      This has been the worst management company to deal with, they never return calls, you cant get a hold of anyone in the closing ***** leave you on hold and then it hangs up on you. Their reply to emails is a joke. We are trying to close in the sale of the ***************************** did the closing paperwork wrong-My Attorney has been trying to get the paperwork corrected as well and no answer other than you have to pay $125.00...to correct THEIR mistake!?! They did not apply my Feb HOA payment to the closing documents & said I will have to pay $125.00 to have them correct THEIR MISTAKE! (RealManage, LLC.) to manage our HOA has been the worst Decision! They already have charged me over $800.00 just to sell my property?! For what?! Can't wait to be done with dealing with this HOA property "Management" company!

      I, as well as many in the community, are quite disappointed and concerned about the capability of this association management company (RealManage, LLC.) to manage our HOA. Not only are payments consistently misapplied, but there is no one to return your messages in a timely manner. Sometimes there is no response at all until I escalate to the property manager, who also does not respond in a timely manner. The board president has tried to get involved to assist but RealManage creates such a toxic environment that causes conflict between the board and homeowners which they seem to enjoy. Instead of RealManage taking ownership in resolving their own errors, they issue bogus violation fines to homeowners and bully them until the matters are escalated to the board, whose hands appear to be tied. Staff appears to have no care for the quality of their work or the way they communicate with and assist homeowners. RealManage has proven to be unhelpful and show no sense of urgency to acknowledge receipt of complaints or questions, or to resolve the matter. It seems as if their goal is to get the homeowners get so frustrated that they throw up their hands. I have advised RealManage that I would be submitting a BBB complaint.

We have reviewed the concern, and we sincerely apologize that our team took more than one business day to respond to her email requests. We understand how frustrating this is, and how it makes it appear we are not a partner with your Association. This has been passed along to the branch leader for our Illinois team, and we really appreciate the details she shared about areas where we can improve. We are committed to improve on our response times to all our unit owners, including providing timely resolutions. We do show that multiple members of our team are responding, independently, regarding the concerns stemming from the prior management company's records or board reported violations; both of which are under review by the board for direction. The management team will follow-up once the board provides direction so we can respond with their intended resolution. We appreciate the feedback.

      Absolutely horrible. Can they have negative stars? Sent my *** payment and come to find out they never cashed it. Was working to try to get the issue solved and the *** has changed management companies. But, during this change, they sent my account to an attorney and having to fight the issue of payment they never cashed with tons of added charges. Thank goodness we no longer have them but now I an suffering consequences of their negligence. Is there a class action lawsuit against them to join?

      We are so sorry to hear about your experience. We would like to be able to research this further but could not locate your account based on these details. Please reach out to us with your address and we will research further on our end. Unfortunately, it sounds like your payment may have been lost or delayed in the mail during a management company transition or it may have accidentally been sent to the wrong company. Generally, the management company does not make decisions about reporting homeowners to the association's attorney for nonpayment, that is up to the community's board of directors. Again, we would love to be able to research further but would need additional details.

      Stay away from this company! Worst management company I ever worked with. They manage Sunrise on the the Green and I have been trying to fix an accounting problem with my HOA payments for several months, I already sent all the proof of payments, including pictures and proof they deposited all the checks and they refuse to admit they made a mistake. I talked to the local manager ******* D****** that treated me with disrespect and unprofessionalism, extremely arrogant and rude person, should never been working in his positian. I asked the contact information for someone in the board of directors of my community, which I have the right to know, and he refused to give me it and even hung up on my face.

      I work with several properties and management companies, but this RealManage is far the worst you can hire to manage your community. Stay away from them.

The annual assessments are due on January 1st of each year, although there may be a grace period that your association offers its residents, we do have a processing fee of for any conveyance requests when an account has an open balance at the time of the conveyance.       I have been a homeowner in the Foothills since 2013, I have NEVER felt so uncomfortable in my own community due to being harassed, discriminated against by the *** president. She's a bully! As of today, January 17th I have not received my ADOT check all because the Vision Managment and *** is mishandling my funds. I wonder how many other homeowners are experiencing this type of harassment.

      I am filing this complaint on behalf of the **************** HOA ***** of ********** RealManage is our management company. I do not recommend that any HOA engage RealManage as their management company. Their lack of communication with ** is stunning - NO answers to email and/or voice mails, even though our contract with them states they must reply within 48 hours. We have to carefully watch our monthly variable billing - they charge us for things not listed in our contract, and even when they admit the error, we wait for months for them to give a credit. They have suddenly decided to charge ** fees in September not listed in our contract and have yet to explain why they are charging **. We do not have a dedicated property manager, even though we are paying for one. The woman who is our contact is a supervisor who barely has time to address our concerns. We are paying them a lot of money and getting very little service. If you are an HOA looking for a management company, look elsewhere - our experience with them has been extremely frustrating and expensive.

      The community asked for a CAM change in 2022 which immediately honored and assigned our DCAM to take the community in an effort to turn it around. The Board does not allow her to attend the meetings and often ignores emails for action items requested. They are very unhappy with the variable billing and requested a contract negotiation. We have presented on several occasions revised contracts in an effort to save them money, but the Board refuses to sign the proposed revisions and is operating under the current contract terms. The Board also refuses to sign their budget so that we can make it available to homeowners. We are sorry we can't do any more on our end until the board makes a final decision.

      RealManage is the property manager for our subdivision in the suburbs of *******. They replaced our previous management company 2 years ago. Their involvement with the home owners and leadership team is poor. They have allowed and assisted in creating conflict between the board and the homeowners. The result is a toxic and unproductive environment. I encourage others to perform their due diligence before contracting with this organization.

We are not the decision-makers for the community, although we provide consultation based on our years of experience. We do our best to assist the board in eliminating conflict between the board and unit owners, however, the Board makes the final decisions within the community and does not always take our guidance

      I appreciate the response from RealManage and explanation of their role. I do realize that RealManage is in a difficult position. I do also believe that an effective property management organization would be able to successfully bridge the conflicting interests and achieve some form of democratic process. The dysfunctional behavior of the board is resulting in frivolous lawsuits which not only waste limited resources but lead to bad relationships in the community.

      The greatest value of a property management company is assist communities in governing their communities. Unfortunately our community is not benefiting from the expertise and experience of RealManage.

      I received a notice from a collection agency few days ago saying that *** did not receive payment for the month of January, April and August to November. I contacted the management and the person there said that the checks were not received. Then she called me back and said the checks were found but my bank did not process them. I called the bank and they said that no attempt was made to process those checks and also the *** fee was paid in January and in the other months mentioned, it was not paid. The management lady also said "oh by the way the *** was $300 this year and not $251.06" even though I did not receive any coupons or any notice neither they ever mentioned, mailed or emailed that the *** went up for this year so I have $50 fee accrued for each month as well. Even though I have already given my December check (on the 2nd) it has not been cashed yet.

      I also received another mail today they sent me 4 checks for the month of Jan, April, Sept and Oct back saying that *** does not take partial payments but they did deduct for the month of January. Again, no notice was sent about balance etc.

      The management lady gave me a paper where it showed to sign up for an online account and now it seems like I owe them $3000. *** does not know what is going on and these folks NEVER RESPOND so does their lame *** attornies. They will frustrate you to the core just to cover up their clerical errors. Again: No notice, no late fee/unpaid balance notice and we get a mail directly from their attorney to pay the balance.

      I have no issue paying the unpaid assessments but I do need clarification regarding some things but these folks are not ready to communicate although I have been emailing them since 12/20 and emailed *** on 12/13.. no response. Stay away from these leeches.

      We apologize for any confusion or frustration that this situation has caused. Upon review, it appears that the homeowner payments were being sent via physical check to the wrong location. A late notice was sent by US Mail to the homeowner every month that a payment was missed. Additionally, a final notice was sent prior to forwarding their account to collections. We are working with the homeowner to resolve their outstanding balance and resolving any additional fees that were incurred on their account. We invite the homeowner to reach out to us with any additional questions so that we may directly assist them in settling their account.

      This company is responsible for getting the most basic function of an *** correct - billing. They have been hired to manage the functions of the *** at 7-Bridges and are billing residents for amounts not due and threatening collection or fees. Whether the board provided them incorrect information, or they caused the issue, they have known of it since August 2022 and the latest billing for ******* is not correct to some residents. Not sure where the fault lies but it should have been corrected and doesn't say much for the capabilities of the management company. I'd rate them a 0/5 if possible.

RealManage officially began management of your Association in December 2022 and is actively working with the board to correct the information provided to us so that we can assure all owner accounts are correct moving forward.

      This is the absolute worst management *** Their only in this business to make profit. I've been sent false billing statement, violation notice when there was no violation. I sent a money order and they did not cash it or return it, instead they want a late fee. The board ********************************* in ******* are just puppets even though they have a fiduciary obligation to look out for the interest of the homeowners and they are not , this management *** wants to make up **** just to send you a fine.
