1 starThis is by far the worst apartment management company I have ever had to deal with. They are totally non-responsive to calls or emails and I have no choice but to just deal with my situation at my complex. At this point, I am just going to reach out to the city housing department because I am still waiting on repairs that date back to a Nov ************************************************* about. I would avoid any Ave5 complex and just not give them your hard-earned money, you will just waste it with them.Review fromMyja L

1 starI live at ************************* and have been dealing with flooding for over a month. On December 4th my master bedroom and bathroom flooding from a leak somewhere upstairs or on the roof. They placed equipment to dry out the walls without opening up the walls and did not check upstairs to find the source of the leak. Two weeks later they finally opened some of the walls and stated it was still wet. two more weeks and they came to tear out the vanity, stated it was still wet. They finally removed equipment on 12/26 and stated that the rebuild would happen on 1/2 - 1/4. On 12/28, it rained again so they sent a different company out who was wondering what happened. I told them it had been like that for a month. It took another week and a half to dry out. They sent a contractor to put everything back together, the contractor out the vanity back together wrong leaving huge gaps, cutting unnecessary holes inside the vanity and the countertop didn't sit on the base. They sent them back out, they stated that the countertop was already that way and proceeding to caulk everything getting caulk all over the floor. I now have over a $300 electric bill, a vanity countertop that is severely slanted. I have had to miss work for days at a time and had to sleep on my couch for over a month. The company stated that if I owned, I would have to find other accommodations and pay for repairs myself so they couldn't offer any rent credit especially since I have another bathroom and bedroom. All this over Christmas break with my autistic son. The office staff are rude and condescending and all of this because THEY failed to provide timely repairs to my place. I've been here for five years and never had problems like this until this company took over. For $2000 a month, this is awful!Review fromTereza S

1 starJust a horrible company - unorganized, irresponsible, rude, and with no work values. My phone calls to the main customer service number were not returned after I left multiple voicemails & trying to file a complaint (we are talking months).I am a former resident of *******, and *************************** (who was at that time a property manager) was rude to me via ************* when I wanted more information relating our balance (since we were moving out & they messed up) - by the way, English is my second language which is obvious after I speak one sentence. When asking for explanation, all she sent was a ledger without any answer. We paid all we had to so our balance is clear - well, they did not cash out the money order we gave ********* ended up being put out for collections! How embarrassing for us who have credit score over 800 our whole lives (it was resolved lately but it took hours on phone). I got to get a contact from ******************************* who is the regional manager & who made a promise to work with me. She stopped responding to emails while issues with outstanding funds owed by the property to us were still not resolved. She ignored me asking for her supervisor's / accountant contact info - I asked 3 times with no response. You would hope that if their property management will not do work properly, at least the regional management will handle things in responsible, quick, and respectful way. Cherry on a top is, that even the main customer service number for ********************** was not picking up or, God forbid, respond to voicemail with asking to call people back. This is the absolute worse property management - I am surprised there is still no group lawsuit. PS: As of now, it has been 3 months after we moved out and we are still waiting for our money (luckily, there is new property manager and assistant for ******* who promised that we will receive our money in next few days). Please, save yourself the trouble and your time - DO NOT RENT APARTMENTS MANAGED BY THIS COMPANY!Review fromLeslie D

1 starI would give this management company NEGATIVE stars if possible. They took over ************* property in **********. We had issues with move out charges and was instructed to talk with their billing department. *************************** and ***** in the billing department were both very rude, interrupting me, talking over me, and changing the facts that were being discussed. ****** left a voicemail for the office on my daughters phone in error that was unethical giving the office instructions on how to charge more money. It is important to check to see who the management company is for any apartment you lease because this is ultimately who controls your lease. Make sure you are leasing from a company that is reputable and has good ratings. This one does not!!!Review fromSara P

1 starDo not rent at ***************. Here is a little summary of the **** we have had to deal with since day one. I was a resident with the old management company for 6 years. When Avenue5 came in, they showed us their newly updated unit and we were ecstatic to move into a new/bigger unit when our lease ended. Upon move in day, we were told that the apartment was perfect and that we were going to be so excited. We walked in and the flooring was bubbling and the linoleum was cut in such a terrible way that you could see where it was coming up. Our cabinets were terrible crooked and our master bathroom door would NOT close. There were baseboards missing underneath the cabinets and a HUGE hole in the cabinets underneath the sink which invited our fair share of cockroaches. Our dishwasher leaked all over the floor to where it was dripping down to the unit beneath us. Long story short... the place was a mess. Fast forward to today... we have had our flooring replaced THREE times, our cabinets FINALLY fixed after asking for it 10x times from 3 different property managers (staffing changes every month!), our dryer has been broken for over a month and we are being asked to use a unit across the complex to do our laundry. Their excuses for not replacing our dryer? Apparently our complex hasn't paid their bills in over 8 months - therefore they can't afford new appliances and somehow that is OUR PROBLEM? So why should we pay rent when the management company gets to pocket all of our money for us to live in a crappy apartment? Please please learn from us and all of these other ****** off residents and do not rent from Avenue5. I truly hope they go down and pay for the way they have treated all of these people. 1 starWish I could leave "0" stars. Low rent move-in cost, $1800.- per month for a one bdr. After 2.5 years my rent climbed to $2800.- for the same apartment with 12 month leases. I was told parking and rent will be raised again. I decided to pay the penalty and move out. I was charged carpet cleaning and apartment cleaning cost that were not on the original lease agreement. I was not informed of these charges until 2 weeks after I have moved out. I have left the apartment spotless. I was charged 2 extra days even though I moved out 2 days prior the date I broke the lease. Mind you that I followed the 30 days required notice. It's been 2 months since I have moved out and I am still chasing the apartment manager and the main office billing department folks so I can clear this up and be done with it.This company has no values, training, dignity, ... it's a kinder garden.Review fromJohnnie T

1 starHello, so this property is so nice to "look at", but not necessarily live at. When you move in everyone is so nice, however, the first issue you may have, to resolve it is not a simple task. It seems as though when you have an issue, "how dare you have one of those". then even when you stay and complete your lease and have your apartment professionally cleaned they still find a way to get more money out of you. Example, our lease was up November 5th, we were told around the 9th of our final move-out fees (lease, last 5 days, utilities (last 2 months) (how and why thats allowed, no idea), so we were told $526.64, why when I called billing, this not so nice person, after being rude and disrespectful proceeded to tell me my balance was over $700, if anything it should have been $250 less, not added too. And companies wonder why they have to run specials to get new tenants. I never do business with companies who treat people as a number instead of a person, so it's safe to say that I will never refer anyone there, nor will I ever in the foreseeable future use this company again, nor will anyone I know ever receive a referral to this property or any property managed by Avenue5. I never do business asking to be lied to, treated completely wrong, and above all, being called a liar. I have never seen a corporate office through the property managers under the bus, blaming them for the corporate shortcomings. This company will definitely remember, who we are and and what they didn't do, but more importantly, how we were treated. If your company has a problem with people of color, you should probably have a sign that reads "white only".Review fromjennifer t.

1 starI just moved of my apartment. It was myself, my daughter, and a roommate. The apartment I moved into was one of the apartments that was not remodeled so it had basic lived in conditions (old oven, washer, dryer, etc). When I got the move in checklist it all seemed pretty ordinary compared to other places I rented and Ive always got back my full deposit from EVERY place Ive rented, and Im 52 so I rented quite a few places in my lifetime. So unfortunately I didnt take before pics. I moved out and they kept my entire deposit AND charged me a heavy duty cleaning fee when I cleaned that apartment SPOTLESS and still have blisters on my hands from making sure everything was so clean. I even got down on my hands and knees and washed every base board in that apartment! They even charged me for new burner drip pans when I just bought them brand new from ******* and put them in the night I moved out! The only thing they should be charging me for is the carpets because my roommate and my daughters boyfriend damaged the carpets with their work boots and spilling drinks and food. That I can understand. And of course they have no pictures of what the place looked like prior to me moving in! A couple of the sliding glass door blinds were even taped up with packing tape! The floors stunk so bad I had ti have them come in a do an enzyme treatment. Ive never had this happen to me in my life. I feel so completely wronged. And what can I do????? Except hire a lawyer which will cost even more money. My credit is prefect, so my only choice is to pay the extra cost they are charging me beyond my $2000 deposit! 1 starThis company systematically hold deposits for a longer time and avoid returning calls to frustrate customers. Further, they charge you extra and add unnecessary moving-out costs and do not allow you to dispute those charges. Their representative gave me a call, shouting at me that I can hire an attorney if I do not like the charges. They know, no one is going to hire an attorney for $250 and that is how they manage to get the money by using the fear of people from having their credit score going down. Their customer review score here and on ****** reviews is the perfect depiction of what kind of business they are. I think BBB should act and stop them.Review fromBryan M.

1 starThe company allowed Identity Theft which destroyed my credit for 3 months. ******************** allowed a couple that used a fake ID, to rent a townhome under my name. They did not run the credit to verify them or I would have been notified by LifeLock. 8 months later, my credit dropped 164 points overnight for a collections agency trying to collect. IT is 3 months later and I still don't have my credit updated. I asked Horizon many times to help me out, but they refused to help and wouldn't admit nor help to make sure that the fraudsters would stop doing it. I have people with a fake ID that can do the same thing, maybe even go back to Horizon. No idea why Horizon would let them rent a place without running credit. We have to assume that Horizon was aware from the beginning. This is my first of many complaints. Don't let this happen to you. Total nightmare for 90 days and still going.
