1 starDO NOT RENT FROM!!!This organization's business license is currently SUSPENDED as of 22 Dec 2022. I had a billing dispute with them that I notified them of, in writing, on 12 Aug 2022. To date, no response from the company to that dispute letter. They did send me two "settlement offers" at a 10% discount on the $550 cleaning fee they wrongly charged me. "Doing me a favor," they said.I've already contacted the State AG, because those "settlement offers" are illegal attempts at collecting a disputed charge. And, as two billing cycles have lapsed with no response, well, I kind of have the upper hand. In fact, they are now five months delinquent on refunding the $4,000 they charged us to move out early, despite their organization's fault at the move-out. FYI, I contacted the billing office, the company CEO, the company COO, the company CFO, and the company corporate counsel, on 12 Aug 2022, February 2023, and again today, 16 Mar 2023.. So, they are obviously ignoring me, just as they will ignore you. Because YOU are not a valued tenant; YOU are a rube!Review fromStone C

1 starWe are needing to break our lease at *************************. Due to the neighbors sky high electricity bill, we went to the leasing office to see if she could transfer into our unit and simply release us from our lease. She even said that she would pay two extra months at her current unit to cover the 60 day notice, but she wanted to move ASAP. This sends like a win-win for ALL parties, even the apartment complex. We were told that corporate denied this request. We have attempted to verify this with the company, but have yet to receive a call or email back. Additionally, when touring the property, we were told that cars would be allowed to park sideways behind the garages. That was the sole purpose we chose these apartments. Fast forward, and now notices were coming out saying that is no longer allowed per the Fire ******** due to being a fire lane. However, legally, if the car fits on the building side of the fire lane, and doesnt cross the red line, then it is a valid parking spot. Another possible lie. This has been nothing but a major headache. The apartments are nice, but if life comes up, there is no ***** shown from the leasing office. Truly sad that theyre willing to run their reputation for some extra cash flow. Both tenants simply want to continue to be able to provide their numerous ******** connections with glowing praise and reviews of this apartment complex. However, it seems like the only feedback we will be able to give is words of warning to stay away. All we are asking for is a simple solution to our problem, but were met with complete resistance and possible lies, which cant be confirmed since no one from corporate will respond to us.Review fromSharon D

1 starUnfair housing practices as after completing the rental application, they changed the monthly rent $200 & furthermore werent offering the one month free as per applying for the unit.The Property Manager is extremely difficult to work with and very unprofessional ie will yell loudly & snarky every time you speak with him as so ate his staff, especially one of the woman working ******* experience overall has been horrific and seems to be a pattern with other property managed Apt. complexes in *******, ** with ******************** being amongst the worst ever dealing with in trying to rent any unit theirCompletely a very disappointed and shady practices etc etcReview fromLynne H

1 starI live at ***************. Since it has been taken over by Ave 5 it has been a HUGE disaster, tenants are treated very poorly. The list of complaints seem to grow by the minute. Office staff is THE WORST at customer service. The maintenance is not proficient. Lights down, mailboxes broken, hot tubs not working, gym not finished, fountains look hideous, ground are filthy, parking lot pitch black due to lights out, work orders not fulfilled, unfair rent hikes. Rent goes up suspiciously, no right for the holiday day / 2 day rent grace ****** !This was once a beautiful community Sky ****** had THE BEST team! We had palm trees lit, food truck every week, partys for holidays, giveaways and a pair of WONDERFUL managers who cared about the property and tenants. ******** and **** made this a home while maintaining a upright name for the property owners Im sad that Ave 5 has taken over. Not only are they unsatisfactory but they hire unsatisfactory, unprofessional, rude people that run a muck and make their Ave 5 name BAD ! This property is no longer safe , clean or in working order. Ive been here for years and made this my home. All it takes to rectify these tenant/ property issues is to prioritize your list of immediate fixes with property and tenants. Reach out individually , apologize for the problems , then focus on fixing issues. Hire competent friendly office staff who know . Answer your calls , and MASS TEXT your tenants to make them aware of any problems, since the chances of seeing a text is greater than seeing a email. Help us to make this property and management successful and not the failure it has been since you took over. Two stars are better than the 0 its been getting.Review fromPat R

1 starIt's falling apart since Avenue 5 took over. This is NOT luxury living as they claim; it is NOTHING like the pictures, not even close. Constant turnover of staff, I think we are now on the 4th manager, & no one I know has met or spoken to her, nor does she or Avenue 5 return emails. The only people you can find in the office are temps that can "take a message" & say "I don't know". They rarely answer the phone but you can't blame a temp that has no power to do anything. All the old maintenance personnel are gone & good luck getting anything repaired in a timely manner. Our exterior door handle fell off (yes, the only way to access our apartment!); we were able to put it on but it is quite loose & needs repair/replacement & they have yet to come repair it. We must carry an ***** wrench with us every single time we leave our apartment so we don't risk being locked out. There were no working hot tubs for 5 months, now one may be working. No heated back pool, it's been closed "for repairs" since October & no repairs have begun. Most amenities are completely unavailable (gym, community room, ********* machine, business center); everything is in a state of repair/refurb for months on end. ************************** don't get repaired in a timely **************** have to drive 9 miles because the **** cannot deliver. Dogs run loose unleashed & many owners don't pick up after their dogs, f**** everywhere, management knows this & does nothing except put out the occasional email. The dog park is useless because its overwatered & has been a soggy muddy mess for months on end. Lights were replaced but the electrical issues weren't fixed so there are lights that still don't work. At one point they hadn't mowed the grass for 8 weeks. They won't offer concessions to current tenants even though the complex is in a state of disrepair. 1 starIronically, my spellcheck corrected Residential to Resident-evil across the remainder of my document, which I think you will find more accurate. The notoriety I have is the notoriety Aye5 Resident-evil ******************* gave to me. Well, clearly this resulted in a monstrous failure!What is most bizarre about the unfolding of this RENTER EMERGENCY DRAMA is that I have never been able to meet with any of the executive managers. ********* Resident-evil ever admit why? I believe the public deserves to know the truth. Aye5 Resident-evil continues to reward how many people and companies with tax-free cash for illegal favors? Aye5 Resident-evil ******************* has never paid me a single thing, I checked twice. They did, however, make arrangements with hotels to push me onto the sidewalks without notice to intimidate, harass, and discriminate from the comfort of a vehicle. How many other harmless pedestrians do they threaten from behind a steering wheel?! I offered to meet with **** Resident-evil ******************* earlier this month, yet they refused. Would it be because they are just not sensible enough to appreciate civil discourse when the opportunity presents itself? It does not seem to be a rational decision for any company receiving tenant deposit checks to instruct security personnel to prohibit them from entering the building and then fail to send a respectable follow-up.Review fromNatasha S

1 starAvenue 5 had taken over ***************** property in 2019. I have been at this property since June 15, 2018. Since they have taken over this property has gone downhill and rent has tripled and the leasing office staff are incompetent, rude, and have no customer service skills whatsoever. I just recently had a stay in the hospital due to an unexpected illness and I paid my rent the way I have been paying by cashiers check since 2018. While in the hospital the leasing office contacts me and tells me that I never paid my rent and gave me notice to pay or evict property. I told them that I made the payment by cashiers check and they proceeded to tell me that I cant pay with a cashiers check, they dont accept those anymore, and I asked what happened with my check, they said they never received it. A few days later they contacted me while Im in ICU and told me they accidentally shredded my check. That I didnt make the payment they would evict me. Once I was discharged from the hospital, I had to go to my back and go over what happened and wait for the funds to be put back into my account to get another cashiers check and pay the rent even though this was on the leasing staff, the following month they sent me a statement saying that I owe them over $6300 in rent which was not true. I looked over my lease and it clearly states that I can pay by cashiers check, check, or money order. The place that use to love living I hate it more now than ever! They have turned certain sections in the complex into low income, and a few neighbors and myself found the article about this and asked about this and they refuse to answer questions, a callback, or anything. So Im paying triple of what someone who is low income is paying but I have to make up the difference for them which I dont think is fair. All the activities that the complex use to have they dont offer, outside of car wash on Saturdays and that is it! Nothing for the residents. The police now stay in the coming,Review fromPaige C

1 starThese apartments are now called The ****** apartments due to a new management taken over it used to be called the falls. These apartments discriminate they also commit fraud and sign things without residence knowing they're also asking people to vacate after changing the prices on the rent for those who are also on Housing and low income. These apartments were originally low income based going off of your income now they're demanding payments over $1000 for one and two bedroom apartments there's also trash all over the property and rats from them not cleaning up the property the office is closed for weeks at a time the phone lines are not open and the voicemail is full no one ever calls back he started a petition against his property and I will go as far as going to court to get it resolved. A lot of the maintenance people quit while having work orders and they move people inside of units that are not ready or cleaned they lie and destroy inventory list I have witnesses that have signed my petition and I also have support. My daughter bedroom window has been broken for an entire year and I have found bullet shells outside my window I have a video of that they will not fix anything it has become a safety hazard a pipe has busted in the property and have flooded different units bedroom floors with water
