I had unit and squirrels coming from somewhere in opening by roof I called HOA about isuue and sealed the hole where squirrels is in and out. Long story short after 3 weeks called agin abt issue and said someone will take look and after week later now got call from tanent Saying bad smell coming from attics maybe squirrels is dead. Now open new work order to remove dead squirrels from attic and seal the opening by roof. After 20+ called and many walks is till don't know what's going on. I was very happy before with ACM. If this issue don't solve then I might have to report to city abt dead squirrelsRealManage Dallas

Most often, the Association will take care of the repair to the exterior of the building, however, removal of any critters on the interior of the unit are homeowner responsibility. We apologize if our office did not communicate the status of the exterior repair with you in a timely manner. With the limited information in your review, we are not able to easily identify your unit address or Association. If you would provide us with your address, or Association name at minimum, we would be happy to further investigate this matter for you and get you a more detailed response. 1 star0 stars again. This company is the worst HoA I've ever dealt with. Literally there's a jeep that hasn't been moved for months. And they've noticed this yet since it's plates are up to date and "looks" operational they don't do anything about it. So someone is just storing their jeep, taking up parking and making the parking lot look junky. I asked them can they send a letter letting them know they can't just store their vehicle, just stop taking up spaces that other tenants need to access their building- there's so many free spaces in other locations. You know what they told me - they can't because they don't register vehicles. Even though I literally had them accuse me of not "registering" my tenant's vehicle. What hypocrites. And what an AWFUL management company. And ******* - you have the worst customer service ever. Honestly doesn't even feel like they hire people to do their jobs. Their just robbing owners of money for monthly *************** and not actually doing anything helpful at all!Review fromRebeca S

Beware owning or renting a property managed by ******** Management. We lived in the San ****** *************** in *********** for 6 years as homeowners. We were never late with our *************** and were responsible home owners and respectful of our of neighbors and community. In late September 2022 we paid a $250 deposit to rent the community room and kitchen for my granddaughter's 7th birthday party/ In October we sold our home and moved out of *********, *********************, the *** representative for ******** Management for San ****** Ranch, our community, told ** that he forwarded the refund check to our address of record. We never received the check, nor was the check cashed by anyone. I have sent several e-mails to **************** in an effort for him to reissue the refund check which have gone unanswered. I have called the local ******** management office in *********** on ******************* to ask for assistance since **************** is unresponsive to my request however no one in the office returned my call.RealManage Dallas

I spoke with ****************** today and our records show that we sent two reimbursement checks; however, these have not cleared the bank on our end and we did not respond to follow-up emails sent by ******************. We are sending another check tomorrow by certified mail and have verified ********************** new mailing address with him. His complaint about lack of response was accurate.Review fromDiane S

Not sure who we have anymore. We had ACM and then we were given Real Manage website and a new property manager. Several of ** have called regarding mice in the condos specifcally saying we know we are liable to get rid of them in the unit. All the response I got was they do not handle pest control in the units. I called back and stated someone needs to come out and see where they are getting in from. We can manage blocking holes, but that doesn't mean they are not getting into the building. Its been a month since that call. We have also called about mice in the garage, again we got the standard not our to clear and yet there is no critical thinking of lets get someone out there to check how they are getting in. Still no call. Now a unit owner has rat droppings. Still no repsonse. I even talked with the property manager. Worst property manager ever. I was in customer service, I would have been fired, We are located in ********* ********. Next call now is to the Village for a health hazard.RealManage Dallas

We are the agent for the board of directors, who is elected by the Association members each year. We are not the decision makers for the community, although we provide consultation based on our years of experience. We thank Ms. ******** for her review and do understand her frustration with what appears to be inaction on our part. Ms. ******** is a part of a condominium association, and the policy of the Association is that all pest control management, regardless of what is needed to resolve, is the responsibility of the unit owner. This was communicated, but perhaps not communicated clearly. We will reiterate to our team the importance of being clearer in our communication when we are not able to act. To assist Ms. ********, we will reach out to her board of directors and inquire if they are willing to permit RealManage to open a work order. Absent the approval to do so, Ms. ******** will need to continue to work with her own contractor to alleviate the mice problem within her unit.Diane S

Once again they did not or the intake person did not relay my message clearly. We realize that once the mice get in the units or the garages, it is our responsibility. But critical thinking was missed here. The need to find out how they are getting in. They are responsible for looking over the outside of the buildings, the attic etc to see how they are getting in and set traps. It's a vicious circle with this company . You don't need a PHD for this. And yet no one has been cobtactedRealManage Dallas

Thank you for your follow-up comment. Oftentimes, mice simply get in the building and there are no repairs that can be made to prevent that in colder months. The Association does not handle critter removal; however, the board approved the opening of a work order to an exterminator to see if they can find something that was missed with the building. The work order was sent over on 12/22. We still encourage our owners to pursue their own extermination, as this is typically not an Association related expense.Review fromCeci B

Evergreen Lifestyles Management, LLC (ELM) is unprofessional, unresponsive, and unethical. Their call center is down most of the time and when in service, no one answers, or pretend to take messages but no one calls you back. ELM and the Board of Directors of Orchard Park in Winter Garden, FL, take advantage of the residents by charging fees with obscure and clandestine notices. It is clear that they care about revenue generation and not the residents. I have the association fee automatically deducted from my bank account, with not fail, monthly and on time. I am being responsive and accountable with the association and my community. One could only wish that Evergreen Lifestyles Management and the Board would do the same with the residents they are supposed to serve. Over a six month period, and this is without exaggeration - I have called over 40 times and I have also left daily email messages. The only way I was able to talk to someone was by attending the Orchard Park Board meeting to explain my situation. It was a humiliating experience. The Board was condescending and dismissive and ELM was not only dismissive, but defensive, offensive, and angry. It is frustrating and alarming the power that the Board and a bad management company such as Evergreen Lifestyles Management, LLC can have over a homeowner.RealManage Dallas

Zero stars. Would not recommend.Repeated correspondence goes unanswered. I sent an email in September 2022 and followed up with a phone call (to voicemail) a few weeks later. No one will explain why the landscaping schedule has been dramatically decreased to the extent that sidewalks in the community became impassable. And although the landscaping issue was recently remediated, my initial contact regarding it was a year ago (Nov 2021). I can only hope that their lack of interest is due to an impending management company change.RealManage Dallas

Called ~10 days ago to have a routine and required wasp cleaning after finding a half dozen in my home and a nest outside. Hammersmith said no problem, it's in our contract, we'll get it done within 1 week! Fast forward to today and nothing has been done. Companies like Hammersmith management, *** give HOAs everywhere a bad name.RealManage Dallas

DO NOT USE this company. They are dishonest and will steal from you. ACM added an extra charger of $100.00 on my account at closing which was/is not a legitimate cost. They refuse to address the issue and give me my refund. Basic theft.RealManage Dallas

The $100 fee that appears on page 2 the paid assessment letter relates to your monthly parking assessment charge for both June and July, which is addition to your regular monthly assessment. *** (a division of RealManage) is the agent for your Board of Directors. We are not the decision makers for your Association and have no authority to remove fees without their approval. In addition, the Illinois Condominium Act prohibits associations from forbearing assessments. We apologize if this was not clearly explained to you at the time of your closing.Greg T
