Stay clear of this builder because they steal from the dead/hard of hearing and cancer patients and deny everything that was said between us and sales rep, even though our real estate agent also witnessed. We stopped by to look and found a home we liked but wanted to wait but they advised we put $1000 down to hold home. We said we’re not 100% because my girlfriend has cancer and we advised it’s dependent on what the Dr comes back with the following week. John told us we would get our $$$ back and then denied. They were supposed to send an email for financial meeting but we had to call and let them know we never received it and then finally got it an hour before we were supposed to meet. They refused to give us earnest money back and the sales manager had the audacity to say he believes his agent over 3 people.LGI Homes

Bought a home in Vacek Country Meadows subdivision in Richmond, TX. They promised a playground and amenities and after almost 3 years living here no amenities in the community but the HOA fees keep increasing. Problems with dirty water and after living in a house that was built in 2022 there is paint peeling revealing dry wall screws, cabinets falling apart, ac broke down in the 2nd year of living here, and every time I put in a warranty LGI just says it’s normal wear and tear. This is a newly built house!! LGI is by far the worst. STAY AWAY!!LGI Homes

We went to check out the homes on a Sunday. Seller said he had to check out credit to see what we could afford. He also said to deposit 1000 dollars to take home off the market. The very next day I reached out to let them know my realtor would call them and they refused to work with him. Or if they did they would not pay commission. Sales person also called me after and very condescending told me I was too old to get help from my realtor who happens to be like a father to me. He said “you are a 40 year old woman” and can’t make a decision about buying a home by herself??? Totally out of line. All this resulting on them also denying to give us our $1000 dollars back. Not only a scam but insulting and demeaning treatment I received.LGI Homes

Extremely Disappointed with LGI Homes - Unresolved Issues and Poor Service
I recently closed on a home with LGI Homes and have been extremely disappointed with their service. During the walkthrough with an LGI representative, we identified several issues that needed fixing. They signed a document acknowledging these problems and promising to fix them. However, despite my persistent monthly requests, these issues remain unresolved.
Multiple attempts were made by LGI to address the problems, including sending the builder and various "painters." Unfortunately, these visits were largely ineffective, as they merely painted over the issues without actually fixing them. Most recently, they sent a so-called painter who not only failed to fix the problems but also caused additional damage to my home.
When I asked about sending a professional painter to properly address the issues, I was told it was too late because I had supposedly waited too long to get them fixed. This claim is absurd, considering I provided them access to my home for the first two months after closing and have been consistently asking for repairs ever since. Now, they are unfairly accusing me of causing the damage myself, despite their initial acknowledgment that the issues were caused by their installer.
It’s incredibly frustrating and unacceptable that a company that prides itself on building new homes can deliver such poor quality and service. My experience with LGI Homes has been nothing short of a nightmare, and I strongly advise potential buyers to beware of their unfulfilled promises and lack of accountabilityLGI Homes

Their “$1000 back 100% their salesmen spew is a joke. Highly recommend not going with them. Nothing in the initial paperwork says the terms on which you get your $ back. They said they could get my payments in the 2k range. They come back with 2.5 and I back out. I guess I’d rather lose 1k then lose out on 290k.LGI Homes

You can find the terms of refund for your deposit in your purchase agreement - the money is refundable when financing is not able to be obtained. We calculate your payment at the time of tour, but several things can impact your payment, including the down payment you make and the interest rate you obtain. Purchased a home in the Hadleigh at Cedar Creek Subdivision in Youngsville, NC. To be fair, we were fortunate to get a new home at this price. However, we should have backed out of the sale at closing. Sacrificing the $1000 would have been a small price to pay to get out of this obligation. Too many warning signs to count. They would not accept our real estate agent, cracks in the foundation, poor craftsmanship and little to no follow up from the sales agent when communicating concerns. By far, the absolute biggest issue myself and all the neighbors on my side of the road have, is with the grading of the land. Water erosion is so bad coming from neighboring properties that the water pools up mud 3 feet from my foundation. They told us, that this is not a warranty thing and that the water will soak into the ground within 48 hours. To LGI's credit, they did have a landscaper come and re-grade the land and lay down SOD, but he dug a trench right in the middle of the back yard to make sure that the water stayed at least 10 feet away from the foundation. Who doesn't love a backyard that has an occasional swimming pool. No, thats not really sarcasm. The water is that bad. I have about 6 warranty claims in, 1 email to LGI corporate office, called the town, and gave the HOA a fair warning, all because they make excuses as to why the land is this way. They do not assume responsibility. I have my life's savings in this property and I am very disapointed. LGI rushed these homes and it shows, Land development ignored warning signs. I cant believe inspectors signed off on this. LGI corporate. If your reading this. Please have your people at Hadleigh at Cedar Creek subdivision invest in a real fix for this water problem. Not house by house, but a real drainage solution that spans across all properties towards the back of the property lines, not in the middle of their yards. Run. Run as fast as you can, and far away. They took our $1000 check and told us it was refundable. We were allowed to visit the property multiple times, and when we came back to do a thorough walkthrough before our loan meeting, we discovered several issues that concerned us. We then did more research and discovered a class action lawsuit against LGI where LGI left customers out in the cold for their shoddy workmanship. When we got ahold of the manager to ask for a refund on our $1000, we were told that we didn't show up to the loan meeting and therefore couldn't get our money back. How does this make ANY sense? We didn't purchase anything from them. They are essentially stealing our money, and it's technically legal because of some loophole we don't fully understand and was not fully explained to us beforehand. LGI is a dishonest organization and will not look after you. As I said, run. Run as fast as you can, and far away.LGI Homes

Terrible , we were lied to by the sales man , he took my $1000 check and assured us multiple times that it was 100% refundable if we decided to change our mind. All we did was look and had more questions about a house . We were talked into putting the $1000 since he could not answer a lot of the financing / loan questions and said we could pre qualify and meet with loan officer in a few days . That was going to be on February 01,2024 . However on January 31 , 2024 that check had already been cashed before the meeting even was scheduled on February 01 ,2024. We decided NOT to move forward with that house due to size was too small , no doors on bathroom closet for cloths and we didn’t agree with the buy down type financing. So a text was sent and received by the salesman Ed ***** * Of course we’re not going to still go and talk to loan officer about a house we no longer were interested in. I was told it would take up to 10 days to get my money back . My realtor stayed on top of it and said there was no reason they should be keeping that money .
Our home is not even on the market ! The manager told us NO ! He said it was his decision and he was not going to give it back. I have asked for the reasoning in writing and nothing !!! They refered us to the legal department with a number no one answers ! Buyer beware … I am
