      I was told that if I paid a $1,000 deposit to hold the property it would be fully refunded. I paid the deposit Friday August 16th 2024 and decided against the property August 17th 2024.

      My new 2021 construction home recently had water damage. I contacted the builder and they refuse to take accountability. They are blaming everyone else instead of taking ownership for their wrong doing. I have water coming in from under patio door and water damage to my baseboards and side panels inside my house. They claim its because I did not clean the sliding door which is blocking the water being released (has been clean since then and still having issues). I then pointed out that I also have water damages on the side panels and they stated Spectrum broke something at the top of my patio and covering the drainage holes when they put the chord around my patio. There are no pictures/videos or anything showing anything was broken nor indication that drainage holes were covered. I reached out to Spectrum who did a thorough investigation twice and confirmed there was nothing broken nor covering any drainage holes. If this was the case, there would be water stains or something that indicates the water cannot escape. There is nothing of that sort. I had 3 different contractors to come out and they all confirmed this was not installed correctly which is why I'm having this issue. It was also confirmed from the contractor that when installed, there was not a protection boarder ever added (like sealant) to avoid water from getting inside of the home. LGI is playing the blame game. They are blaming me and Spectrum and refuses to cover the damages. I contacted LGI about 2-3 years ago as I was smelling potential water damage and leak somewhere for both upstairs and downstairs by creating tickets on their maintenance request portal. The tickets are no longer accessible to me. I spoke to the *** who controls the website and said *** would need to give me proper access in order for me to get access to my prior tickets. As of this ticket request, I have not received my full detailed summary of those tickets showing the water issues I've had that was brought to their attention.

      Ms. ***** we appreciate you purchasing your home with us 3 years ago! Our homes include a one-year workmanship warranty, which you are now two years outside of. We reviewed your previous tickets for water-related concerns. You had concerns regarding your shower surround, which was fixed in 2022. In 2023, you submitted the claim about smelling water. At this point you were already outside of warranty, but the ticket was closed due to being unable to replicate the problem on site. Since you are outside of warranty and there are no claims regarding this specific concern entered during your warranty period,there is nothing further we can do for you. We understand that this is not the resolution you hoped for, but we wish you many more happy years in your home.

      I bought a brand new house from ******** and moved in Nov 2021. 3 months back 2 huge cracks appeared outside of the house (the widest point of the gap is 3 inches wide) and a lot of cracks started appearing every where inside the house. The doors are not closing, electric bulbs have fallen, Kitchen counter top has be displaced. *** said they wont cover any thing even if the house is only 2.5 years old saying its a foundation issue and need to go to 2-10 warranty as they gave 10 years of structural warranty. 2-10 warranty is not honoring there warranty saying they don't cover any damage inside the house or outside and foundation they will not cover as its not totally broken. At this point my brand new 2.5 years house which costed me 385K is split into 2 pieces because of poor quality material used by *** and 2-10 warranty is not covering any thing saying its normal

This is not a typical occurrence in our home. Our customer service team has been in contact with you regarding these concerns the past few months. As we have communicated, you are years outside of your one-year workmanship warranty and 2-10 handles all foundation claims. While we know that it is frustrating that 2-10 has denied your claim, they are a third-party and we are unable to reverse that decision. As a courtesy, our team has offered to fix interior cracks despite the warranty being expired.

      We recently purchased an *** property that has had major issues regarding the first floor windows. It seems there was no flashing installed around the windows which is a Florida building requirement allowing for water to enter the home during rain. This property is only 2 years old and around 6 of the neighbors that we know have had this same arise in the last few months just after their warranty has expired.

      *** has stated that my property was built to code. There were numerous issues uncovered that were not met to code such as proper window flashing, stucco application, and grading of the land around the property. All of these issues and more are leading to water intrusion, large cracking of stucco, and water pooling which will cause a multitude of issues down the road. These include mold, foundation cracking, and issues with load bearing walls that are exposed to excess moisture. These issues need to be fixed and were caused directly by LGI in the process of constructing the home.

      In May of this year, I put down a deposit to purchase a home. I wasn't qualified. There contract state I should receive my deposit back. However the manager say I don't get it back because I took to long to get my paperwork in a timely manner. I was told by the sale representative that i would. None of this wouldn't happen if the manager had gotten involved. Being a senior citizen with limited income, I felt was I was taking advantage of since I live in another state,. The manager act as he didn't care.

      Mr. *********** in section 4 of the purchase agreement titled Loan Application/Credit Reports  it is specified that the loan application has be completed within 3 business days of the effective date of the agreement. If the application was not completed within the timeframe, then LGI Homes has the right to retain the ******* money deposit. We understand that you are disappointed to not receive the deposit back, but we are within the terms of the purchase agreement that you signed.

      First of all; the sale *** rushed throught the paper works, and told myself and wife it just for your infomation only. Since it was the weekend and we were on vacation from ******* ***** and visting in **************. We initially the many pages and proceed to look at some lots. Then she put up a sold sign on a lot the same day, and stated it was your furtur new home. My question is: how can you put down a deposit and unable to get approved and call it liquidated damages. Second : sale *** stated I needed a monthly income of $7000 to qualify for the amount of the loan (being a retired person, I provided bank statements of my Checking, Saving and IRA ******** I was told that we had to use  LGI loan officer. Seller sale ***resentive went as far as obtaining one of her friend to try and get the loan approved. She, should have stated up front that we'nt qulilfled,(just be honest with your cumston). After many phone calls and texting after returning home, they finally send over a cancellation agreement sign 7/02/2024.(many excuses in between on why I did'nt get it right away.) I received it on 7/17/2024 and signed it on 7/18/2024. Initialing a purchase agreement shows interest in a property, not that you buying. I understand you may pay for a credit ***ort and getting qualitfy. All these things needs to be up front with people, and not a quick glance over. Retired people needs all there income, not just giving it away.

The deposit, often known as an ******* money deposit, is put down to demonstrate you are intending to purchase the home and take that home of the market. When a buyer backs out of the purchase, this deposit is often forfeited. This deposit is put down when you sign the purchase agreement, which also indicates that you plan to purchase the home. As stated in our purchase agreement, this deposit will be returned when a buyer is unable to obtain financing and provides us notice within 14 days after the effective date of the agreement.
      At the time of your tour, the New Home Consultant will pre-qualify you based on the financial information you provide. During your loan application, the loan officer will require the official documents and takes more things into account when approving the loan. While we do our best to determine if you will qualify, occasionally something comes up during the loan application process that causes the loan officer to reject the loan. Our goal is not to mislead anyone. As we previously stated, we are within the bounds of our contract and are unable to refund your ******* money.

      Our home was purchased in 2020 with Covid things where delayed wich is understandable. We have reached out numerous times about our playground wich should have been completed in 2022. The *** staff keeps giving us and others in the community the run around. If I would have known we wouldnt be getting one I would have moved to a neighborhood that better fit my lifestyle. Contractors used are going out of business so our warranties are voided.

      On July 29, 2024, my wife and I engaged with LGI Homes and deposited $1000 under the assurance that it would be fully refundable should we opt out of the purchasing process. Despite our concerted efforts to communicate with our designated consultant, *** ****, we have encountered a lack of responsiveness regarding the refund status. This situation is disconcerting, particularly given the stated commitment to integrity and the promise of prompt refunds. The expeditious return of the deposit holds significant importance, as it directly impacts our ability to secure alternative accommodations for our family. We are seeking a resolution and kindly request your assistance in facilitating the prompt refund of the deposit. Your attention to this matter is greatly appreciated. Thank you.

      I am a First time home Buyer and Decided to Purchase a New home from LGI Homes in ************ , On May 9Th 2024 I went to the sales office to Inquire and met the Sales Agent namely ********* who showed me the property and the very First Day Lured me to Put a Deposit of $1,000 who Explained is Refundable if I decided not to Buy the Property . I also Informed her that I have a Disabled Mother who needs special care and Requested if she can find out from the Builder that we can have a Bathroom with Shower accessible to my Disabled Mother , She Told me that she will find out more on That and will get Back to me . ********* also known as COCO Kept on Dragging and Finally when I Called her for the answer she Told me That it has been Rejected by the Builder . Secondly ************** tried to play with the Interest Rate asking me to pay Higher rate which I refused to . I decided not to go Forward in Buying Their Property and Requested for Termination of Contract and asked for Refund of my Deposit of $1,000.She asked her Manager **** ****** and he also Refused .Here I was Victimized with the Management because they used the Housing Terms like Rescission , Closing cost Security Deposit Escrow Deposit so I was confused could not think Right at that moment because I was looking for a house and They were able to Defraud me of my Hard Earned Money which I took Loan .Requesting BBB to investigate and Deliver me with Justice so Others may be saved to be Victimized by this *************** LGI .

      This neighborhood is less than 7 years old and almost all of the houses have major issues. Our house has siding and vents that let water in. Our microwave and fridge are both messed up, There's not enough insulation, our floors squeak really bad, and nothing is even/centered. The list goes on and on. I have no idea how this house (or any of the others) passed inspection.LGI needs to be shut down, but I'd settle for having them pay a reputable contractor to come and fix it.

      We filed a structure warranty claim that was denied by 2-10.

      This is not, by any means, just our home that has problems. A lot of homes in the neighborhood also have problems.

      Shingles flying off the roof from winds under 20 miles an hr. that was pointed out during walk through from someone that quit who said it will settle in and won't come off unless the wind is 140 miles an hour. When called in they say they dont cover any shingles fallen off from winda and that shingles dont protect the roof its the tar paper that protes the roof. Floors de-laminating being here 3 months. Trees dieing and constantly getting uprooted from winds 15 to 30 miles due to improper planting prior to moving in. Fence weak against winds. Parts of the lawn is not growing properly and not getting water due to bad drainage and water clogs. Over all I don't think it was worth it and I might just sell and move.
