Per our lease agreement, Invitation Homes is supposed to pay the *** fees for the community in which we are renting their property. It is troubling that we always pay rent on time yet they do not pay their bills on time. Furthermore, this is the second year we have had this problem. When we attempted to access the community pool on Memorial Day weekend, we were denied due to our amenity pass being revoked due to unpaid *** fees. We reached out and contacted Invitation Homes on April 28th since a notice of the *** fees came to our home in the mail. At that time, an Invitation Homes Representative asked that I email her a copy of the bill and stated that she would send it to the home office. We did that but never heard back from them. A month later the *** ******************* was not paid, and now we do not have an amenity pass. We would like our amenity pass delivered to ** as outlined in the lease agreement. Per our lease agreement, Invitation Homes is supposed to pay the *** fee for the subdivision our house is located in. We have been getting ***************** in the mail since January of this year. We have been in this home for 4 years now and every year it's the same thing. We have to beg them to pay the *** fee. We can not get an amenity pass for the subdivision unless they do so. In the past, by the time we get the amenity pass the summer is half way over.Business Response

Had serious plumbing problems right before Christmas. Raw sewage running through the house from all 3 bathrooms; were forced to go 4 days without toilets, showers or running water. Had to go to ********** and Waffle House just to pee, etc. Tree roots have pierced and clogged the pipes. They did not fix the problem so now it has reared its ugly head again. Again, raw sewage running through the house; was told to wait until the next day. This is a health-related issue when dealing with raw sewage. We should be compensated for having to go 4 days with no toilets and we work from home. Cannot just jump up, start the car, go to the nearest toilet to do business. Also, we went through probably $200 worth of towels and bath rugs trying to clean the mess up. And we spent our own money to get someone out before we had to go 5 days with no toilets. They owe us over $500 for that bill. This company is HORRIBLE!!!Business Response

I am rejecting this response because: fixing a December problem in **** is NOT fixing the problem. It was freezing outside in December, we were expecting company and I was very sick. Had to drive to a business in the area to use the bathroom for 4 days and we work from home! Then in **** when the problem happens again, then they fix it. We are out ***** bathroom towels and 3 sets of bath mats/rugs. We had to take matters into our own hands and hire Roto Rooter because Invitation Homes would not seek out another vendor. Were currently renting a 4 bedroom 3 bath home with invitation homes. We have a skylight leak in two of our bathrooms and a leak in the basement bedroom. Because of the work orders that are not completed were basically living in a 3 bedroom 1 bath home but paying rent for the 4 bedroom 3 bath. The leak has been going on for over 3 weeks and our original work order for the skylights were placed back in March with no resolution in sight. Now were worried about mold growing in the basement especially since the wet carpet has just been sitting for the past 3 weeks. I requested a mold specialist to be sent out to test the room. I was told by the maintenance department that they do not cover mold specialist and I would need to pay out of pocket for that. They have yet to send someone out to extract the water from the carpet in the basement bedroom. Our bedroom furniture in that room is ruined. Theyve tried fixing the leak twice and its still leaking every time it rains. I spoke to them about compensation for the rooms / bathrooms that are not being used. They advised me that they would need to diagnose the issue before we could do that. But now rent is due and Im still paying the full amount because the issue still hasnt been diagnosed.Business Response

A roof inspection was completed on March 23rd due to concerns with water leaking from the roof. On April 7th, a vendor replaced the rotted trim boards on the upstairs window which was a source of water intrusion. On April 26th, water intrusion in the basement was reported by the resident so extraction and deodorization were completed on April 27th. On May 4th, a new window was installed in the basement and remediation was completed. Currently, repair for the upstairs bathroom skylight is in process and we are awaiting parts that will be installed upon receipt. As a temporary fix, flashing has been installed. We also have another work order scheduled for June 9th that will include the back futter and downspout re-routed to the front of the home. The carpet replacement will be installed shortly after the work is competed to divert water intrusion. We will provide a concession to ********* upon completion of the work orders.

Renting from Invitation Homes has been an experience I pray no one else has to endure. This company is all about money and doesnt deliver great service. The fence has been down since last year when a storm hit the area and it has never been repaired after numerous requests. It leaks from the back door and I thought this was repaired but when I began moving I noticed its still leaking. Im moving out and Im being given all these stipulations and reasons why they will keep my deposit instead accommodating me for the anguish Ive had to endure. Today I received a call from the office advising me that they dont accept partial payments. When I logged into the payment site on Friday it said I owed $88 so thats what I paid on Friday. I of course will pay the difference but its not amazing how quick they respond when money is involved but *** contacted folks last year and never received a response. I just know they are going to try to keep my security deposit because they are so money hungry.Business Response

On 12-24-2022, a pipe broke in the wall and the house was flooded. It appears that the pipe had broken before and some repair work had been done (see pic of brick work and masonry showing that some repair had been done, albeit hapzardly). Invitation Homes is in possession of all videos of the flood.Fort Worth ********* shut off the main water valve to prevent further damage. Invitation Homes sent their repair crew out on 1-3-2023 (their WO #B9823241).We relocated to a hotel due to the flooding in the house. I am rejecting this response because: On 12/24/22, a pipe broke in the office space. Picture of the exterior of the house shows that the pipe broke before and that the repair was haphazardly done. The landlord bears responsibility for putting ** in a situation where they knew the pipe was not properly repaired. Fort Worth FD shut the main valve on 12-24-22. IH came by and dried out the house 1-3-23 (B9823241). Pipe was repaired on 1-10-23 (B9823239). There was no follow-up to repair the holes in the wall and to replace the carpet in the office space and bedroom. On 2-1-23, a work order was placed for IH to come out and make the repairs (B9994327/B9994322). IH scheduled a tech visit a full month later for 3-7-23. I took off work to be home for the repair. On the day of the repair visit, I received calls from IH to set up, yet another appointment, for technicians to come out. So, basically, we set up an appointment on 2-1-23, for me to wait another month, just to set up another appointment. IH cancelled the work orders. After I filed a complaint with BBB, IH reset the appointments on 5-30-23 (B10489485) for techs to come out. No one came out to repair the hole in the wall, even though their portal says that a tech came on 6-5-23. A tech came out to measure the flooring for carpeting. IH has demanded that I pay for people to come and remove the furniture before their techs can come out and replace the carpet. IH did reimburse me for hotel/water expenses from 12-24-22 to 1-4-23. I'm seeking Rental Credit for Loss of Use of the office space and bedroom from 1-5-22 to the present. My wife works from home and has had to use the dining room table for work. The bedroom was not used again for fear of mold infestation and the cement surface on the floor. IH has all pictures and videos in their maintenance portals.Customer Answer

I have been trying to get assistance to add a bank account to the portal. The phone calls I get which I will admit to not returning basically tell me they cant do anything and that I have to pay by dropping it off at the office or credit/debit. Unless they are going to discount my rent to drive ***** or waive the credit/debit fees. I just want to get my bank account added to the portal. I was direct to rent cafe they directed me back. ******* was having difficulty adding their checking account information to the payment portal used to pay rent. Invitation Homes spoke to ******* to get details of the issue. A request was made to the IT department on behalf of ******* to research the issue. After the research was completed, a message was generated that the banking account was closed or invalid. The IT department said if that was not the case, then ******* will need to go back to their bank and request a letter confirming the account and routing numbers. Once the letter is received, the issue can be further investigated.
******* will use their bank debit card again this month to pay her rent. They will provide the letter from the bank and Invitation Homes will continue to assist until the situation is resolved. ******* is satisfied that they spoke to someone that could assist her.

I have reached out to this company several times in regards to the A/C not working. Temperatures have exceeded 80 degrees inside the house. For the last three weeks they have sent technicians who claim they have told the management company the issues with the unit but have not received authorization to repair anything. The A/C unit is **************************************************************************************** replaced. Due to my respiratory issues I have had stay in a hotel at my own expense rather than stay in a house that feels like a sauna. Save yourself and never rent from this company. Invitation Homes sent someone out to do a patch job on a 13 year old unit. It worked ok but not at optimum performance which has resulted in extremely high utility bills. Unfortunately, or as expected the unit is not longer cooling properly. It is currently 80 degrees inside the house, the unit is set at 70 degrees. This unit needs to be replaced, however Invitation Homes will continue to patch this unit to save money. They do not care about the comfort of their residents.Initial Complaint

I rented a property from invitation homes from 5/4/2022 - 5/4/2023. We made a payment every single month and notified when we werent going to renew our lease on 3/27/2023 when to notice to vacate was signed officially. We moved out and fixed everything that was asked to receive our deposit of **** the company charged around **** for not notifying months ahead. They also charged for up keeping landscaping that was left nicely as proof a full album of the entire house was taken professionally. Aside from everything they did to not return our deposit they also charged $300 extra for rent for 4 days in may. Due to their billing system charging rent the 1st of the month. We were told to move out on the 4th and we did and left the house in great condition. There is no logical reason for us to be charged for those 4 days when our lease was for an entire year. I would like these charges refunded as it is fraudulent and terrible business practice. I was told I had till the end of the month to pay 50% of my fees and now they have filed an eviction notice. When I called the rep said she never told me that but I confirmed with her several time. We were supposed to pay $2600 by 5/30 and then could set up payments arrangements for the rest but I am being told that is not the case. I spoke to two different reps and both stated the same thing. I also requested to have someone from the branch to contact me and no one ever did. Now they have filed an eviction. During these difficult times and those that are ahead you would think they would want to keep their tenants since no one can afford their sky rocket rental fees in a very bad and dangerous area. We pay for security systems and had to call the police several time about this unsafe neighborhood that they keep raising the rent in because they feel this very old house is worth every *****. We have not even had inspections since we moved in. Just need a little help to catch up. I filed notices for hardships several times and they do nothing to assist.Business Response

Invitation Homes has received and reviewed ******************************* complaint to the Better Business Bureau. We value our customers, and as such, made it a priority to work directly with our residents to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
********* has been contacted several times to discuss balance owed prior to eviction. Multiple payment plan offers have been extended with no response from ********* which resulted in the account defaulting to eviction. On May 17, 2023, a representative offered ********* to pay 50% by May 30th which ********* stated they could not commit to at that time. On 5/22/2023, eviction was filed as ********* had not been able to commit to a payment plan. On May 23rd we spoke with ********* again and she requested a payment arrangement, and they were notified of eviction status due to not being able to commit on May 17th.
Invitation Homes is working with ********* as of May 24th to offer a stipulation plan. ********* has been offered the opportunity to stay in the home and ********* stated they will come up with the May rent as a down payment for the stipulation plan. They are aware of legal fees as well.
Invitation Homes prides itself on good customer service and legal and ethical compliance. As always, it is our hope to quickly reach a successful resolution of the complaint directly with the claimant and that this response shall close the matter with the Better Business Bureau.Initial Complaint

Due to the storms in January, my fence was knocked down. I was able to start working on them in March for financial reasons and insurance purposes. A conjoining neighbor with the fence came over and demanded I replace five pickets, and I explained this is a temporary fix until I replace the other fence, as I have three fences, front left and right all blow down with the storm moving forward I have had to call the police twice on two different occasions to report the harassment of this renter. I have made multiple calls to Invitation Homes and have had no success for the past six weeks , they made a maintenance order because the limbs of the four large trees that can join our houses fell onto my property and wrecked my shed. They trimmed and cut one of the trees only the rest are still existing. I have had no cooperation. It has been neglect on behalf of this company. If they would have pruned, the trees I wouldnt have a problem with my fence. If they wouldve come out on the maintenance report in a timely manner, the tree would not have fallen on my shed and now Im waiting for someone to come out and look at the damage and fix everything. They have also neglected the fact that the current tenants have come over and harassed me and I have called the police, and nothing has been done to the current day today I dont feel safe the officer gave me his badge number so that I can make a restraining order against this person at the invitation home properties just so that I feel safe and all because four pickets on the fence were not put up because a tree limb was hanging on another tree limb. And eventually it fell down on top of my shed. Thank God it was not my child.Business Response

The local management team researched the issue and agreed to repair the fence and trim the trees interfering with the vehicle(s) and the work has been completed.
