Not customer friendly at all. You can never get a hold of a manager, and you instead deal with a call center person who doesn't know anything. There are constant mistakes and they don't settle anything. If you have to live in a place with an HOA, avoid this management companyRealManage Dallas

I am writing this to express my profound dissatisfaction with the recent letter sent to our community regarding deck work and air conditioning units. The tone and content of the letter were both unprofessional and deeply troubling.The letter implied that residents were obstructing necessary deck maintenance by refusing to remove their air conditioning units during extremely hot weather. It is shocking that the *** would prioritize deck work over the well-being and comfort of its residents, particularly when considering that people in our community may rely on air conditioning for health reasons. Infants, elderly individuals with conditions such as COPD or asthma, and others who are vulnerable to heat have legitimate needs for their AC units, which the *** appears to dismiss with an astonishing lack of empathy.Furthermore, the letter's assertion that other neighbors manage without air conditioning and are somehow "alive" is not only insensitive but wholly inappropriate. The ***'s message seemed to belittle the real struggles that some community members may face, as if their comfort and well-being were secondary to the maintenance of the decks.Additionally, the unprofessional quality of the letter was evident, with numerous spelling errors and an overall poorly written presentation. The lack of attention to detail in such important correspondence undermines the credibility and competence of the ***. This recent communication has only reinforced a sense of frustration and disappointment with the ***'s management. We expect better from our governing body, including professional communication and genuine consideration for the health and needs of all residents. They are awful. Took my money, gave me a confirmation number, payment has cleared my bank and it is my job to prove I paid it. How about you find what you did with my money? Reps were no help at all with the exception of ****. Supervisor ******* was no help at all. Sure wish our hoa would find someone else.RealManage Dallas

I understand that there has been a development where you guys intend to remove a memorial that was placed in memory of a friend who passed away. This is honestly ridiculous that you guys are more worried about how the area looks rather than keeping a place where his friends can visit him. Removing a memorial is actually heartless and I could never imagine a scenario where ** in charge and make the decision to tear down a bunch of flowers for a kid who died. If this gets removed from its location there will be an issue and please just Imagine for 2 seconds how his parents feel their 18 year old son who died and one of the last places they can go to be close to him you guys are trying to remove. Absolutely pathetic and disgusting that you guys would even consider removing this, Its a bunch of flowers and a sign if you guys remove it, it will be back up.RealManage Dallas

They are the worst!! They do not manage anything and do not respond to e-mails, voicemails or online submissions. I have tried to correct four issues and nothing. The grass by my house is brown, weeds are not removed, there is a pothole on the street which they manage that is over 5 feet across and I asked to get the paint code for the exterior as the contractor that sprayed the deck got overspray on the house so I want to touch it up and nothing.RealManage Dallas

My spouse and I have been asking for a parking pass since December 2023 due to our pregnancy, due date August 2024. We do not have a 2-car garage and both drive SUV's. My spouse cannot physically fit between the vehicles anymore and it's been a safety concern, which we've expressed, for months. From December 2023-March 2024, we sent 6 messages (roughly every 2 weeks), that went unanswered to the ******************, which falls under Hammersmith. When we stated we were going to escalate the matter, we immediately received a message the next day stating we were approved for a temporary permit. So, between our message at noon on March 20th and noon on March 21st, the board somehow met (there was no board meeting scheduled, or minutes posted on the community calendar/website) and granted us this pass. Fast forward to May 18, almost 2 months past this supposed approval date, and we STILL have not received this pass. Instead of emailing *******************************, I emailed Hammersmith directly as I saw their email address given in another terrible online review. Of note, all the messages sent in the portal asking about this issue have disappeared; however messages sent prior to December remain, so it's not an automatic deletion; someone in that organization has purposefully deleted those messages (of which I have screenshots anyway so it's really to their detriment in court to answer for). Hammersmith actually responded that we would get our answer/pass "soon". Another week goes by, no pass or communication from anyone. Hammersmith wants $225/mo from each residence and provides no meaningful services. This is such low hanging fruit to accommodate! The conclusion I am left with is that neither the local HOA or Hammersmith parent company ever intended on helping us, or anyone for that matter. Never mind the fact they are in violation of the Fair Housing Act denying reasonable accommodation to a pregnant person. If I acted this way in my job, I'd be fired. Very good at making financial mistakes, causing confusion and double charging. This aweful company manages a property where we own home. Our tenant applied for additional parking permit by paying $100 to them. They never confrirmed to her or gave her that permit. Instead they also started charging us $100 on our assessment fees. When we contested about this they took the $100 charge on our assessment fee. But when the reached out to them, they told her they credited us the money. She deducted that money from our rent. This is just one example. These guys are not kind when we try to talk them and do not reply back to our emails or phone calls.Their Finance / Accounting team are an asbolute shame. Serious SNAFU's all the time. I wish each everyone them suffer the same way they punish home owners. If you pick people outside of ********** they can do a better job and the team at *******.RealManage Dallas

Something needs to be done about Hammersmith Property Management's complete lack of customer care. I owned a home in The Aspens under this so called "management" company. We had squirrels in the attic for the better part of a year. I sent weekly messages with videos of the squirrels clawing and running around all night long. I begged and pleaded for them to please remove the squirrels. I just kept getting put off by them and the usual answer, if I got one, was that they would present to the board. There was a huge hole in the ***** where the squirrels were getting and having families. Then we received the "Annual Squirrel Round Up" flyer in which they admitted how destructive these squirrels are. So they expect tenants who pay $400 a month to live with the squirrels for a year until the annual round up. They are NOT responsive to the needs of the community but take everyone's money. The place is a dump. You can walk around and see all the buildings falling apart. I wonder where all the money is going? I eventually had to sell my town home in The Aspens because I could not longer tolerate paying good money for bad treatment and living in a dumpy area. During the inspection, it was clear the squirrels caused immense damage, as they do living in the attic for a year. The damage cost me $1000. I sent Hammersmith the invoice that clearly stated that the squirrels had eaten through the electrical wires and caused damage to the **** unit's water hoses/pipes. I heard the same response "I'll ask the board". No response after that. I still follow up with Hammersmith but as usual no response. I had to sell my place that I loved and the main reason was the lack of "property Management" and the utter disrespect of Hammersmith. They acted like I should just be okay living with Squirrels in my home and that my anxiety about that situation did not matter, yet they took $400 a month from me no problem.
