you go to the Model Home agent pulls up your ******** Credit report. Your good nothing else to work on. Then Loan officer comes back we take the middle score not the ********. Then why doesn't LGI pull all 3 scores so you can truly know what needs to be worked on. We started back in January this Realtor blew us off. came back in April Realtor really sounded like she know what she was doing. But no indeed thing to work on per loan officer. It like the bait & switch with the credit reports not giving you the correct information when you 1st go to there model home. It an emotional roller coaster buying with LGI Homes.

This was one of the worst decisions I made purchasing a LGI Home. There are so many issues that I’m dealing with in my new construction home it is unfathomable.
My home is only two years old, and the issues are endless. Not to mentioned the infrastructure issues that have plagued our neighborhood, absolutely deplorable.
Raw sewage spills, hazardous sewage odors near our playground and in our homes. No heating and cooling ventilation in the bedrooms. Poor HVAC installation, cracks in walls in the interior of the homes. A host of plumbing and flooding issues. Subfloors that are unstable that are causing unsafe conditions in our homes.
Massive rock piles with construction materials buried in between. Subpar land grading causing erosion and flooding throughout the community.
The lack of accountability on LGI Homes towards its customers in addressing the issues is deeply disturbing.
Please LGI Homes, take action and accountability for the mess you have left in Stone Crest Estate subdivision. You owe it to your customers.

I had items on my punch list that they said they fixed but did not. I am still under warranty and it had been a fight to get anything fixed correctly. I asked to speak to someone higher than my warranty contact person so the escalated my claim- the escalation person is even worse than the original one in charge of my claims. My thermostat is set on 73 and every room but one in the house is at 62 degrees. My air conditioner is a two ton unit and for my square footage should be a 4 ton. Haven’t looked into if my furnace is under sized as well. The duct work is leaking (found in my home inspection and on my punch list) they said that they fixed it before move in and that was a lie. So many poor construction issues. They didn’t clean up construction debris before laying carpet and you can feel it. The new warranty go to person forgets appointments and goes forever w/o calling. I’ve talked to several neighbors with the same issues. I am ready to contact a law firm and file a lawsuit.

Hi Diana, it looks like an inspection was recently done and there was indication there were some items that would need to be addressed. Our team is going to use the formal report from the company to determine next steps.

I went to LGI Homes (Lucky Ranch) in San Antonio, because I was thinking of Downsizing. I Left there VERY DISAPPOINTED..!!! First if All, I was Supposed to Meet with someone named Jesse. The guy who greeted me was named Jesse, but he didn't tell me there were Jesse's there at that particular location. He Began to Tslk to me, asking me to fill out an information card, and Seemed Very Courteous and Helpful, but soon as I told him I was Retired and gave him my income, his Demeanor changed; he became less Enthusiastic.! I asked him if he could still take me to look at their homes, but he Said it wasn't a Good Idea because I wouldn't Qualify. He showed me a Map, told me where the Homes were Located, and I was Sent on my way. I reached the location, but ended up somewhat lost, so I called him back at the Office Informing him I couldn't find the Homes. I was given the Name of the Street where the Homes were, and was Finally informed there were 2 Jesse's and I had Spoken to the Wrong One..!! I told him thevhomes were there but they didn't look like Model Homes.! I was then told they didn't have Model Homes.! I also mentioned the Homes they had directed me to had Very Little Brick and asked if they could give me a Ball-park Figure on putting Brick on their Homes; I was told they could Not.!! I also asked since they didn't have Model homes, would I be able to choose Colors, Bricks, Paint, Kitchen Granite, Carpet Color, etc. on a Home, if I bought one.?? They said I wouldn't be able to do that; I would Simply Choose from the Homes that were Already Built, whether I liked the Colors, or Not..!! By that time, I was So Very Disappointed, I said Thank you, and Finally Decided to just Leave..!!
Let's just Say, I was Thoroughly Disappointed with their Homes and Especially with their Customer Service, and, I WILL NEVER BUY ONE, NOR WILL I EVER RECOMMEND LGI HOMES TO ANYONE..!!! ????

Hi Maria, our homes are built complete with upgrades included and we do not offer any customizations. This allows us to take advantage of efficiencies in the construction process, which then allows us to offer lower prices for our homes. We also are unlike other builders in that we prequalify you during your tour so that we can show you homes you have the ability to purchase. We find that this is a better experience in the end than having you fall in love with a home you aren't able to qualify for. We understand our system isn't what you typically find when you visit a builder's model home and apologize that you felt it wasn't explained clearly to you.

I am filing a complaint against LGI and property manager Catherine regarding a $600 charge for re-painting, which I believe is unfair and misleading. The invoice clearly lists this as a painting fee for interior walls, doors, trim, and baseboards, but Catherine indicated that this fee also covered damages from suspected unauthorized pets.
There are multiple line items for different issues on the invoice, including toilet seats, garage remotes, flooring repairs, and window casing repairs. The $600 for painting should not be combined with other charges, especially when pet-related damages are not explicitly listed. The confusion surrounding this charge appears to be a misrepresentation of the actual costs.
      I am requesting the following:
      1. A review of the $600 painting charge, including clarification of whether it includes any pet-related damages.
      2. A refund or adjustment if the charge was improperly applied to cover damages that should have been listed separately.
      3. Assurance that future charges will be clearly itemized and separated for transparency.
This issue has caused frustration, and I am seeking your assistance in resolving this fairly. Thank you for your attention to this matter.

Sales agent said the house is NOT in a flood zone. Paid the $1,000 and signed contract. Loan Officer from their LGI Mortgage said I need flood insurance, per FEMA house IS in a flood zone. Sales agent insisting is NOT in a flood zone, says paper filed were incorrect. Loan Officer says they checked with FEMA and it came back house in flood zone AE. There is a disconnect between their sales agents and the lender side. I cancelled and lost my $1,000. :(

LGI Homes has provided me with one of the worst homebuying experiences I’ve ever had. Let me start by saying that Marcus, from the sales team at LGI Homes in Princeton, Texas, was great during the buying process. However, after the sale was completed, everything fell apart. When it came time to address the 11-month sheetrock repairs or fix any of the building imperfections covered under the one-year warranty, the builders essentially disappeared and attempted to Band-Aid the issues instead of properly fixing them.

This is a direct reflection of how quickly the homes are constructed. I've encountered numerous problems, from baseboards not aligning, to flooring not seated under the baseboards, to rust forming on the lintels above the windows on the exterior. Additionally, there were issues with improper siding installation and insulation missing from the walls. The painters even refused to paint after completing the 11-month sheetrock repairs. When I first moved in the problem, started with the yard. And not properly irrigating. It took them five different times to come out and fix the problem. One time they pulled all the sod up and pulled dirt To create a flatter terrain. Instead they left the mud on top of all the grass causing the grass to die, And the problem persisted because the water was now getting stuck in the . so they had to come out and lay new sod because of their error. They will also leave trash in your yard and expect you to clean it up

Every interaction with them has been nothing but a hassle and an inconvenience. Now, with the rust on the lintels due to improper metal preparation, the builders are refusing to replace the rusted metal or properly prepare and paint it. Since day one, I have been met with dishonesty and poor build quality. Your air conditioning unit will also not power your entire home. So they have to send out the The AC company to reroute and fix distribution of air throughout the home..

Brian merchant declined fixing the lentils

This is not the typical experience we provide and we are surprised by some of the items you mentioned, as they are not in line with our expectation. We are unable to locate your email in our system to investigate further, but if you have any other concerns with your home, please submit a claim through our online warranty portal.

Worst company. The first one I went to I had to wait almost 30 mins. He was really pushy telling me to run my credit. I said I’m not gonna run my credit if there no house I like. Only let me see one so after I left. The next one ran my credit after me telling him I didn’t want to. Told me cause my co signer wasn’t with me I couldn’t go see any houses. Said that he had worse credit than me and was able to get a house within 3-6 months. Told me I would never get approved trying waiting a 1-2 yrs. I am never going back or buying those houses. Crazy I don’t get approved there but can get approved for a Perry home interesting how that works

We're sorry to hear that you were disappointed with your experience. We know our sales process is different from most other builders, but it is designed so that we know what homes you can afford before we go on tour. This allows us to only show you homes you can purchase and avoid the heartache of falling in love with a home that you can't make your own.
