On or about June 10, 2021 Dry-Pro Foundation Crawlspace Specialist installed
an AquaStop Dry Basement System at my residence. The contract states a Lifetime
Warranty on the system. On December 19th I made a call to the company at *** *** *****
I was told an inspector would call me and come and inspect the situation.
On December 18th I received a call from ****** ********. He came and inspected.
He flooded the system with water and found the water was not getting to the pump.
He said that was beyond his capability to repair.
He said he would report it to his manager and a maintenance man was need to do
the job. A week go by and I have not heard from anyone.

Dry Pro completed a reactive service for the client on 1/22/23 to isolate an issue with the current basement drainage system that was installed in July of 2021. A plumbing leak was uncovered from the homes septic system and the drains that connect to it causing back flowing and sewage leaking into the adjacent Dry Pro system, rendering it ineffective for groundwater control. The client is contacting a plumber he routinely uses and depending on the issue and cause, will work alongside Dry Pro to get resolved and the Dry Pro system will be replaced after the plumbing issue is resolved. Its unsure at this point what has changed with the sewage plumbing on the home in the last two years to cause this situation but our client is happy we have uncovered the issue and we are on a path to getting his home back to working condition. More updates to come.

On 12/12/23, I had foundation work to stabilize and attempt to level my house. When moving back into the house, it was discovered that the sinks would not drain anymore. 12/29/23 I reached out to the salesperson who sold me the service and the utility protection insurance. He provided guidance to call a plumber and put in a ticket with the service department. The plumber came out before Ohio Basement Systems even called me back and it is their opinion that the drain line is damaged from the foundation work. The service person assigned called on 1/2/24 as I was busy with the plumbers. It took NUMEROUS attempts, including calls to the main office, to get a call back days later. The plumbing company informed me that Ohio Basement Systems never did call them and provided me additional contact information which I forwarded. After they reached out, the plumbing company called me before calling Ohio Basement Systems to inform me specifically what they were telling them. The plumbing company kept me informed of their interactions with Ohio Basement Systems. When I finally got ahold of the service person again, he tried to tell me he told them something else. Since then, zero action has taken place to resolve the issue, nobody from Ohio Basement Systems has come to the house to see the issue, and there is no timeline or clear resolution from Ohio Basement Systems. There is an urgency to this as my house is currently unlivable and it has been 17 days since reporting the issue without an attempt to fix it.Business Response

They informed us the Service Manager was able to shop vac most of the sediment that was in the pipes and show the customer that poly was not the reason why his pipes are clogged. Just to be sure, a crew came out on 1/19 to break open a portion of the floor further down the pipe and expose the line and run a snake through the rest of the line due to the sink still not draining properly. They were able to show clearly that this issue is from sediment and debris and not poly foam. Customer agrees that the issue has nothing to do with work performed

- 9/12/2023 I signed a contract with JES Foundation to level my house by shoring up beams in my crawl space by adding 5 intellijacks. This work included obtaining **** ******l County permits. The contract included a 25 year warranty on the intellijacks and a 2 year warranty on the work. The cost is ******** to be financed with no interest for 12 months through ******** loan program.
- On 11/2-3/2023, a crew installed footers and intellijacks. I was away on business, but my fiance was present to allow the work to proceed.
- On 11/9/2023, I returned from my business trip and found with a casual inspection, my home remained unlevel. There had been no change in the midpoint sagging of my floors whatsoever.
- On 11/10/2023, I communicated with a field superintendent to express my concerns about the work performed. He agreed to return and inspect the work done,
- 11/20/2023, the field superintendent inspected the installation and found that the work done to stabilize beams did not address a weight bearing beam directly under the sagging portion of my home and that one or more footers were poured/constructed incorrectly,
- 12/7/2023, sales rep returned to discuss my concerns. Offered to have required work done at no additional cost.
- 12/27/2023, crew was scheduled for repairs, they didn’t show.
- 1/13/2024, crew was scheduled for repairs, they didn’t show.
- I have attempted to call, text, email the individual employees working on this project, as well as the corporate office via the website contact form. I have only received a response from a telemarketer trying to sell me service.Business Response

They informed us the General Manager and a crew came out on 1/16 to instal 4 intellijacks with 16' of supplemental to address the wall. Customer was happy with amount of lift provided, we both agreed to not go anymore to prevent causing damaging to home. Additional visit scheduled for May 10th to inspect and further adjust the the Jacks at no charge.

Called Alpha Foundations to determine if my foundation was in need of repair. They determined to give my foundation better reinforcement that they would install 25 steel jacks under my house. I was told this would be a 2-day job, it was completed in 4 hours. Jacks were not installed properly, they are sinking into the ground, some are not even completely supporting a beam either by it not touching the beam or only half of it under a beam. They jacked my house too high in areas causing damage to the floors, cracked my wall. They returned once to lower the one jack but it has not lowered the hump in my floor. If these people knew what they were doing they would have determined that some of the beams are rotted and twisted and putting a jack under them will not do any good. They were only concerned about the middle of the house and not the actual foundation around the house. The rim joist along the north, the east and the southeast walls need replaced. Three girders need replaced and two block peirs need replaced. If they dont deal with wood they should have at least had the decency to tell me what other repairs other than the jacks were needed. Not only that but they never pulled the required permit so an inspection was never done on the work, lack of quality of work. I had another foundation come into my home to determine a fix to the issue. The minute he walked into my home he could see the uneven floors, he could feel the jacks under the floors as he walked. We did business with Foundation Systems of America located in Livonia Michigan in October of 2022. A representative came to our house to give us a quote of $****** we signed up and had our installation for basement waterproofing scheduled to be done in November of 2022. I'm filing this complaint in January of 2024 and the work in our basement is still not complete. A city agent has still not come out to finalize the work that was done in the basement. They came and denied the approval to sign off. From then until now we have had several people from Foundation Systems of America come out and give us the runaround. The most recent visit being in November of 2023. They tell us they'll put notes in the system they'll contact their supervisor nobody contacts us. We have had at least 10 different people from the company come out and nothing has been done about the situation. City inspectors have come out and nothing has been approved. We've lived in our home for a little over a year and are still at a bit of a standstill finishing our basement because this has not been completed. We are at a dead halt in regards to contacting Foundation Systems of America because they come out they say the same thing they leave and no one comes back. Our payments are now due and our investment is a year old and not completed. We believe that this is a very unprofessional way to run a business we were guaranteed and promise satisfaction and we have not received any reason to be satisfied. hired Groundworks on 6/20/23 to do vapor barrier in basement along with excavation of dirt. with ******* *******. customer # ******. who proceeded to fill out a ******** loan document for me to have financing. which i was approved for. ******** proceeded to withdraw *****. application # **********. all good for now. work was scheduled for aug 23,2023. two days prior to work commencing a new engineer came by and revised the plan. on 9/5/23 i talked to *** about a refund because i cancelled the work. the home was sold in the middle on september so the work was never done. even though groundworks is charging me ********. they have refunded ******** to ******** leaving an outstading balance of ********. i have spoken to ***** parish of groundworks asking for a credit, since i cancelled the work after the new engineer came by and move the installation to october 2023. the house was sold in sept and the work was never started. i would like them to credit the ********. i never received an invoice from groundworks, so i am not sure what the charge is for. thanks hal kuhnBusiness Response

They informed us that some wires got crossed as this was during the closing of the house sale and caused a miscommunication among the 3 parties, (Buyer, Seller, and Groundworks). Our Sales Manager was able to talk with the customer (Seller), and it was agreed that we would refund ******* of the deposit. We are processing the refund at this moment and will get it to the customer ASAP.

On 4/19 of 2023 I entered into an agreement with JES Foundation Repair - A Groundworks Company to resolve an issue I was having with the mate line of my manufactured home. The sales representative had reassured us that their solution - permanent jack posts called "SmartJack" would resolve the issue that we were having.
We made a deposit in order to secure the work on that date after some high pressure tactics of "this discount is only good for today, etc etc." The salesperson again assured us multiple times that this product would rectify the unlevel flooring area. We had also secured a loan through this company at this time to cover the remaining balance.
About one to two weeks later a crew came out to install these six posts at different points under the house. None of these points were anywhere near where the actual leveling issue was. The construction crew, after completing the work, informed us that what we were trying to fix was not possible using this solution.
I have since contracted a different company at a similar price point to explore other options. Since October or November I have been communicating with JES about my dissatisfaction with their proposed solution not resolving anything.
I have been bounced around many different departments, spent an inordinate amount of time on hold, and placed numerous calls in to JES. After I managed to reach someone who "emailed their escalation team" they said they would send someone from production out.
This person crawled under the house for about 10 minutes on 11/28 of 2023. Then they said that I would hear from someone in the company within 48 hours regarding a proposed solution or refund that would make me whole again.
It is now 1/3/2024 and I have heard from no such person. I have again called back to the company another 3 times in order to reach a solution. I wish to be refunded for my purchase, they can come take the Smart Jacks back. It did not solve my issue and I've been run around for months.Customer Answer

General manager of JES Mannassas called me at 3:58pm on 1/3/24. He was more focused on how I had sought someone else to attempt repair and what they may have done. The JES repair from the beginning did not solve my issue. That is my complaint. We moved into this property without knowing about any foundation issues (somehow got past several inspectors including a VA inspector). We contacted JES regarding how unlevel floors were and they came out, assessed and wrote up contract. We were told they would fix/stabilize the situation, but it has become even worse over the past 12 months. Not to mention we are having to go behind them and make even more repairs! More cracks in wall and our mason-bricked fire place has also been damaged so we cannot even use it. I had JES come out and they essentially just pointed out more things they wanted to charge us for, and basically denied that the fireplace damage was even caused by them. It appears as though they did a shoddy, band-aid repair under our house and nothing has truly resolved. We are using our life-savings to make all these repairs, it is very frustrating. On 8/18/23, based on JES's evaluation that my home would need the foundation repaired, I signed a contract to have my foundation redone, a dehumidifier and sump pump installed, and a building permit obtained for *****, at a total cost of **********. I was additionally told I'd need to have an electrical outlet installed. The specialist urged me to find an electrician on my own to install the outlets to circumvent the high costs associated with having it done by JES themselves. I found a contractor, to whom I paid **** to install the outlets.
I signed up for financing with them for the full amount of **********. I started making payments on October 30, 2023, towards the permit. My payments totaled **** by end of December.
As the day for the work drew near, I called JES to have someone (who would be doing the actual work) come and look at the basement. Their engineer came, only to tell me that the way my house was built, they would not be able to do any foundation repair work. The superintendent came to my house on a following occasion, concurred, and said they would work on seeing if I could get some sort of refund.
I called later to follow up and was told by customer service they would, "Refund the balance minus the ****". They said it was their policy to keep ****. The 'refunded balance' in question is unclear to me. As of now, I have not received any money back.
I spent **** to have an outlet installed (that I do not need), and **** towards a permit that I am being told was not needed.
I do not believe JES has dealt fairly with me. I paid these amounts because of an assessment their specialist made. I spent money for nothing in return, and spent hours of my personal time contacting electricians, and preparing my basement for JES's construction. I believe that I should have some sort of refund/compensation because I would not have signed the contract if I had not been told the work should, and can, be done.Business Response

Worse off after Baker’s! Hired Baker’s to put in a French Perimeter Drain
in my basement. Their work is atrocious – deficient installation, expensive
structural damage and misrepresentations. Trough was improperly cut.
Guttering was disconnected in multiple spots and where it was connected
held together only by duct tape on a corner or top edge. Guttering went up
hill in multiple spots and lacked adequate pump assuming the rest was
workable. Had wall stabilization straps that were tied to the floorline.
Promised that if they were cut that they would be attached to rebar at the
floorline. Nope. Cut many and left the ends loose (voiding warranty), and
instead made holes in the walls and inserted rebar without connecting it to
anything. Installers also damaged a footer and broke a waterpipe. As with
the straps, did nothing to repair the damage. I found it buried under gravel,
coated with toilet ring wax and wrapped in a blue plastic glove.
I consulted several industry experts – when they stopped laughing, they
said the system would have never worked. Water would have just pooled
under the floor. Now I am left with a broken pipe, damaged foundation,
wall straps without a warranty and a useless system and Out close to
******* (including Baker’s non-refundable deposit of more than ******) to
get everything inspected and repaired. Do not use Baker’s!Customer Answer

Today, 12/15/2023, **** **** and a gentleman who identified himself as "****" and as a "Service Manager" came for the agreed purpose of/to "look over the job as it was left." This was confirmed via email earlier one week earlier. I allowed them access to my basement under the mutual understanding that they were going to assess the work done. When I made it clear that we had already had structural engineers come photograph, video, and write reports on the work, Mr. **** become irritated and insisted that this system is designed to have large gaps due to duct tape construction for water to enter into the gutters from the bottom. Mr. **** made a point of mentioning that the holes Baker's put in our CMU block wall (which we had not agreed to) were not done correctly and that concrete/cement was supposed to poured inside before sealing. Clearly inconsistent with the reality of what was done with our CMU block walls, Mr. **** told me that he had performed an internal investigation consulting with all members of the crews which had come to my home and has conducted a refresher training on proper installation techniques. He made a special point to mention that the foreman of the crew has not worked since we stopped work on the basement. We understand this to mean that the investigation yielded improper installation techniques and fraudulent representations about work performed.
When I explained to Mr. **** that our position has been outlined in writing and would be presented to him when he was done inspecting, he instructed **** to disconnect and take equipment connected to the pump. When I asked him and "****" to stop, they laughed and said "well if we're done here and you're not going to listen to us, we're taking what we can at this point." I understood this as a threat: "negotiate with us here and now or we will forcibly remove any and all equipment we can salvage at this time." I told both of them that I am calling the police as they had been allowed entry to my home only with the intention to inspect work.
Both gentlemen reluctantly stopped detaching equipment and set down materials they attempted to remove. They slowly exited my home while saying "it's not worth it" as I completed my call with the police. They proceeded to read the letter outlining our complaint on our driveway and asked which police department we had called with the express intent of intercepting the police prior to arrival. **** refused to give his last name to anyone except officers. Approximately 20 minutes later, three Murrysville police officers arrived and confirmed that this is a civil dispute and that no equipment/goods would be removed from my property without my permission. Furthermore, the police officers mentioned that a record of the interaction (police report) will be obtainable. Upon their inspection, they concluded that the work was shoddy, not of "good/and workmanlike manner" and asked to confirm the name of the company which did the work so as to prevent similar circumstances in their own homes in the future.
My understanding is that the police officers asked Mr. **** and **** to leave my property after confirming the condition of the basement. When my wife returned, partly due to strong feelings of apprehension and fear for my safety, Mark and **** had left.
