Thinking back on the time prior to the fire, there were several times when I was in the home with my family or on the phone when I would smell smoke, but not know where it was coming from, and the smoke detectors did not go off. They also neglected to even come to the home once I did contact the management company and let them know that there was an electrical fire at the home was condemned by the city. The property manager refused to take any responsibility for any of this. It was very rude and callus when I finally was able to make contact with her, she, instructed me and my family to go call ********* and go stay with family.

      I am rejecting this response because:   The negligence of Invitation Homes is the reason why I am homeless currently. Had they done proper inspections, and had the proper people come out when we reported electrical issues the fire would not have happened. Therefore, this is not good customer service also they do not have any policies in place for emergency situations to wish we had to wait 48 hours to even reach anyone in the office after the fire. In addition to this part of the resolution is not claiming any liability for the fire, which is not acceptable.

      I was living in one of Invitation Homes rental properties when Hurricane *** flooded and damaged the property. All 4 rooms and the garage were flooded and I lost two vehicles to water damage and after 3 days the water had receded and some had to be pushed out of the property. The ************************ Company did thermal Imaging of the walls and the floors and detected black water from the pond across the street in the walls and beneath the floor. We put in work orders immediately to mitigate the formation of black mold in the residence, those work orders were not addressed until a month later after 3 or more requests had been entered while neighbors were having their floors and walls ripped out due to infestation of black water and black mold. They eventually sent a carpet cleaning company out to install three dehumidifiers out for 5 days and upon removal of the Dehumidifiers they never checked the moister levels in the walls and I then put a mold test kit in the house which detected Black mold and there were mold spots on the ceiling in the Master Bedroom. I sent them a letter pertaining the ********* Renters rights Law notifying them that the have defaulted on the lease and that I would not be paying rent until remediation for the mold had been completed. Three months into this debacle by their ******************* and nothing had been done and the house was a *********************** and my wife moved out because she was having breathing issues and they sent me a letter waiving two months worth of rent but wanted to keep the deposit and we would not sign their rent waiver. I sent them a letter guided by the the ******* Renters Rights Law Notice to Vacate and they in turn sent another waiver of rent but wanted to charge me for early termination of the lease and again I would not sign. I received a email from them saying that I owe them ****** I would like for the BBB to look into this matter.

      We moved into an Invitation Home on June 6th. We paid $500 to hold our house, and although the communication leading up to the start of the lease was very difficult- we signed and toured the home. The house has been without working air since before we moved in. There have been multiple people out to see the a/c unit, telling us from the beginning it really needs replaced. Each time, they have approved a repair, and those repairs have still left us without air conditioning. The highest temperature in our home has been 85 degrees. We have reached out many times to talk with someone from invitation homes other than emergency maintenance, and have never received a call back. Upon walking the home and talking with the super- it was filthy and full of dead bugs. No air conditioning, hot water leaking/no hot water, broken countertop, no working dish washer, rat infestation, dead animal in the wall with a terrible odor, backyard full of giant mounds (now determined to be termites), broken gate that was not cemented into the ground and was able to be picked up and moved. We have placed work orders for everything, and some things have been addressed. The temporary a/c units do not keep the house below ************************************************ additional fans and cooling units to make the home livable for our one year old son. In *****, with heat indexes this week of up to 117 and no air conditioning, we are incredibly disappointed in Invitation Homes lack of response and urgency to no air conditioning. At the start of our lease, we received a call from someone named Keke. She told us they were offering a $200 concession and to pay for someone to clean the house. At that point we had already had to pay someone $300 to deep clean it ourselves. There has been no communication regarding the concession, and the issues have only continued. We are hoping to talk with someone who can actually tell us the plan to repair A/C, and plan for the concession.

The needed repairs have been completed and based on facts pertaining to the initial move-in, a billing adjustment was also completed. We have also put in a work order request to address the dishwasher and countertop concerns.

      I rented a home (***********************************************************) from Invitation Homes and deposited more than ****USD, however after I moved out, I didn't get my deposit back. despite several attempts to reach out to Invitation Homes.

      I moved into this home January 2023 all presented fees were paid prior to my moving in. On June 14 I received a three day notice from Invitation Homes for $500. The portal says it is the Pre-Lease hold fee. The three day notice was issued at 4:45pm. I have since called and left numerous messages as well as went by their local office to try to gain understanding and to possibly make an arrangement to resolve this issue. Today is June 16th and no one has returned my call. This is predatory and downright unfair. If they forgot to bill me this fee prior to leasing this home it should not be sent to me in the form of a threat of my stable home.

      The local management team reviewed the charges in question. The $500 hold fee was originally credited to **************, but the charge was not put in at move-in, which resulted in an incorrect credit to ******* account. This was caught by our accounting team and corrected, which resulted in the charge being added to ******* ledger in June. As a courtesy, we arranged a payment plan for ****** to make payments on the balance with their regular rent payment. We also investigated the utility charges that were on ******* ledger for a time prior to their move-in date. These were charged in error by our utility company, and we have credited them back to Tamaras account.

      I was leasing this space from Invitation Homes 270 Hunter ***************************** ** 30253.never late on my rent never was a problem. Every month I had to fight about my account always some mystery chargers on my account. I move out at the end of my lease sent them a move out letter that they said they never got never sign a lease renewal . S finally after I in touch with them after nine attempts they tried to so I miss my 60 day window by 1 day . I told them that bull i sent the letter and have been calling for the last 9 days and no one will return my calls. MY move out day was April 24 2023. I was only suppose to pay a prorated rent that was not the case they had the full rent on the app and like always I had to call them and fuss about that. So they put the credit on my account and I ask why they not sending me a check "told me they will send it with the security deposit . I fuss about that I said " this money have nothing to do with the security deposit". May 1 I ask were me security deposit they told me " I wait 30mdays before I get my deposit back." 30 days pass no deposit call after call to find out were my deposit no answer no return call no settlement sheets today after 60 days I final got in touch with someone to get this sheet it has a bunch of boget charges ..i had a professional cleaning company come in and do move out clean in this house I picture of the after clean and I don't know why they trying to do this to me. I want the money let over from me paying the full rent back and my security deposit minus the carpet cleaning the patch hole were the tvs hung that minor cause they were professional hung up! nothing less!

      Hi, my name is ***********************. I don't know if I'm in the right, but it's unfair. One year ago to be precise, on February 10, 2022 I rented a house with the company Invitation homes at ****************************, with a 1-year contract, as you can see on the attachment. February 10th the contract expired, and 4 months later they sent out a letter that I have to renew the contract and the rent would go up and if I want to stay in that house I have to pay the late payment. But before receiving the letter that came to me by mail recently I thought since I had not signed any contract I would be there month to month, but when the letter arrived on June 5, 2023 it says if I want to stay month to month I will have to pay ******** per month and that I have to pay the delay from the day the contract expired and it is not fair that I would be in-debt with them if I chose to stay month to month with ***** due to their negligence and irresponsibility, to mention my original rent is $2045 without any additional monthly charges. It would be fair for me to start paying the following month, which would be July, after I received the letter, I contacted the person and is now giving me a different rate from what it states on the letter, she then says that if I want to stay month to month it would be $2504 and if I want to stay the 12 months it would be $2086. That is unfair, I hope you can help me with my situation, thank you very much and I would appreciate it if you would answer me as soon as possible since they want an answer from me, because I already talked to them... thank you.*********************** ************* ***********************(daughter) *************
