      Messed up my credit living in these apartments saying i owe them money how when i got my deposit back because I left on a good note and now i can never for the past 2yrs get anyone one the phone or to return my call they **** baf

      RAMPANT THEFT, RACIST NEIGHBORS and NO HELP. AWFUL place to live, dishonest management they have changed SEVERAL office managers the last one was shady and a thief you never know who will be there, they have a person that is just contracted and doesn't know s*** there on the weekends that can't even get into the system or help with ANYTHING it's useless having him there they did not train him or give him access to do what he needs to help residents on weekends even though they say they are open. theft on the property is RAMPANT and they are beyond negligent and have not installed cameras like they said they would months ago, the gate is never in proper working order and they advertise that as a selling point but never got it fixed it's been broken for over 4 months and left open all night giving way to thieves breaking into cars numerous times, cars getting stolen including my own this weekend, no help , i have a restraining order against a violent racist neighbor that did nothing about it just shrugged me off and lied and moved on DO NOT LIVE HERE they DO NOT CARE about residents safety or transparency

      I am a homeless working class person seeking housing at this residence to be closer to my work only to find out after paying $175 of my hard earn wages for application that I don't qualify for housing. And they won't return my money, like I have money just to give away and remain homeless. I want and need my money back for help with rent.

      I had to move from my apartment, as I could not find work that would accommodate to my schedule, as I an a single mom of four. I finished my lease and moved out owing back rent, I finally got in contact with a woman called *****, after weeks of trying, to set up a payment plan. I told her I needed proof of this payment plan as I am on section 8 and cannot might into a unit while owing back rent. She told me the only proof I would get is an email. So I waited all day with my email open constantly refreshing it. The email never came. The next day I called back and no answer the day after I called back someone picked up transferred me to ***** and ***** said that the email showed it was delivered and it was open to 2:25 p.m. and I was trying to have her verify my email I told her I did not receive my email I waited all day for it and I was a thousand percent sure I did not get it. She was arguing with me about my email and I asked her why she was giving me attitude, she proceeded to yell at me and hang up on me. My payment is supposed to come out of my account on the third of every month, it has still not been taken from my account. Have stillnever revived email verifying the payment plan either. Terrible!

      Since Ave5 took over ********, the issues are endless. Rats, poor maintenance, horribly rude staff, trash everywhere, not to mention the seemingly arbitrary rent increases. I spoke with a few neighbors, some had their rents increased by as little as $20 a month, mine was increasing $800 for a 1bed/1bath. One neighbor had their 2bed/2bath rent go up only $200. Seems they decide your rent increase based on whether they like you or not?The real problems started when I moved out. I scheduled a move out walk through, or tried to - I was told someone would contact me to set it up. My move out date was fast approaching, so I called to see what the deal was. I was again told someone would contact me. On move out day, I still had not heard from anyone. So, I moved out and turned in my keys. After I moved out, I was waiting to see what they would do with my deposit, and I was unfortunately not surprised.I have been trying to deal with a deposit refund issue with these guys since 9/6/2022. I got an invoice from them saying I owed over $300 when I was expecting at least $500 retuendd to me. When I looked at the invoice, it doesnt say what the additional charges are for, or why I was being charged at all. I contacted their billing department and was told my prorated rent for August was not received. I sent a copy of the cancelled check to them that day. On 9/15 I received a call from their billing department telling me that my rent was 'accidentally' applied to the current tenant of my unit. The billing **** told me it should not have been set to them, and that I would have to contact the leasing office of ******** directly. Having lived there for over 1.5 years, I knew the office staff, and had no desire to interact with them. So, I sent an email to Ave5. I got a call from someone at ******** a couple of hours later, and was told they were working on it. Its been 2 weeks, and I still have not heard back from them. Beware of this company!

      I have an absolute distain for this management company. Especially here at Lookout ridge. Theyre charging us for amenities that they arent fixing. Our dryer has been broken the whole time weve lived here and the toilet in the second room was broken. Weve also had to pay full price for this place when we only have one spot when we should have a garage too. Parking is terrible. At ******** (same management), I couldnt pay in person because no one was in the office anymore so i HAD to pay the online service fee, which was not part of my initial budgeting. Neighbors were horrible. Overall, never renting again with Avenue 5.

      Appears that the treatment with ongoing management styles are still very much influenced. People in charge and providing customer service to residents should always take the upper stand in problem resolution. Instead the unprofessionalism that has happened over time and for a manager to say they dont have time to talk about concerns is beyond me. When it comes to setting rules it has been seen that some persons of management will take there own accordance to enforcing something that isnt even in the lease agreement nor documented in a email to why a rule is being enforced. One of the worst office management staff I have had over the years of renting.

      I feel its unfair for a buyer to try to get qualified in these parks (Sage park) because of the social security benefits, but more likely the lazieness of the mangement of the people who work there.People have lots of money in the bank and they still wont allow them to retire and enjoy the rest of their lives there!

      In regards to The Landing at **********. Property manager **************** called to get an updated quote on an apartment. Spoke with property manager, *******. She quoted me 1300-1400. I put in an application same day. The next day I visit the property and they let me know rent is now **** and I was still approved. I stated this is not what I was quoted and the staff said manager will look into it. Almost a week went by with me calling daily. No response. I visit today to finally get answers and they are reluctant to refund any app fees due to me being approved. I applied for an apartment with for around $1400 and the rent was increased to $****+ . I understand people make mistakes and things can be mid-quoted. But as a reputable business, you make things right. I do not expect nor did I ask to have rent lowered to what I was originally quote. I simply request a refund as I was given a false price. I am reaching out to corporate due to the fact the property manager has refused to speak with me and defers to her subordinates. She even stated she didnt have time to speak with me on Friday because she had a headacheIf needed, I have recordings of a few phone calls.

      If you want to get something accomplished at the office, do NOT speak with *************************. ***** treats residents like her personal therapist, and will use your valuable, irreplaceable time as her therapy hour if you step into her office (no pun intended). ***** will burden you, traumatize you and/or re-traumatize you with stories of how her babys daddy beat on her, beat on her while she was pregnant, the heart attack, etc. Its extremely unprofessional, and unkind as a person to dump all of this on residents, especially when theyre coming in to take care of business. ***** has no regard or consideration for how you are feeling, what you are going through, what you have been through because she will not take the time to ask or care. She is going to unload some extremely heavy c*** that will have you leaving that office experiencing negative feelings like sadness, anger, fear, and even PTSD symptoms due to being re-traumatized if you have experienced anything similar to what she has. I do not understand why ***** treats residents like her therapist instead of actually seeing one, but good luck and much spiritual protection to anyone who shares space and/or conversation with that one.
