    Around January 2 I saw a sign for sale by owner. I called the number and spoke with ******* ***** ******** with Mental Capital LLC who was selling the property. From our conversation the deal was a owner finance mortgage, since I had not done anything similar in the past, I spoke with my realtor who confirmed that owner financing was legal. ***** was required to close the deal and it takes about 3 weeks to get the instructions for making payment. I closed on the property on January 6 and a deed was recorded on January 11 to ***************** which is my company. Since then, I have been asking for instructions to make the payment without any success. So I have not made any payment since January. The house is rented as of March 2024. On July 20, 2024 I was told that there was an agreement between the seller and ******* for the seller to receive ***** which wasnt honored as most of the money went to pay for liens that were on the house. As a result there is a lawsuit. I have not received any citation and I am not sure on the nature of the lawsuit. I also went to the courthouse to find a lawsuit related to the property but nothing came up. I have scheduled a meeting with ******* this past Tuesday which has failed as many attempts in the past . There seems to be some reason why he can not meet. He stopped picking my phone calls. I had to use a different phone number to trick him to pick up, then I was told during the phone conversation that his job was to sell the house and someone named ****** ******** is responsible for giving me the instruction for payment. Not him. But he was going to stick around to try to help me. I am always told that i am in a great position because i do not need to make the mortgage payment. At this point either they allow me to refinance the property to my name or they need to refund me my money. I have included all the paperwork i signed for the purchase, deed and text message conversation.
